In addition to its residential component, the building offers community facility and social service spaces, a health center, and it is adjacent to the First Presbyterian Church in Jamaica (the oldest continuously serving Presbyterian church in the United States). The available units range from $667/month studios to $2,264/month three-bedrooms and are available to those earning 50, 60, 90, and 120 percent of the area median income.

With its rooftop garden and courtyard, luxury residences, and prime Hell's Kitchen location, Gotham West ticks off all the boxes. What makes the four-building complex truly stand out against other amenity-rich developments, other than its proximity to both Hudson River Park and the culinary darlings of the neighborhood, is its affordable housing. A state lawmaker introduced legislation this week that would allow New York to buy financially distressed commercial buildings and convert them into housing for low-income and homeless New Yorkers. The Housing Our Neighbors with Dignity Act, sponsored by State Sen. Michael Gianaris, includes the purchase and conversion of office buildings and hotels that are up for sale, as the Wall Street Journal first reported. The proposed legislation comes as commercial districts and tourist hubs have yet to recover fully from the impact of the coronavirus and as the housing crisis, particularly in New York City, continues.

Plan for 900-foot tower with 1,325 rentals at 5 World Trade Center moves forward

Plans to build a 900-foot mixed-use tower with 1,325 units of housing at 5 World Trade Center are moving forward. The boards of the Port Authority of New York and New Jersey and the Lower Manhattan Development Corporation voted on Thursday to approve the recommendation of the selection committee for the proposal from Brookfield Properties, Silverstein Properties, Omni New York, and Dabar Development Partners. The site is the former location of the Deutsche Bank building which was damaged in the September 11 terrorist attacks and later demolished. The developer will now enter negotiations for a lease for the residential tower, expected to measure 1.56 million gross square feet.

How Joe Biden will affect NYC’s renters, real estate, and recovery

After Joe Biden is sworn in as the 46th president of the United States on Wednesday, his immediate focus will be getting the coronavirus pandemic under control and providing direct relief to Americans. In addition to immediate actions related to COVID-19, Biden's Day 1 housing priorities include extending the federal nationwide moratorium on residential evictions through the end of September and sending an additional $25 billion in rental assistance to states. Down the road, Biden has proposed fewer developer-friendly policies than his predecessor, including a repeal of the 1031 exchange and reform of the Opportunity Zone tax program. But overall, there is optimism among New York City real estate industry experts who see a Biden Administration as a way to restore stability and consumer confidence. With a pledge to defeat COVID-19 and send federal support to New York City, there's hope on the horizon for the city's recovery.

Construction of the South Bronx mixed-use project that will have over 1,000 units of housing, a waterfront esplanade, and a permanent home for the Universal Hip Hop Museum is set to begin in the coming weeks. Developed by L+M Development Partners, Type A Projects, BronxWorks, and the city of New York in a public-private partnership, the project, known as Bronx Point, secured $349 million in financing last week. S9 Architecture is leading the design of the 22-story development, with the publicly-accessible open space along the Harlem River designed by Marvel Architects and Abel Bainnson Butz.

The city's proposed six-building residential development in Gowanus will be 100 percent affordable, officials announced last week. The Gowanus Green project, part of Mayor Bill de Blasio's administration's plan to rezone the Brooklyn neighborhood, will contain 950 units of affordable housing, with at least 50 percent designated to extremely low and very low-income households. Previously, the plan called for roughly 74 percent of units to fall below the market rate.

$1.4B South Street Seaport proposal includes two mixed-use towers with affordable units

The Howard Hughes Corporation on Thursday unveiled its latest effort to redevelop the South Street Seaport neighborhood. The $1.4 billion proposal includes the construction of two 470-foot towers which would contain rentals, condos, and office space on a parking lot at 250 Water Street. Initial plans from the developer called for a single tower that would rise nearly 1,000 feet, but local residents and Community Board 1 opposed it. Designed by Skidmore, Owings & Merrill, the two towers would include 360 units, with at least 100 apartments set aside for families earning 40 percent of the area median income. It would be the first affordable housing built in the community under the city's Mandatory Inclusionary Housing program.
