With plans in place that call for a public waterfront bustling with creative industry and commerce rather than luxury residential developments, Sunset Park is not on its way to becoming the next hip NYC residential neighborhood–and that’s a good thing. Located on Brooklyn's western waterfront flank, there are really two sides to Sunset Park. The neighborhood, generally defined as the area between 65th Street, the Prospect Expressway, Eighth Avenue and the East River, has long been a thriving residential community. South Williamsburg’s New Cool: Everything Below Grand Catches Up with the North

There has always been a somewhat “invisible” line dividing ritzier North Williamsburg and the once-grittier-but-now-gentrifying South Williamsburg neighborhood—and that southern portion’s border is generally considered to be from Grand Street to Division Avenue between Union Avenue and the East River. Sales at the Broken Angel Condo Conversion Will Launch Next Month

The Broken Angel House in Clinton Hill was one of Brooklyn's most unique landmarks. Artist Arthur Wood purchased the tenement building in 1979 for $2,000 and subsequently transformed it into a whimsical, livable sculpture, complete with stained glass windows made from bottles and glass, a cathedral-like glass addition, and brick wings. It was also the backdrop for the documentary Dave Chappelle's Block Party. Barrett Design and Development purchased the site at 4-8 Downing Street in January for $4.1 million. And it will be repurposed as a condo development, with sales launching next month and a new teaser site up and running.

Leroy Street Studio’s Louver House is a Contemporary Interpretation of the Traditional Barn

Leroy Street Studio was tasked with creating a contemporary Long Island home that responded to their client's passion for barns. The firm infused traditional barn qualities like spacious rooms and repetitive timber frames into the project, while developing a modern structure that was sensitive to its adjacent corn field and close proximity to the ocean. The client also has an affinity for woodworking and asked the architects to build a woodshop on the site. To meet the challenge, several external buildings and interior gardens were added to the plan, creating a separation of space under a unified whole. The result is the Louver House, named for its exterior skin comprised of a series of louvers that let plenty of natural light in while still maintaining privacy. They also create a stunning effect at night, when interior light cascades onto the many outdoor spaces.

First Look Inside Zaha Hadid’s Futuristic Condos Planned for the High Line

Whether or not you're a fan of Zaha Hadid, or Neo-Futurism for that matter, if you're believer that a building's interior should be a seamless extension of its exterior (read: not New York by Gehry), you'll appreciate Zaha's efforts to turn her High Line project into a work worthy of architecture history books. One of the most (if not the most) talked about starchitect projects planned for the elevated park, plenty of full view renderings have surfaced since it was announced just over a year ago. But it looks like we're finally getting a taste of what the inside could look like, courtesy of Curbed. Like its ultra-futuristic exteriors, Zaha's luxurious condos will be just as sleek and spaceship-like as the outside, with undulating surfaces all throughout, and featuring many of the mind-boggling forms we've come to appreciate Ms. Hadid for.

Movie Producer’s Brendan Coburn-Designed Williamsburg Home Sells for $3 Million

Producer Jason Sosnoff--who has worked on such films as Analyze This, The Good Shephard, and You Don’t Know Jack—has just sold his Williamsburg town home for $2.95 million, according to city records. Not only is this single family home at 154 Wythe Avenue a rare find in a neighborhood characterized by warehouse remodels, it also features three floors, a finished basement, a landscaped garden and a rooftop deck. Sosnoff had the 4BR/2.5BA townhouse redesigned by CWB Architect’s Brendan Coburn, who said, “let there be light” and–oh wait, was that another story?

Frick Museum Expansion Renderings Unveiled

The Frick Collection just announced their plans for expansion last week and today they’ve unveiled renderings. The construction, designed by Davis Brody Bond architectural firm – the same firm responsible for the interiors in the 9/11 Museum - plans to expand the space by 60,000 square feet, connecting their Upper East Side mansion with the museum’s art reference library.

Infamous Greenwich Townhouse with ‘Explosive’ Past for Sale Again, Now $13.5M

Lovers of NYC landmarks rejoiced just last week when it was announced that Justin Korsant of Long Light Capital would be keeping the frontage of his recent Greenwich Village buy intact. But even with plans in the works to gut the interior and start fresh, Long has no intention of living in the home at 18 West 11th. The soon-to-be-updated pad and was just listed for $13.5 million over at Urban Compass. Long originally paid $9.25 million for the property. Downtown flip, anyone?

Silvershore Investors Attempt a Flip for the Record Books on a Sutton Place Townhouse

Last month, Jason Silverstein and David Shorenstein of Silvershore Properties along with investor Norman P. Rappaport purchased a $7.8 million Sutton Place townhouse. And just like that, they’re flipping it with an asking price of… wait for it… $19.95 million. We’re not sure what rabbit Brown Harris Stevens listing agent Paula Del Nunzio plans to pull out of the hat but achieving a flip that big would be nothing short of spectacular. However, according to her webpage, she already has a few record-breaking sales under her belt.

Diane von Furstenberg’s Penthouse Sparkles Above Her Meatpacking HQ

The headquarters of the "Queen of the Wrap Dress" (ladies, you know what I'm talking about if you've ever stood in line for one of these sample sales!) is well known for the big, geometric glass structure that sits perched atop the traditional Meatpacking District building. Not so well known, though, is that inside this rooftop crystal is Ms. von Furstenberg's penthouse apartment.  And just as you'd expect, the space is full of all of the sleek, yet glamorous style that the designer expresses in her clothing. Conceptualized by Work Architecture, the Diane von Furstenberg headquarters was adapted from this landmarked meat market building to house the firm's flagship store, administrative offices, and production space. The re-imagined rooftop is not only an apartment, but a garden oasis. The staircase, dubbed the "stairdelier" by the architects since it is lined with Swarovski crystals, ties the live/work space together and is its crowning jewel. Descending diagonally through the building's six stories, it reflects light throughout the entire interior.

Gateways: Filling in the Architectural Gaps Along Cobblestoned Bond Street

If you've spent time in the NoHo Historic District and Extension, then you've probably notice that there are two highly visible voids in the short stretch between Broadway and the Bowery — a destination that has become one of the city’s most interesting and admired architecture ensembles. The city is about to get a new architectural gateway in this locale, situated at the intersection of Lafayette and Bond Streets. The new gateway will consist of two quite similar, small, new residential buildings designed by different architects on the north side of Bond Street.

Director Ken Burns Scoops Up a Condo in Richard Meier’s Prospect Heights Tower

It looks like documentary filmmaker Ken Burns is moving his family into Pritzker Prize winning architect Richard Meier’s On Prospect Park. The Burns family dropped $2.75 million on the home, which is located in one of Brooklyn's most beautiful (and active) corners — just steps away from Prospect Park, the Brooklyn Botanical Gardens, and the incredible Brooklyn Museum and Public Library. It's reported that the Mamma and Papa Burns spend most their time in New Hampshire, so it's likely that the 2,107-square-foot, 3BR/2.5BA modern abode will become the love nest of his daughter Lily (who was also listed on city records) and her fiance Tony Hernandez, both of whom are producers.

NYC Condos Designed by Pritzker Prize Winners

The Pritzker Architecture Prize is architecture’s most acclaimed honor. Since 1979, the award has been given away annually to honor one living architect whose built work demonstrates consistent and significant contributions to humanity and the built environment. New York City is home to structures built by 12 of the 36 past winners — ranging from Philip Johnson to I.M. Pei to this year's winner, Shigeru Ban — and currently holds 14 residential examples of their work. One other fascinating tidbit is that condos designed by Pritzker Prize winning architects are selling on average a whopping 44% higher (price/square foot) than those their respective neighborhoods, and 47.5% higher than the Manhattan market average.
