Lottery opens for 164 luxury rentals in Mott Haven, from $1,576/month

A two-building luxury rental development in the South Bronx opened a housing lottery this week for 164 mixed-income apartments. Dubbed Estela, the complex includes 544 brand-new units across a pair of buildings at 445 Gerard Avenue, located within a burgeoning stretch of Mott Haven. Qualifying New Yorkers earning 80 percent and 130 percent of the area median income can apply for the apartments, priced from $1,576/month studios to $3,260/month two-bedrooms, with a concession of one month free on initial leases.
Developed by the Domain Companies and designed by S9 Architecture, Estela rises on two former brownfield sites in an area of Mott Haven along the Harlem River. Stemming from a 2009 rezoning of the neighborhood, several mixed-use developments have been built or are currently under construction nearby, like Bronx Point, 425 Grand Concourse, and Bankside.
In addition to its over 500 apartments, Estela contains 35,000 square feet of amenities and 9,000 square feet of retail space, including an organic grocer and a deli.
Residences feature chef’s kitchens with custom cabinetry, hardwood finish plank flooring, washer-dryers, and energy-efficient windows.

The development offers a variety of lifestyle amenities, like a 24-hour fitness center with yoga studios, a screening room, a double-height coworking space with free WiFi, a pet spa, parking with charging stations for electric vehicles, bike storage, and more.
Outdoor perks include multiple furnished rooftop decks with kitchens, a movie projector, and a fenced dog run, as well as a landscaped courtyard.
Current market-rate rentals at Estela start at $2,631 for a one-bedroom and go up to $3,912 for two-bedrooms, as the net effective rent.
Qualifying New Yorkers can apply for the apartments until September 12, 2023. Preference for 50 percent of the units will be given to residents of Bronx Community District 1.
