Applications are now being accepted for 60 affordable apartments at a newly constructed residential building in the West Bronx. The 16-story rental is located at 1769 Jerome Avenue in the Morris Heights neighborhood and is one of the first affordable housing developments constructed under the 2018 Jerome Avenue rezoning. Qualifying New Yorkers earning 60 and 80 percent of the area median income can apply for the apartments, which range from $947/month studios to $2,037/month three-bedrooms.
Developed by the Bronx Pro Group with Services for the UnderServed, a nonprofit that helps those with developmental disabilities and mental illness find housing and social services, the Jerome Avenue Apartments project contains 175 total units. Of those, 69 are affordable and 105 are supportive units designated for formerly homeless New Yorkers and families with mental health or substance abuse issues.
The building, designed by Marvel, also includes 7,000 square feet of retail on the first floor and space for social services. Amenities include a laundry room, a fitness center, outdoor space, and 24-hour security.
As required by the rezoning, the project added improvements to the pedestrian space on Jerome Avenue along with the entrance to the 176th Street subway station, which sits directly across from the development. In addition to being steps from the 4 train, the rental is also a few blocks from the B and D trains at 174-175th Streets.
As City Limits reported, since the rezoning three years ago, the city has financed 1,024 new affordable homes in the area, with more than half set aside for low-income families of three earning less than $53,000.
Qualifying New Yorkers can apply for the affordable units until January 18, 2022. Fifty percent of the units are set aside for residents of Bronx Community Board 5.
