This duplex penthouse, located at the Chelsea condo 263 Ninth Avenue, has been listed for sale by Michael Engler, a director who has earned Emmy nominations for his work on Downton Abbey, Sex and the City, and 30 Rock. $4.95 million will get you his customized loft with a “private oasis” of outdoor space–nearly 1,000 square feet over a top-floor, south- and west-facing terrace. Engler owns the apartment with his husband–Stribling broker Steven Sumser, also the listing agent for the apartment–which they bought in 2006 for $2.545 million.

The apartment interiors have been remodeled by architect Roy McMakin of Domestic Architecture. The first floor leads you right to a sunny, south-facing living and dining room with 12-foot beamed ceilings.

A bedroom and den are located on the first floor of the duplex, while the master bedroom occupies most of the second floor. (Perks of the very private master suite include a deep soaking tub and quick access to the outdoor patio.)

Right outside the master bathroom are glass doors to the outside. There’s also a kitchenette up here to serve the patio.

The lush, outdoor patio spans the entirety of the apartment–it’s enough room to include a lounge area, with an outdoor couch, and a large dining table. Even the barbecue was designed to integrate with the patio.

The condo is located on the upper floors of the Heywood, a historic former industrial printing building from 1913 that was converted to 50 prewar condos in 2005. It boasts a 24-hour doorman, full-time super and common roof deck.
