Renderings revealed for Tishman Speyer’s massive, mixed-use developments in Long Island City

There are currently nearly 30 under-construction and proposed projects in Long Island City, which, as 6sqft recently described "is sprouting a small city worth of skyscrapers, ushering in thousands of new residents, hundreds of hotel rooms, and a few hundred thousand square feet of office space." Two big-time projects come from Tishman Speyer Properties, who are erecting a trio of slab residential towers that will together usher in 1,900 new apartments. In a Wall Street Journal piece today, we get a first look at this glassy consortium, along with new details about the developer's adjacent two-towered commercial project that will be home to WeWork, Macy's, and yet another food hall.

Sales begin at Annabelle Selldorf’s 42 Crosby Street, Soho condo with $1M parking spots

Sales officially launched today at 42 Crosby Street, Atlas Capital Group's 50,000-square-foot Soho condominium designed by Annabelle Selldorf of Selldorf Architects. Nine three-bedroom residences and a penthouse at the seven-story luxury residence will start at $8,250,000 (the penthouse is going for $25 million). According to the press release, the building's design offers "a contemporary interpretation of the Soho neighborhood’s cast iron architecture," and of course, there's those $1 million parking spots.

UES residents not happy about plan to turn their playground into high-end housing

This past spring, the de Blasio administration revealed plans to lease "empty" NYCHA land--parking lots and grassy areas--for the creation of market-rate housing, which certainly ruffled the feathers of affordable housing advocates. Though the proposal hasn't been set into motion city-wide, it is taking shape at one housing project on the Upper East Side, the Holmes Towers on 92nd to 93rd Streets and 1st to York Avenues. As the Daily News reports, NYCHA recently "described tenant support for the plan to let a developer build 300 units — half market rate, half affordable — where the Holmes playground now sits." But this "tenant stakeholder committee" says they feel very differently.

Historic and possibly haunted mansion near Navy Yard is priced to scare at $4.5 million

Though we can see how the otherwise potential-filled historic–and allegedly haunted–Lefferts-Laidlaw mansion at 136 Clinton Avenue in the Clinton Hill/Navy Yard/Wallabout neighborhood may terrify prospective buyers with an ask of $4.499 million, an 1878 New York Times account describes the persistent and mysterious ring-and-run situation that apparently plagued the home’s then-resident, Edward F. Smith. Neither crafty attempts to discover who was responsible for “doorbells rung, doors rattled" on a nightly basis and a brick hurled through a window, nor police intervention could produce a culprit. The house became a fixture on the map of spiritualists who held seances on the sidewalk. Locals suggested the pesky poltergeist might be either a lawyer who had committed suicide on the premises, or, as Mr. Smith suggested (possibly with some sarcasm attached as it was, after all, Brooklyn), Satan.

Saudi billionaire seals the deal on the city’s highest home for record $88M

The most expensive apartment closing in New York City this year and one of the priciest sales ever is finally a done deal, reports The Real Deal. The apartment, the top penthouse at Rafael Viñoly-designed billionaire’s bunker 432 Park Avenue, is the priciest unit in the big-ticket building as well as being literally the city’s highest. As 6sqft previously reported, the buyer is Saudi retail magnate Fawaz Al Hokair. The sale price was $87.7 million—a skyscraping $10,623 per square foot.

City Council approves La Central development, bringing nearly 1,000 affordable units to the Bronx

On Wednesday the New York City Council voted to approve the La Central development project in the Melrose section of the Bronx, the Daily News reports. The project, which will be designed by FXFOWLE architects, is slated to bring 992 apartments to the borough, all of them designated as affordable housing under Mayor de Blasio’s mandatory inclusionary housing (MIH) legislation. It is the biggest project to be approved to date under the MIH rules, which require some income restricted apartments in projects that need the city's approval.

Plan to close 14th Street to cars during L train shutdown gains steam with feasibility study

One of many ideas to mitigate the forthcoming L train shutdown in 2019 (in addition to others such as the East River Skyway, more bike lanes, and even an inflatable tunnel) is to shut down 14th Street to vehicular traffic and make it a bus-only zone. The idea was first presented in June by State Senator Brad Hoylman, and now he and a group of his government colleagues have won a request to the MTA for a traffic feasibility study of the proposal that they say will "relieve congestion and improve traffic flow."

Look inside Karim Rashid’s futuristic HAP Five condo rising in East Harlem

The Karim Rashid-designed eight-story, 75-foot residential building at 329 Pleasant Avenue in East Harlem has started to take shape after addressing a gauntlet of public outcry, reports CityRealty.com. Renderings of the condominium building from HAP Investment Developers were met with resistance from the community for their original turquoise and magenta color scheme–a typical Rashid design element–which, it was feared, would clash with the the neighborhood's century-old buildings. As 6sqft previously repoted, HAP toned down the color scheme, and it now features white balconies bordered with a gradually-fading shade of pink .

Apply for four affordable Bushwick apartments, starting at $856/month

Starting tomorrow, four affordable apartments are up for grabs at 44 Stanhope Street in central Bushwick through the city's affordable housing lottery. They include an $856/month studio and three $985/month one-bedrooms, reserved for those earning less than 60 percent of the area media income. The 20-unit building was recently constructed, and residents will be just five short blocks from the Central Avenue M train station in a low-scale residential area.

Ashley Davis moved to New York City after graduating from college in 2004. She thought it would just be for a couple years, but, like so many of us, she never left. AECOM wants to turn Red Hook into a 45,000-unit mega-development with new subway connection

What do you get when you cross the new-waterfront nature of Battery Park City with the previous underutilization of Hudson Yards, and throw in a little Brooklyn? This massive proposal from big-time construction and engineering firm AECOM that would turn a huge section of the Red Hook waterfront into a residential mega-development with more than 12 towers, 45,000 units of housing (25 percent of which would be affordable), an extension of the 1 train, acres of parkland, and "waterfront-flood protections that would revitalize and protect the low-lying neighborhood from storms and future sea-level rise," as Crain's first reported. AECOM is presenting the idea today at the NYU Rudin Center for Transportation. They've already admitted that it "lacks key details" like hard costs, but they do estimate that one of their scenarios could generate $130 million in revenue for the city. The sites in question are the 80-acre Red Hook Container Terminal owned by the Port Authority of New York and New Jersey, a similarly sized parcel along Columbia Street overlooking the Gowanus Bay that's owned by the city, and unused land at the Red Hook Houses. Under their plan, the sale or lease of land to developers, would fund the aforementioned infrastructure projects.

New views of curvaceous 15 Hudson Yards ahead of this week’s sales launch

15 Hudson Yards, the first of two residential towers that Related Companies and Oxford Properties have planned for the massive complex, started its climb into the far west side skyline back in March, and now, seven months later, it's readying for a sales launch this week. According to a press release, condos will start at about $2 million for one-bedrooms and go up to $30 million for the penthouses. To coincide with the 285 market-rate condos hitting the market (there will also be 106 affordable rentals, for which details have yet to be released), YIMBY has gotten its hands on new renderings of the 910-foot building, which, as 6sqft previously described, has been dubbed the "Morph Tower" for its "curvaceous and feminine design" from Diller Scofidio + Renfro in collaboration with Rockwell Group. The images provide new views of the bundled quad of cylinders that make up its body, as well as its rectilinear base that will abut the Shed.

Back to school with C.B.J. Snyder: A look at the architect’s educational design

Now that school is back in session, 6sqft decided to take a look at the public school buildings of C.B.J. Snyder. An architect and mechanical engineer, he served as Superintendent of School Buildings for the New York City Board of Education between 1891 and 1923. It was this work that Snyder is known for, having transformed the construction process, design, and quality of the city's school buildings. He oversaw the creation of more than 140 elementary schools, ten junior high schools, and 20 high schools, incorporating his innovative H-shaped layout, three-tiered windows, and mid-block locations. Working mainly in the styles of Renaissance Revival and Beaux-Arts, Snyder created structures that not only revolutionized the way school design was approached, but that were beautiful works of design.

Revised Museum of Natural History Expansion files with LPC, preserves more park land

After first revealing its controversial $325 million expansion almost a year ago, the American Museum of Natural History has now filed plans with the Landmarks Preservation Commission to move ahead with the Jeanne Gang-designed project. Though, as the Wall Street Journal reports, there's been some changes, mainly those responding to the community's concerns over how much of the new Richard Gilder Center for Science, Education and Innovation will encroach on Theodore Roosevelt Park, a city-owned space near the back of the museum at 79th Street. The new curving Center will occupy one-quarter of an acre of the park, and two historic trees--a 125-year-old English elm and a 75-year-old pin oak tree-- will be preserved. Therefore, the public space leading into the museum will have better circulation and more gathering spaces.

Bandleader Cab Calloway once lived in this historic Fieldston Tudor now listed for $2.1M

Opulent private West Chelsea mansion takes shape in Karim Rashid’s former neon-filled pad

The "unbridled luxury" promised for a townhouse at 357 West 17th street is taking shape. Architect Andres Escobar was tapped by Wonder Works Construction Corp., developer of Williamsburg's pricey Oosten condominium complex, to turn the five-floor, 25-foot-wide building into a 12,000-square-foot mansion with five bedrooms, eight (!) baths, a glass elevator, a swimming pool and a two-car garage. Wonder Works purchased the West Chelsea property for $9.35 million in 2014 from designer/developer Karim Rashid, who had lived in–and occasionally rented out–a candy-colored, neon-furnished loft in the existing townhouse. Trevor Noah renting a $15,000/month Hell’s Kitchen bachelor pad in Ralph Walker’s Stella Tower

Fresh into his second year as host of "The Daily Show," Trevor Noah is treating himself to some iconic New York real estate. The Post reports that the South African comedian is renting a $15,000 a month bachelor pad at Stella Tower, the Ralph Walker condo conversion in Hell's Kitchen. The Art Deco tower was built in 1927 as a telephone building and was converted along with Chelsea's Walker Tower in recent years by JDS Development Group. Noah's new digs are a 1,700-square-foot, two-bedroom residence that has an impressive outdoor terrace. Located at 425 West 50th Street, it's just a few blocks away from The Daily Show Studios at 52nd Street and Eleventh Avenue.

Live in ODA’s stacked Long Island City rental for $850/month, lottery opens for 35 units

For those who think affordable housing and creative design don't go together, this Long Island City rental from ODA Architects could very well change their minds. Known as 2222 Jackson Avenue, the 175-unit, 11-story building features the firm's signature stacked cube shape and an exposed concrete facade that "maintains the structure’s seeming ability to change shape as natural light plays with the unique silhouette of the structure," according to the teaser site. As of tomorrow, 35 apartments here will be up for grabs through the city's affordable housing lottery. Units will range from $850/month studios to $1,274/month three-bedrooms, quite the deal considering residents will be living right across from MoMA PS1 in one of the city's trendiest 'hoods.

Downton Abbey director lists $5M Chelsea penthouse with glorious outdoor space

This duplex penthouse, located at the Chelsea condo 263 Ninth Avenue, has been listed for sale by Michael Engler, a director who has earned Emmy nominations for his work on Downton Abbey, Sex and the City, and 30 Rock. $4.95 million will get you his customized loft with a "private oasis" of outdoor space--nearly 1,000 square feet over a top-floor, south- and west-facing terrace. Engler owns the apartment with his husband--Stribling broker Steven Sumser, also the listing agent for the apartment--which they bought in 2006 for $2.545 million.
