Lottery opens at Williamsburg’s 45-story rental One South First, from $1,550/month

A housing lottery opened this week for 89 middle-income apartments in Williamsburg’s tallest building, One South First. Developed by Two Trees Management and designed by COOKFOX Architects, One South First is a 45-story mixed-use building developed on the former Domino Sugar Factory site. New Yorkers earning 80, 125, and 130 percent of the area median income can apply for the apartments, which range from $1,550/month studios to $3,169/month two-bedrooms.

Development began in 2017 at the site of the Domino Sugar Factory, which was in operation along the waterfront until 2004. The 16-story rental at 325 Kent Avenue, designed by SHoP Architects, became the first structure to open at the 11-acre site, offering more than 500 rentals, followed by the opening of Domino Park in 2018, as 6sqft previously reported.

One South First opened in 2019 with initial leasing starting at $3,795/month for studios and going up to $6,725/month for two-bedroom units. There are 330 total rentals at the tower.

The building consists of two interlocking towers that utilize a sustainable heating system that recycles leftover heat in one tower to be used in the other. An office building, dubbed Ten Grand Street, connects with the residential project and offers tenants sweeping views of Manhattan and the waterfront Domino Park greenspace.

The facade pays homage to the former sugar factory, with white concrete window panels reminiscent of sugar crystals. In its design, COOKFOX Architects utilized 3D printing technology to provide sufficient shading at every level of the building.

One South First is situated between North 1st Street and Grand Street. Residences feature floor-to-ceiling windows, track lighting, solar and blackout shades, washer/dryers in every unit, and keyless apartment access. The kitchens include stainless steel appliances, in-sink garbage disposals, and custom cabinetry.

Amenities include an outdoor pool, a landscaped sundeck, rooftop cabanas, workspace, lounges, fitness center with studio space, a playroom, dedicated space for bike parking, and more.

The nearest subway is the L at Bedford Avenue, as well as to the J, M, and Z trains at Marcy Avenue. The development also provides a shuttle bus to the subway for residents.

Qualifying New Yorkers can apply for the units until March 4, 2022. Fifty percent of the units are set aside for residents of Brooklyn Community Board 1. Five percent of the units are designated for residents with mobility impairments and two percent for those with hearing and visual impairments.
