Historic districts and landmarking: What they mean and how they could affect you

In New York City, where buying and selling real estate is a high-stakes endeavor, the topic of historic and landmark designation is frequently raised. There are heated discussions on the subject of listing neighborhoods or buildings on the State and National Register of Historic Places or having them designated by the city’s Landmarks Preservation Commission. Steve Higgins, announcer of "The Tonight Show with Jimmy Fallon" and SNL writer and producer, and his wife Ellen have dropped $1,797,000 on a traditional Upper West Side co-op according to recent city records. Though the listing says it'll need a renovation, the two-bedroom, pre-war apartment at 131 Riverside Drive has the coveted bones of a classic six--a large entry foyer, handsome fireplace mantle, 9' 10" ceilings, and attractive crown and picture moldings.

Emmy Award-winning actor Tony Shalhoub of "Monk" fame, along with wife Brooke Adams, has picked up a $3,995,000 Upper West Side co-op, according to LLNYC. The pre-war pad at 15 West 81st Street boats a 60-foot-wide terrace with "side views" of Central Park and two master suites, as well as historic details like herringbone oak floors, nine-foot beamed ceilings, crown and base moldings, and original Emery Roth-designed doorknobs and hardware.

Richard Meier, Rafael Viñoly, and KPF release designs for Upper West Side waterfront development

Forty-two years after Donald Trump first proposed a mixed-use development on the Upper West Side waterfront, one of the final pieces of the puzzle is coming together. Curbed got their hands on sparkling new renderings of what's now being called Waterline Square, a trio of residential towers on the five-acre site between West 59th and 61st Streets that's part of Riverside Center. In addition to views of the glassy structures, which will offer a combination of condos and rentals, and a Mathews Nielsen-designed park, what makes the reveal so exciting is the roster of starchitects behind the towers--Richard Meier and Partners, Rafael Viñoly Architects, and Kohn Pedersen Fox Associates.

Upper West Side buildings to dump Trump name following petition

“The building is beautiful, the service is impeccable,” Marjorie Jacobs, a resident of the Upper West Side complex currently known as Trump Place told Bloomberg in October, “But the name is very embarrassing." An outcry by similarly-minded residents and a petition have culminated in the decision to remove the president-elect's name from the buildings and instead name them according to their street addresses at 140, 160 and 180 Riverside Boulevard, reports Crains.

Lawsuit: Co-op board told Madonna she can’t have daughter Lourdes stay at her pad when she’s out

In a recent court filing, Madonna's attorney wrote that the pop star was “entitled” to have her “adult daughter” Lourdes live in the $7.3 million duplex that she purchased in 2008, The New York Post shares. As 6sqft previously reported, Madge sued the board at 1 West 64th Street, known as Harperley Hall, in April after they attempted to ban the performer's family and staff from being in the apartment when she wasn't there. According to court papers, the co-op building's board illegally changed her original lease in 2014 to say that no one under 16 could reside in the apartment unless an adult over age 21 was present.

Lincoln Center: From Dutch enclave and notorious San Juan Hill to a thriving cultural center

The glossy cultured patina of Lincoln Center reveals nearly nothing of what the neighborhood once was, and New Yorkers, accustomed to the on-going cycle of building and demolition, have likely forgotten (or never knew) about the lively San Juan Hill neighborhood that was demolished to make way for the famous cultural center. Any such development dating from the 1960s wouldn't be without the fingerprints of the now-vilified Robert Moses, who was more than willing to cut up neighborhoods both poor and wealthy in the eye of progress.

Amy Schumer drops $12.1M on glassy Riverside Drive penthouse

Earlier this month, 6sqft shared reports that Amy Schumer toured a $15 million, historic Beaux Arts mansion at 352 Riverside Drive. But just two weeks later, the comedian closed on a more contemporary penthouse farther south along the river. Sources told the Post that she dropped $12.1 million on a 4,500-square-foot duplex at 91st Street, and after some sleuthing, 6sqft has uncovered that it's the top-floor spread at 190 Riverside Drive. The five-bedroom Upper West Side home is described as "a Malibu beach house, with the sophistication of Manhattan architecture," which is fitting considering the wrap-around terrace surrounded by glass walls and the recent renovation by Spivak Architects.

20 years ago, the city told Donald Trump he couldn’t put his name on the Columbus Circle globe

These days, New Yorkers are going to great lengths to get Trump's name off their buildings, and even his company itself has personally shed his moniker from their hotel brand amid declining bookings. But back in the '80s and '90s, the Donald would freely slap his name on just about anything he wanted. That is until 1996, when the Giuliani administration (sense the irony here?) denied his request to brand the giant globe outside the Trump International Hotel & Tower. The Times recently got its hands on a 20-year-old City Planning Department memorandum that outlines how the agency deemed any lettering on the sculpture illegal.

Board shoots down residents’ petition to rename Trump Place

Add to the list of folks who want absolutely no association with this year's inflammatory Republican presidential nominee: the residents of Trump Place. According to the LA Times, a number of Trump Place tenants had been quietly petitioning to have The Donald's name removed from their entrance at 220 Riverside Boulevard. As one embarrassed resident told the paper, “I used to tell people I lived in Trump Place. Now I say I live at 66th and Riverside Boulevard.” Another said it’s “annoying” that he “always has to defend it to friends.”

Preserved Dakota apartment of late ‘All in the Family’ actor Carroll O’Connor sells for $2.8M

When this perfectly preserved residence at the Dakota hit the market in July 2015, it was asking $3.6 million, but after a price chop to $2.93 million, it's found a buyer. The Observer reports that the gorgeous co-op was home to actor Carroll O'Connor--Archie Bunker from "All in the Family"--until he passed away in 2001, from which point his wife Nancy Fields O’Connor maintained ownership until her death in 2014. The new owners paid $2.84 million for the two-bedroom home, which retains original historic details like "huge arched windows with marble sills and built-in shutters... blended patterned hardwood floors, extra tall solid wood doors with original fixtures and etched glass, distinct moldings and the original sunburst copper grills," as 6sqft previously described.

A $5M price chop for the former Upper West Side mansion of Charles Schwab

There's been a significant price drop at one of the most interesting mansions of the Upper West Side. Designed by the famous architect C.P.H. Gilbert, this 11,500-square-foot, six-story abode was occupied by moneyman and steel magnate Charles Schwab between 1914 and 1917. After that, it became the “scandalous love nest” for the mistress of industrialist George Gould. Last year the property was put up for sale asking a cool $20 million, and now it's trying its hand again with a considerably lower asking price of $14.995 million.

Waitlist opens for affordable, four-bedroom co-ops in Lincoln Center, from $102K

The Lincoln-Amsterdam House is a 25-story co-op building that stretches from West 64th to 65th Streets along the eastern side of West End Avenue, just one block away from Lincoln Center. It's a Mitchell-Lama development, which, as 6sqft previously explained, is a program "created in 1955 to provide affordable rental and cooperative housing to moderate- and middle-income families." As of today, the 100-name waitlist is open for four-bedroom units in the building to households with a minimum of six persons earning between $33,440 and $149,531 annually. The co-ops will sell from $102,814 to $109,545.

Landmarks lauds Natural History Museum expansion plan, see new renderings

After revising its expansion plan last month to preserve more public parkland, the American Museum of Natural History had its day in front of the Landmarks Preservation Commission yesterday, and as DNAinfo reports, the agency lauded the plan for a new Richard Gilder Center for Science, Education and Innovation, with chairwoman Meenakshi Srinivasan referring to it as a "stunning piece of architecture" and an "absolutely wonderful addition." In making their determination, the Commission was presented with a slew of new renderings, which show the $325 million, Jeanne Gang-designed project from various angles, as well as new views of the surrounding parkland.

Amy Schumer checks out a five-floor $15M Riverside Drive mansion

Comedian Amy Schumer is certainly looking to trade up from her modest one-bedroom on the Upper West Side. According to the Post, comedy's It Girl was recently spotted scoping out a $15 million mansion at 352 Riverside Drive, apparently dropping in for a peek after a run. The Beaux Arts-styled property dates back to 1900 and was designed by architect Robert D. Kohn for Adolphe Openhym, a wealthy silk merchant. As one would expect, the nine-bedroom home comes dripping in handcrafted details, including eight wood-burning fireplaces, ornate crown moulding and mahogany and oak staircases, among other details that harken to the mansion's storied past like its original dumbwaiter and staff call buttons.

Madonna says in court papers that UWS co-op rules shouldn’t apply to her because she’s famous

"Express Yourself" is not a problem for Madonna when it comes to her real estate dramas. After getting caught posting fake "no parking" signs outside her Upper East Side mansion, she then sued the board of her Upper West Side co-op when they tried to enforce the rule that her children and staff can't use the apartment without her, the owner, present. The Post has now obtained court papers in which the diva asserts she should be exempt from the building rules since they knew she was a superstar when she moved there in 2004. "At that time, I was, and still am, a world-known performing artist... One West knew or should have known that I traveled extensively and owned other residences."

Revised Museum of Natural History Expansion files with LPC, preserves more park land

After first revealing its controversial $325 million expansion almost a year ago, the American Museum of Natural History has now filed plans with the Landmarks Preservation Commission to move ahead with the Jeanne Gang-designed project. Though, as the Wall Street Journal reports, there's been some changes, mainly those responding to the community's concerns over how much of the new Richard Gilder Center for Science, Education and Innovation will encroach on Theodore Roosevelt Park, a city-owned space near the back of the museum at 79th Street. The new curving Center will occupy one-quarter of an acre of the park, and two historic trees--a 125-year-old English elm and a 75-year-old pin oak tree-- will be preserved. Therefore, the public space leading into the museum will have better circulation and more gathering spaces.
