New York will test new thermal tech that cools down NYC subway platforms

Mayor Zohran Mamdani and state officials this week announced plans to cool New York City subway platforms that turn into saunas during the summer. The mayor, Gov. Kathy Hochul, and the Metropolitan Transportation Authority are teaming up to study thermal energy networks (TENs) at the Brooklyn Bridge-City Hall and Chamber Street complex, among the city's hottest subway platforms. The technology, the first in the nation installed in a transit system, involves capturing, storing, and recycling the excess heat to surrounding buildings in the winter. The TENs study will be part of a thorough renovation of the Chambers Street station, one of the city's oldest.

World Trade Center Oculus to host 10 days of events for 10th anniversary

The World Trade Center Oculus will mark its 10th anniversary next month with 10 straight days of celebrations honoring the architectural landmark. Running from Friday, August 7 through Monday, August 17, festivities at the Lower Manhattan transit hub will include the unveiling of a new floral sculpture, giveaways, live music, artwork created on-site, and other free offerings open to the public. The event series kicks off with an exclusive rededication ceremony and the unveiling of the 10-foot “TEN IN BLOOM” floral installation, designed by world-renowned floral design company Fleurs de Villes.

American Express breaks ground on 55-story headquarters at 2 World Trade Center

American Express on Thursday broke ground on a new global headquarters at 2 World Trade Center, the final commerical tower of the Lower Manhattan campus. Developed by Silverstein Properties and designed by Foster+Partners, the tower at 200 Greenwich Street measures roughly 2 million square feet across 55 floors, with enough space for 10,000 American Express employees. Completion is scheduled for 2031.

After a half-century drought, the New York Knicks have finally brought an NBA championship back to the five boroughs. To celebrate, as is tradition in New York City, a ticker-tape parade will be held for the team on Thursday, the first time in franchise history. The parade will take place at 10 a.m. on June 18 along the Canyon of Heroes in Lower Manhattan and end outside City Hall, where Mayor Zohran Mamdani will present the team with keys to the city.

Located at 222 Broadway, the 32-story tower, formerly home to tenants including Bank of America, Santander, and American Express, has been transformed by GFP Development and architect CetraRuddy into "Wrey," a residential tower with 788 units and a five-floor amenities club. Prices range from $4,588/month for studios with home offices to $12,088/month for three-bedroom units.

New sculpture in FiDi honors ‘Little Syria,’ NYC’s first Arabic-speaking community

A new public art installation in Lower Manhattan pays tribute to "Little Syria," New York City’s first Arabic-speaking community, which was displaced in the 1940s when the area was largely demolished to make way for the Brooklyn-Battery Tunnel. On Thursday, the city’s Parks Department unveiled “Al Qalam: Poets in the Park” by artist Sara Ouhaddou at Elizabeth H. Berger Plaza in the Financial District. The piece honors the once-thriving neighborhood, which from the 1880s to the 1940s was home to a vibrant community of influential poets and writers. Ouhaddou reflects on that legacy through abstract calligraphy inspired by Islamic architecture, with the names of nine notable authors inscribed on the sculpture’s surface.

Rest hub for NYC delivery workers unveiled in City Hall Park

A former newsstand in City Hall Park is now a rest stop for New York City delivery workers. The city's first "deliverista hub" was unveiled at 249 Broadway on Tuesday, offering some of the city's 80,000 delivery workers a place to rest inside, safely charge e-bike batteries, and access other resources (except, notably, a bathroom). The $1 million worker-designed hub, the first in the country, will be staffed by the Worker's Justice Project five days a week.

FiDi office tower to become 796-unit residential building

RXR Realty secured a $420 million construction loan last week for an office-to-residential conversion that will transform a century-old Financial District office tower into 796 new homes. Affiliates of Apollo Global Management provided the financing to convert the 32-story 61 Broadway, with construction expected to begin later this month and the first residents projected to move in during the first half of 2028, according to Crain's. Roughly 200 of the apartments will be set aside for households earning 80 percent of the area median income (AMI).

Here’s how to tour the abandoned City Hall subway station

You don't have to be the mayor to tour the abandoned City Hall subway station, but you do have to be a member of the New York Transit Museum. After Mayor Zohran Mamdani's midnight swearing-in at the old subway station in Lower Manhattan gave New Yorkers a peek at the historic underground space this week, the museum announced tickets will go on sale January 14 for upcoming tours, which are the only way to see the City Hall's grand interiors (if you're not the mayor). The landmarked station, the showpiece of the city's first subway ride and which has been decommissioned since the 1940s, is known for its ornate vaulted Guastavino-tiled ceilings, chandeliers, and skylights hidden beneath the city streets.

The Metropolitan Transportation Authority is selling over 300,000 square feet of landmarked air rights in Lower Manhattan. As first reported by The Real Deal, the MTA issued a request for proposals (RFP) on Friday seeking a buyer for up to 350,000 square feet of air rights tied to the Fulton Center and the neighboring Corbin Building. Buyers must acquire the rights either through City Planning Commission certification or a zoning lot merger with an adjacent property.

New York City has chosen a developer to turn an outdated Financial District government building into thousands of new apartments. Mayor Eric Adams on Monday announced that GFP Real Estate will redevelop the nine-story 100 Gold Street into a mixed-use development with 3,700 new homes, including 25 percent permanently affordable units, and a new senior center. The total number of housing units at the site increased substantially from the original 1,000+ apartments announced in March.

Plans were filed this week for another office-to-residential conversion in the Financial District. GFP Real Estate on Wednesday filed a permit application to convert the 20-story building at 40 Exchange Place into a mixed-use development with 382 apartments and retail space, as first reported by The Real Deal. The project is GFP’s latest conversion effort, following a $288 million construction loan secured in January for a similar project at 222 Broadway.

The first Subway Series of the season kicks off on Friday, with the Yankees and Mets facing off as part of Major League Baseball's inaugural "Rivalry Weekend." In a decade-long story with elusive British graffiti artist Banksy at its heart, an upcoming Guernsey's auction on May 21 will bring a 7,500-pound chunk of a Red Hook, Brooklyn warehouse to The Winter Garden at Brookfield Place. An outer wall of the warehouse in question was the site of a warehouse-wall-sized work created by Banksy in 2013, titled "Battle to Survive a Broken Heart," consisting of a bandaged red heart-shaped balloon. The painting bears the distinction of being the only one of his works that the artist has gone back to retouch after its completion.

A New York City bar that had a role in the Revolutionary War is celebrating the 250th anniversary of the United States with a special exhibition. This spring, the Fraunces Tavern Museum will open "Path to Liberty: The Emergence of a Nation," a chronological, multi-year installation exploring the historic events that took place at the tavern and in New York throughout the American Revolution. Opening on April 22, the exhibit will also showcase the tavern’s role in history, from hosting the Sons of Liberty to serving as the site of trials that led to the emancipation of thousands of Black Loyalists.

A fish sculpture by Frank Gehry now hangs in the lobby of 3 World Trade Center

A new sculpture by famed modernist architect Frank Gehry is now on display in New York City. Silverstein Properties on Thursday unveiled "Untitled (Fish on Fire, Greenwich Street) 2024," a 20-foot by 7-foot copper fish sculpture suspended in the lobby of 3 World Trade Center. Gehry, known for his creative use of materials and innovative designs found around the world, has used the fish as a motif in his work since the 1980s. The new sculpture is the "largest suspended fish sculpture ever created" by the architect, according to Silverstein.

The largest office-to-residential conversion in the country officially began leasing in the Financial District. The former 1960s office tower at 25 Water Street, once home to JPMorgan Chase and the New York Daily News, is now a luxury apartment building with 1,320 homes and 100,000 square feet of amenities, following a two-year redevelopment designed by CetraRuddy. Dubbed "SoMA," for its location in "South Manhattan," according to a press release, the rental is the first to take advantage of the 467-m tax break, a new incentive for converting offices to residential space.
