$5.7M penthouse sale sets new record in Jersey City

Jersey City has a new most expensive condo. A four-bedroom, four-and-a-half-bath penthouse at 75 Park Lane closed for $5,700,000, Strategic Capital, the developer of the high-rise, announced on Tuesday. This sale takes the title from the previous record-holder in the city, 99 Hudson Street, where a penthouse sold for $4,438,500 last October.

Queens is getting its own Flatiron Building lookalike in Long Island City. Designed by Fogarty Finger, The Nova is a 24-story mixed-use high-rise located on a triangular plot of land, giving way to a curved structure that evokes the Manhattan landmark. Slated to open in September, the luxury tower has 86 condominium units and ground-floor retail.

Sales launched this week at a new luxury condo building in the Flatiron District that utilizes biophilic design principles. Designed by COOKFOX Architects, Flatiron House, located at 39 West 23rd Street, incorporates nature into its appearance, including planted and irrigated Juliet balconies and a lush central garden. Developed by Anbau Development, Flatiron House contains 44 total residences, priced between $1.98 million and $13 million.

$850M South Street Seaport project gets final approval

The Howard Hughes Corporation last week got the official go-ahead from the city to build a mixed-use tower on a parking lot in the South Street Seaport. Originally proposed as a 1,000-foot-tall tower, the plan for 250 Water Street has changed many times over the last few years due to feedback from community groups and local officials, with the final result being a 324-foot-tall tower with roughly 270 apartments. The $850 million project is expected to break ground this year following remediation of the site.

Downtown Brooklyn, New Developments, Prospect Heights

The Brodsky Organization and Greenland USA on Tuesday announced the beginning of leasing for Brooklyn Crossing, the latest, and currently tallest, addition to Prospect Height’s 22-acre development Pacific Park. Located at 18 Sixth Avenue between Atlantic Avenue and Pacific Street, the 51-story residential tower offers 858 mixed-income units, ranging from studios to one-to-three bedroom apartments, with 258 of the units to be designated as affordable for middle-income earners. Occupancy is expected this month.

The city’s Department of Housing Preservation and Development last week announced their plan for the construction of a 100 percent affordable homeownership development in Bed-Stuy as part of the Bedford-Stuyvesant Housing Plan. HPD, along with Almat Urban and the Bedford-Stuyvesant Restoration Corporation, will work to develop the Norma, an 11-story mixed-use development that will bring 44 homeownership opportunities to first-time home buyers. Located on Fulton Street and Howard Avenue, The Norma will offer a mix of condo-style units ranging from one to three bedrooms designated for those with low to moderate household incomes.

Two massive high-rise towers with over 1,000 apartments and a resilient waterfront public park are officially coming to Williamsburg. The New York City Council last week voted to approve River Ring, a development planned for River Street between North 1st and North 3rd Streets on the Brooklyn waterfront. Developed by Two Trees Management, the project includes two mixed-use buildings designed by Bjarke Ingels Group that will hold 1,050 units of housing, with 263 of them priced below market rate, as well as a new YMCA and public park. Construction is expected to begin in 2024.

After more than 40 years of planning, the construction of  New York City’s first net-zero community is moving forward. L+M Development Partners, the Bluestone Organization, and Triangle Equities have agreed on $30.3 million in financing, signaling the beginning of phase one of Arverne East, a sustainability-focused, mixed-use development project in Far Rockaway. The project will bring 1,650 new units of housing, with 80 percent of them affordable, to a 116-acre oceanfront site that has been vacant for more than four decades.

The New York City Council voted on Wednesday to allow the proposed development at the site currently occupied by the Grand Hyatt Hotel at 175 Park Avenue. New Greater East Midtown zoning rules permit developers to construct supersized towers if they are accompanied by hefty contributions to transit and public amenities. In addition to the construction of a 2.1-million-square-foot, 1,575-foot-high building with retail and office space, a new 500-room hotel, a sky lobby, a lounge, and a restaurant, the site will include 25,000 square feet of elevated, publicly accessible terraces that will host cultural and arts events. The project also promises to bring hundreds of millions of dollars in transit improvements.

Get a first look inside the tallest tower in Brooklyn

After officially becoming Brooklyn’s tallest building in October, the Brooklyn Tower is now showing off its sumptuous interiors. When the 1,066-foot-tall tower, the first and only supertall in the borough, opens at 9 DeKalb Avenue next year, there will be 550 total residences, with 150 condos for sales and 400 rentals. New images provide a sneak peek of the interiors designed by Gachot Studio, which was able to manipulate the tower’s unique hexagonal shape for sweeping incomparable city views.
