The first two rentals at the five-building South Bronx complex La Central officially opened on Wednesday. The mixed-use towers, located at 556 and 600 Bergen Street in the borough's Melrose neighborhood, contain 500 units of housing, a new YMCA, studio space for BronxNet, and a rooftop farm operated by GrowNYC.

As part of the Coney Island Phase I development, an affordable housing lottery launched today for 400 units, available to those earning 30, 40, 50, 60, 100, and 130 percent of the area median income. Located at 2926 West 19th Street, the new development is across the street from the Brooklyn Cyclones at MCU Park and just steps away from the Coney Island Stillwell Avenue Q train station and the historic Coney Island boardwalk and beach. A housing lottery opened on Wednesday for 534 mixed-income apartments at a massive rental in Long Island City. As part of the latest phase of TF Cornerstone's redevelopment of Hunter's Point South, 5203 Center Boulevard is one of two buildings at the site designed by ODA, with SLCE as the architect of record. Qualifying New Yorkers earning 40, 50, 130, and 165 percent of the area median income can apply for the apartments, which range from $537/month studios to $3,065/month two-bedrooms. About 100 of the units will be set aside for senior New Yorkers aged 62 and older.

A housing lottery launched this week for 78 units designated for seniors at a new South Bronx rental. Developed by affordable housing operator Breaking Ground and designed by COOKFOX Architects, the building at 445 East 142nd Street, dubbed the Betances Residence, is located within the Mott Haven neighborhood. Eligible applicants must qualify for Section 8 benefits, with rents for the studio and one-bedroom apartments set at 30 percent of household income.

Not far from Brooklyn's Broadway Junction transit hub, a new building dubbed 50 Penn has launched an affordable housing lottery for 175 apartments, ranging from $354/month studios to $1,993/month three-bedrooms. Located at 2628 Fulton Street, it's in the East New York neighborhood, close to both Atlantic and Jamaica Avenues and a quick walk to Forest Park. The ground floor offers retail space, including a grocery store. The units are open to those earning 30, 40, 50, 60, and 80 percent of the area median income.

A run-down commercial building in Chelsea will be replaced with a 200-unit mixed-income apartment tower. Affordable housing cooperative Penn South announced this week it tapped MAG Partners to redevelop 335 Eighth Avenue as a seven-story residential building with ground-floor commercial space, including a grocery store. The site, located on the corner of West 26th Street and 8th Avenue, is currently home to Gristedes, McDonald's, and a tennis center.

NYC Council votes to boost value of housing vouchers for homeless New Yorkers

Under legislation approved by the New York City Council on Thursday, the value of rental assistance vouchers provided to homeless New Yorkers will increase, a major step in moving people out of shelters into permanent housing. Sponsored by Council Member Stephen Levin, the bill raises the city's rental subsidy, called CityFHEPS, from a maximum of $1,580/month to $2,217/month for a two-bedroom apartment for a family of three. Homeless advocates say this could help thousands more homeless families find permanent housing each year.

Just this week, leasing launched at the splashy new Downtown Brooklyn rental 1 Boerum Place, with units including a $4,385/month one-bedroom and a $6,646/month two-bedroom. But if you earn 130 percent of the median income and are one of the 42 lucky applicants chosen, you can live in this luxury building for a lot less. A middle-income affordable housing lottery opened today and the available apartments range from $2,000/month studios to $3,120/month two-bedrooms. In addition to beautiful homes, the centrally located building offers a high-end amenity package that includes a rooftop terrace (complete with a "stargazing lawn"), an indoor swimming pool, sauna, and automated parking.

The 12-story project at 972 Washington Avenue is located in the Morrisania neighborhood, about a mile east of Yankee Stadium. Qualifying New Yorkers earning 60 percent of the area median income, between $31,406 and $50,160 annually for a one-person household and between $31,406 and $57,300 annually for a two-person household, can apply for the $843/month apartments.

New details and images of an affordable housing development planned for the site of an abandoned hospital in Brooklyn were released earlier this month, ahead of the project's expected public review. During an April 13 meeting, Hudson Companies and St. Nicks Alliance presented Brooklyn Community Board 1 with an updated proposal for Cooper Park Commons, a four-building 100 percent affordable complex that will be built at the long-vacant Greenpoint Hospital site at 288 Jackson Street in East Williamsburg.

In the Manhattan Valley section of the Upper West Side, an affordable housing lottery has just launched for New Yorkers earning 30 or 60 percent of the area median income. The units range from $456/month one-bedrooms to $1,510/month three-bedrooms. The building, known as WSFSSH at West 108, is located at 145 West 108th Street, and it's the first in a two-phase project from the West Side Federation For Senior and Supportive Housing (WSFSSH). When the development was first announced in 2016, it was contested by local residents for the fact that it would replace affordable, city-owned parking garages and a transitional shelter.

The most expensive private development in the Bronx continues to progress. Brookfield Properties announced this month that the final tower at the phase one site of Bankside, a seven-tower waterfront complex in Mott Haven, has topped out. The $950 million mixed-use project takes up two parcels on either side of the Third Avenue Bridge on the Harlem River. Third at Bankside, located at 2401 Third Avenue, has officially topped out and developers have broken ground at Lincoln at Bankside, located at 101 Lincoln Avenue.

Affordable, no-fee luxury rentals in Midtown West

With its rooftop garden and courtyard, luxury residences, and prime Hell's Kitchen location, Gotham West ticks off all the boxes. What makes the four-building complex truly stand out against other amenity-rich developments, other than its proximity to both Hudson River Park and the culinary darlings of the neighborhood, is its affordable housing. When it opened in 2013, Gotham West was the largest affordable project by a private developer at the time, with about 55 percent of the units restricted by income. Today, applications are being accepted for its no-fee rentals, ranging from studios to three-bedrooms, which are designated for middle-income New Yorkers earning up to 135 percent and 165 percent of the area median income (AMI).
