Lottery launches for 667 mixed-income units at huge new development near Jamaica Station

The latest housing lottery to open for applications is a pretty significant one: there are now 667 newly constructed units up for grabs at 148-10 Archer Avenue and 147-10 Archer Avenue in Jamaica, Queens. Otherwise known as The Crossing at Jamaica Station, the FXCollaborative-designed development is a commuter's dream, located at the corner of Archer Avenue and Sutphin Boulevard, right next to the LIRR's Jamaica Station, the Air Link to JFK, and with proximity to four MTA subway lines and several buses. Qualifying New Yorkers earning between 40 and 165 percent of the area median income can apply for the units, ranging from $633/month studios to $4,501/month three-bedrooms.

950-unit ‘Gowanus Green’ development met with skepticism by local residents who hoped for a park

During a Brooklyn Community Board 6 meeting on Monday night, architects, developers, and city officials revealed preliminary plans for Gowanus Green, a multi-building development on a 5.8-acre site at the corner of Smith and Fifth Streets. Once home to a gas plant, the city-owned site has been vacant for decades and was designated as a "public place" in 1974. As the Brooklyn Daily Eagle first reported, Carroll Gardens and Gowanus residents who were expecting that the site would become a park widely panned the new proposal for a series of buildings ranging from a five-story school to a 28-story residential tower.

At the nexus of Crown Heights and Bed-Stuy, a new rental in Clinton Hill launched an affordable housing lottery this week for 55 middle-income units. Located across the street from the Franklin Avenue C, S subway station at 1134 Fulton Street, the building offers residents a gym, on-site laundry, parking, and rooftop access. Qualifying New Yorkers earning 80 and 130 percent of the area median income can apply for the units, ranging from $1,097/month studios to $2,400/month three-bedrooms.

23 affordable apartments available at a brand new Lower East Side rental, from $613/month

The Sioné, located at 171 Suffolk Street on the corner of East Houston, has launched an affordable housing lottery for 23 units, available to those earning 40, 60, and 130 percent of the area median income. Not only does the building sit in a prime Lower East Side location (just one block from Clinton Street Baking Company and three from Katz's), but it offers a slew of amenities like a gym and outdoor terraces, as well as apartments with modern finishings and high-tech upgrades. The available units range from $613/month studios to $2,200/month one-bedrooms, a much lower price than the market-rate rentals which start at $3,926/month for studios and $5,078/month for one-beds.

200 spots open on waitlist for middle-income units at ritzy Upper West Side rental

A housing lottery launched this week to replenish the waitlist at a high-end apartment building on the Upper West Side. Applications are currently being accepted for a 200-spot waitlist for the West End Towers, a two-tower, 1,000-unit complex at 75 West End Avenue. Qualifying New Yorkers earning 130 percent of the area median income can apply for the available units, studios between $1,997 and $2,137 per month and one-bedrooms between $2,224 and $2,601 per month. Eligible applicants will be randomly selected and placed on the waitlist for future vacancies.

Located in between two of Manhattan's best green spaces, Morningside Park and Central Park, a new rental has launched a lottery for 32 middle-income apartments. The 13-story building at 251 West 117th Street in Harlem sits behind the former St. Thomas the Apostle Church, which has been restored and converted into a community and performance space. Qualifying New Yorkers earning 130 percent of the area median income can apply for the units, which include $2,357/month studios, $2,526/month one-bedrooms, and $3,044/month two bedrooms.

141 middle-income units up for grabs at Prospect-Lefferts’ tallest tower, from $2,156/month

A housing lottery launched this week for 141 middle-income apartments at a newly constructed building that borders Brooklyn's Flatbush and Prospect-Lefferts Gardens neighborhoods. Dubbed "PLG," the 26-story tower at 123 Linden Boulevard sits a few blocks from the southern end of Prospect Park and boasts 50,000 square feet of indoor and outdoor amenity space. As the tallest building in the neighborhood at 320 feet, PLG offers unobstructed panoramic views of Prospect Park, the Manhattan skyline, and the Verrazano Bridge. New mixed-income development brings 435 affordable housing units to Soundview in the Bronx

Following a ribbon-cutting ceremony yesterday, L+M Development Partners and Nelson Management Group opened the doors to their new mixed-use affordable housing developments in Soundview, the Bronx. The two buildings at 1520 and 1530 Story Avenue will bring 435 units of affordable housing and a 15,000-square-foot facility for Easterseals New York that will offer early childhood education. Roughly half of the units were up for grabs through a lottery held earlier this year.

The most expensive site in the Bronx gets a name and new renderings

Last fall, Brookfield Properties bought two sites in Mott Haven for $165 million—the most expensive transaction on record for development in the Bronx—from Somerset Partners and Chetrit Group. On Thursday, the developers revealed a $950 million plan for a 4.3-acre mixed-use development that will bring more than 1,350 apartments to the South Bronx neighborhood, of which 30 percent will be affordable. Branded as Bankside, the project will also include a public waterfront park and promenade, as well as ground-floor retail and community facility spaces.

City’s Soho/Noho report addresses affordable housing, zoning, and small business success

The Department of City Planning (DCP), along with Manhattan Borough President Gale Brewer and Council Member Margaret Chin, released on Wednesday the Envision Soho/Noho report, a comprehensive summary of findings and recommendations that address issues and guide future plans for downtown Manhattan's Soho and Noho neighborhoods. The report represents the result of a six-month-long community engagement series on the two historic neighborhoods, aimed at addressing their unique challenges in the 21st century. Contained in the report is a detailed summary of the engagement process that presents the perspectives of participants, as well as recommendations for guiding future plans for improving quality of life, addressing housing concerns, and supporting the unique mixed-use character of these neighborhoods.

Plan moves forward to convert 14 more cluster sites into housing for 200 homeless families

In 2017, the de Blasio administration announced a five-year “Turning the Tide on Homelessness” plan to convert hundreds of cluster apartments, occupied by homeless families across the city, into permanently affordable units. Earlier this year, the City was able to complete the first phase of that plan by financing not-for-profit developers to acquire 17 buildings, rehabilitate them, and turn them into permanent affordable housing. Now the administration is moving forward with a second phase that will convert 14 more “cluster site” buildings. The first phase created housing for roughly 450 homeless families and the second phase is expected to aid another 200 families.

2,050 affordable apartments coming to former Peninsula Hospital site in Far Rockaway

The City Council voted yesterday to give the go-ahead to the Arker Companies' massive redevelopment of the former Peninsula Hospital site in Far Rockaway. Named Edgemere Commons, the 11-building project in the Edgemere neighborhood will include 2,050 units of affordable housing, the largest such project by a private developer under the de Blasio administration. It will also have commercial, community facility, and retail space, including a new supermarket, as well as a playground and a public plaza (rendering also show, of course, a food hall). After 104 years, the hospital closed in 2012 due mainly to financial troubles. The Edgemere Commons project hopes to "reactivate the site" and "spur economic growth in Far Rockaway," according to a press release.

$52M supportive housing complex with health-focused amenities opens in the South Bronx

An affordable housing complex with health and wellness perks officially opened in the South Bronx on Tuesday, after breaking ground more than two years ago. The $52 million building at 111 East 172nd Street in the neighborhood of Mount Eden contains 126 apartments, with 60 of them set aside for those living with mental illness. The units are affordable for households earning 60 percent of the area median income.

$90/night Chelsea listing on Airbnb turns the spotlight on NYCHA housing

The New York Times recently told of a pair of visitors from Boston who signed up for a sweet Airbnb deal on a Chelsea pad for $90 a night–and were surprised to have it turn out to be a seventh-floor unit in the neighborhood's 11-building NYCHA Fulton Houses complex. The would-be guests noticed that "something seemed off," starting with the roach trap next to the bed. The travelers tipped off the company, who refunded their money, and their story quickly became internet history as yet another way homestay platforms are being taken advantage of and another log on the fire of the debate that rages over what to do about it.

Is Essex Crossing the ‘anti-Hudson Yards’?

The New York Times recently suggested that the boxy, ordinary-looking Essex Crossing, with its Trader Joe's, Target, movieplex, historic Essex Street Market and subsidized affordable housing was the "anti-Hudson Yards," a convincing foil to the buzzy midtown tourist magnet. The obvious contrast between the glittering far-west-side megaproject that in the right light resembles Dubai on the Hudson and the six-acre $1.9 billion development abutting the Williamsburg Bridge speaks to each one's intended audience, of course. But a diversity of options for both locals and visitors and a broad offering of affordable housing could make Essex Crossing more than just Liverpool on the Lower East Side.

Affordable housing complex at former Bronx juvenile jail site breaks ground

The city on Monday broke ground on a five-acre mixed-use project that will bring more than 700 affordable apartments, open space, and manufacturing space to the Bronx. The Hunts Point complex, called the Penninsula, will sit at the site of the former Spofford Juvenile Detention Center, which closed in 2011 following reports of cruel conditions. Construction will now kick off on the project's first phase and includes space for industrial and light manufacturing businesses and 183 deeply affordable housing units.

City has repaired just two of 35 NYCHA developments damaged by Hurricane Sandy

Seven years after Hurricane Sandy hit New York City, a majority of the city's public housing developments damaged by the storm have not been repaired. Of the 35 NYCHA complexes wrecked in 2012, totaling roughly 200 buildings, upgrades have been completed at just two of them, THE CITY reported Tuesday. The slow recovery at sites in Red Hook, Coney Island and the Lower East Side stems from a lack of federal funding and shady contracts.

Lottery launches for 57 low-income units for LGBT seniors across the street from Crotona Park

Seniors who identify as LGBT often experience housing discrimination, but dozens of affordable openings at one of New York City's first subsidized developments targeted to this vulnerable population aim to create a different experience. Non-profit developer HELP USA partnered with advocacy group SAGE to create the mixed-use development at 775 Crotona Park North in the Bronx, which will combine low-income housing with an LGBT-oriented Senior Center on the ground floor. Starting Tuesday, individuals or households that have at least one household member who is 62 years of age or older and who qualify for Section 8 can apply for the 57 available units. Eligible residents will pay 30 percent of their income for rent.

NY senator proposes tax relief program for New Yorkers who spend over 30 percent of income on rent

State Sen. Brian Benjamin has proposed a bill that aims to give New York renters a much-needed break. The Harlem Democrat's bill is modeled after the federal version proposed by Sen. Kamala Harris and would entitle lower-income tenants to a refundable tax credit if their rent and utilities account for a significant portion–over 30 percent–of their income, the Daily News reports.

City will bring affordable co-living projects to East Harlem and East New York

A year ago, the city’s Department of Housing Preservation and Development announced plans for an affordable co-living pilot program. Known as ShareNYC, the initiative "lets developers seek public financing in exchange for creating affordable, shared-housing developments," as 6sqft previously reported. The city has now selected three proposals that will create or preserve accommodations for roughly 300 residents. Two of the projects, including one by co-living giant Common, will be located in East Harlem, while the third will be in East New York.
