A look at Yorkville’s affordable housing decline

Despite its location just a few blocks east of Park Avenue, Yorkville remains one of Manhattan’s most affordable neighborhoods south of 95th Street. The neighborhood’s reasonable prices partially reflect its reputation. Simply put, Yorkville has never been considered quaint or hip. Since its development in the nineteenth century, it has been best known for its German delis and unremarkable yet practical residential housing. Another factor that has historically kept the neighborhood’s housing prices below average is its high stock of rent stabilized units. Unfortunately, Yorkville’s reputation as a great place to find a bargain may soon be compromised. Recently released data on affordable housing stock in New York reveals that rent stabilized housing in Yorkville is rapidly declining. Indeed, between 2007 and 2014, the neighborhood lost more rent stabilized units than any other neighborhood in the city’s five boroughs.

Construction update: Soori High Line’s soaring ceilings and private, heated pools take shape

Soo K. Chan, founder of Singapore-based firm SCDA Architects, says "good architecture should move the human spirit." The practice's first New York development, a ground-up condominium named Soori High Line at 522 West 29th Street, certainly elicits a high degree of "wow," conveyed through its soaring 19-foot ceilings, equally tall windows, private heated swimming pools, and living room fireplaces. The $70 million project is a joint venture between Siras Development and Soo Chan's real estate arm Oriel. 6sqft took a tour of the still-under-construction building, where it was clear that even in its raw unfinished state, the opulence of Soori's homes is already undeniable.

ODA reveals renderings of Long Island City condo with inner courtyards

ODA Architects have been on a roll across the city over the past couple years, marking their territory with their cantilevering cube-itecture. The other design element they're becoming known for is the use of inner courtyards, seen most prominently at their massive Rheingold Brewery project and Bushwick hotel. They're now incorporating both signature features at a new condo project in Long Island City at 22-12 Jackson Avenue, directly adjacent to their rental at 22-22 Jackson and across from the giant 5Pointz redevelopment site and MoMA PS1. CityRealty brings us the first look at renderings of the 175-unit, H-shaped building, which is the latest in a string of developments in Court Square.

New renderings and hotel details for Bjarke Ingels’ High Line towers, now dubbed ‘The Eleventh’

In a press release announcing that HFZ Capital Group is bringing a 137-key luxury Six Senses hotel and spa to Bjarke Ingels' pair of travertine-and-bronze towers along the High Line, 6sqft has learned that the $1.9 billion project at 76 Eleventh Avenue will officially be known as The Eleventh. The hotel announcement --which is interesting because in December 2015, the original plans for a hotel were replaced with office space--also came with several new renderings of the 28- and 38-story buildings, which are distinguished by their twisting silhouettes, glowing crowns, and two amenity-filled podium bridges that connect them.

The NYPL’s iconic Rose Reading Room reopens to the public today!

The New York Public Library’s Rose Reading Room and Bill Blass Public Catalog Room officially reopened to the public today at 10 AM. Early this morning, NYPL staff held a ribbon-cutting celebration for two adjacent spaces located on the third floor of the iconic Stephen A. Schwarzman Building on 5th Avenue. Both rooms had been closed to the public for more than two years for repairs and restorations.

Aerial gondola proposed to better connect Staten Island with Manhattan

With subway plans stalling and bus service failing, planners are turning their sites to alternate modes of urban transportation such as ferries and aerial gondolas. The latter has picked up steam over the past year thanks to the East River Skyway, which would run along the Brooklyn waterfront and into Manhattan, and it looks like the transit-starved folks over on Staten Island have taken note. Earlier this year, the Staten Island Economic Development Corporation launched a conceptual design competition for an aerial tramway that would better connect the borough to surrounding areas. As Untapped tells us, the winning proposal is a line that runs parallel to the Bayonne Bridge from Elm Park to the Hudson-Bergen Light Rail in Bayonne.

Matt Damon checks out Brooklyn’s most expensive house, a Brooklyn Heights mansion with a mayoral past

Way back in February 2015, 3 Pierrepont Place hit the market for $40 million, making it Brooklyn's most expensive listing ever. The Brooklyn Heights Promenade mansion boasts 17,500 square feet, 15 bedrooms, 16 bathrooms, and more than 9,000 square feet of garden and outdoor space, in addition to a wealth of period details. Plus it comes with a bit of historic pedigree; it was built in 1857 as the Low Mansion for businessman A.A. Low, whose son, Seth Low, became mayor of Brooklyn, mayor of New York City in 1902, and president of Columbia. New York’s 1940s ‘victory gardens’ yielded a whopping 200 million pounds of produce

During the Second World War the United States (and other European nations) experienced significant food shortages, as the majority of the country's food supply was being sent overseas to aid in the war effort. In response, government organizations encouraged citizens to plant "victory gardens" to help ease the burden. U.S. President Woodrow Wilson said "Food will win the war," and launched through the Bureau of Education a United States Garden Army. The program, funded by the War Department, began in 1943 and urbanites living in New York City collectively grabbed their shovels to adorn the bare concrete streets with a far more plentiful kind of landscaping.

Inside the mind of Ernest Burden, one of New York’s preeminent architectural renderers

The art of architectural illustration paints a window into the future and intends to portray a designer's vision or work in its purest, most ideal light. As the art form has progressed from hand mediums to digital, Ernest Burden III and his studio Acme Digital have straddled the industry's dramatic transformation using both computer and manual approaches to inform and improve what they produce. REVEALED: Port Authority releases five design proposals for new bus terminal

On Tuesday, an agreement was reached between West Side elected officials and the Port Authority that said the agency would expand the planning process for a new $10 billion bus terminal with more local input. And just today they've revealed the five proposals that were submitted to a design competition to replace the currently loathed site. Crain's brings us videos of the ideas, which come from big-name firms Pelli Clarke Pelli Architects, Arcadis, AECOM in partnership with Skidmore Owings & Merrill, Perkins Eastman, and Archilier Architecture Consortium. Though this seems counter to the agreement, John Degnan, the Port Authority's New Jersey-appointed chairman, said he doubts "any one of them will be the final design," since they either further complicate existing planning issues or cost billions over budget.

W train service starts up again November 7th

NY1 has learned that the W train will make its triumphant return on Monday, November 7th. The line was taken out of service in 2010, along with the V train, due to MTA budget cuts, but the idea to revive the line came about last summer as a way to better connect Astoria when the Q train is rerouted once the Second Avenue Subway opens. As Curbed notes, at first it will operate between 57th Street and Whitehall Street in Lower Manhattan, but will eventually extend to Astoria-Ditmars Boulevard.

Debt-beleaguered site of Norman Foster’s 3 Sutton Place condo tower is cleared for sale

A US Bankruptcy Court judge has approved a plan to sell the 3 Sutton Place site at at 426-432 East 58th Street, one of the city's most luxurious old enclaves, reports the New York Post. Brokers have been selected to conduct the marketing of the 262,000-square-foot project that includes plans for a 900-foot-tall condominium tower drawn up by British architect Sir Norman Foster of Foster + Partners.
