Interactive chart reveals the diversity of NYC’s street trees

Just as New York's population is a melting pot of ethnicities, the city's tree population is just as diverse. A new interactive chart from Cloudred give us a look at how tree genus breaks down across the five boroughs. As seen above, if one zooms in on the largest chunks of graph across Manhattan, Queens, Brooklyn, Staten Island and the Bronx, it becomes quickly apparent that maple, oak, pear, and planetree trees have their roots firmly planted in the ground—as do a bunch of "unknowns," which account for about 14 percent of the city's total tree population.

The city added 21,963 affordable housing units in 2016, the most in 27 years

When Mayor de Blasio took office in 2014, he vowed to build or preserve 200,000 units of affordable housing over 10 years, and so far, he's made good on his word, despite the loss of the city's controversial 421-a program. The Times reports that today the Mayor will announce that his administration has added 21,963 affordable units in 2016, the most since 1989. Of these apartments, 6,844 were in newly constructed buildings and roughly 4,400, or 20 percent, were reserved for low-income New Yorkers earning less than $25,000 (much more than the eight percent goal). More than 30 percent were in Manhattan, followed by 29 percent in both the Bronx and Brooklyn.

Rent a triplex in the townhouse where Jack Kerouac wrote ‘On the Road’ for $12.5K a month

The loft-like, rustic-modern interiors in this renovated triplex could be straight out of a hip Brooklyn brownstone–except they can be found on a serene Seminary block amid the galleries and condos of prime West Chelsea. But the townhouse at 454 West 20th Street has some cool cred beyond its on-trend finishes: Original hipster Jack Kerouac reportedly composed his seminal novel "On the Road" in 1951 while in residence here.

My 600sqft: Journalist Alexandra King turns a schlumpy Park Slope rental into a stunning boho-chic pad

If you needed any more proof that British women just have "it" when it comes to style, place your gaze no further than Alexandra King. The expat journalist, writer and one half of downtown gallery Lyles & King seems to have a knack for turning naught into something noteworthy—just look at her apartment. Alexandra came to NYC seven years ago, first living on her own and then moving into a grimy Chinatown pad with her then-boyfriend-now-husband, Isaac. Following a somewhat traumatic event at their old building, the pair decided to leave Manhattan and high-tail it to leafy Park Slope. While their new neighborhood offered a different kind of charm than Chinatown, their one-bedroom rental still left a lot to be desired; the accent walls for example were painted in what Alexandra describes as "a bizarre shade of poop brown." But leave it to an enterprising creative to transform a turd into a gem. Alexandra saw plenty of potential in the dank space and jumped on the lease. Despite having a few what have I done?! moments, Alexandra worked her magic and completely transformed the apartment. Five ‘one-seat ride’ options to JFK Airport proposed by Regional Plan Association

Earlier this week, Governor Cuomo unveiled his latest nine-figure infrastructure proposal, a $10 billion overhaul of JFK Airport. As 6sqft explained, the plan address three main issues: "unifying all the terminals with an interconnected layout so the airport is more easily navigable; improving road access to the airport; and expanding rail mass transit to meet projected passenger growth." This final point included a direct rail link so that passengers traveling to and from Manhattan wouldn't need to ride the subway to connect to the AirTrain. The Regional Plan Association decided to explore this idea further, and in a report out today they've detailed five different approaches for a "one-seat ride" to JFK, which includes an extension of the Second Avenue Subway and a new underground tunnel.

Before & After: 10 NYC blocks and enclaves transformed by pedestrian-friendly design

New York clocks in more steps on average than any other state in the country, and that number is most definitely skewed by New York City where more residents hit the pavement than the gas pedal. But in a town that's seemingly dominated by pedestrians, car culture maintains the right of way. According to Vision Zero, NYC's program to reduce traffic-related fatalities, being struck by a vehicle is the leading cause of injury-related death for children under 14, and the second leading cause for seniors. Providing more public space for pedestrians has become an increasing concern for the city over the last decade, and as such, a multitude of plans have been put forward to create sanctuaries from traffic or to reconfigure streets to keep people safe. But beyond preventing traffic accidents, by planting more trees, expanding sidewalks and bike paths, and installing seating, these urban renewal projects have also been key in promoting walking, biking, health and ultimately a more desirable and habitable New York City.

Plans filed for a 21-story Coney Island ‘Dreams’ project on the boardwalk

Developer John Catsimatidis' Red Apple Group has filed plans for a 21-story tower on a Surf Avenue parcel that he purchased last summer according to Brooklyn Daily; the tower is part of a three-building Coney Island project that will likely include 415 apartments and retail. In the billionaire grocery mogul's typically patient fashion, he has slowly been acquiring the Boardwalk-adjacent lots between West 35th and West 37th streets for the project, called Ocean Dreams, since 2005.

We recently visited Pete's to photograph its lovely holiday decorations and to chat with restaurateur Gary Egan and manager A.C. about the establishment's unique history, connection to O. Henry, and time as a speakeasy during Prohibition.

Parlor floor pad offers brownstone beauty without the beastly mortgage at $4,300/month

Even when it's tucked into a postcard-pretty brick townhouse, it's unusual for a rental apartment to look like a longtime home. This two-bedroom parlor-floor unit at 155 Luquer Street  in Carroll Gardens is about as welcoming as we've seen in a while. Are concessions and a high vacancy rate a sign the rental bubble will burst?

In the past year or so, there has been no shortage of talk about inventory glut, flat rental prices and bursting bubbles; Now, Slate blogger Henry Grabar has rustled up some numbers and real-life examples to go with the chatter, and we're guessing they weren't too hard to find. According to Grabar, a vacancy rate at its highest since 2009 (with a staggering amount of inventory in the pipeline), and the percentage of rental price chops at a record 42 percent in October point to an impending renter's market of comparatively epic proportions.

Historic map shows the manufacturing industries of 1919 NYC

As part of their new exhibit "Mastering the Metropolis: New York and Zoning, 1916–2016," the Museum of the City of New York has shared this historic map of manufacturing industries across the city. Published in 1922 using census data from 1919, the colorful depiction shows us that women's wear was the industry of the time, with more than 8,000 factories employing 169,965 people and coming in with a yearly product value of $1.7 billion. Manhattan was all but covered with manufacturing, and as CityLab points out, this included everything from rubber tires and umbrellas to coffins and cigar boxes.

Gamma Real Estate’s $98M bid wins debt-ridden Sutton Place site at foreclosure auction

The debt-beleagured Sutton Place site that included plans for a 900-foot-tall luxury condo from starchitect Norman Foster has finally had its day at the auction, and the winning bidder was N. Richard Kalikow’s Gamma Real Estate, according to The Real Deal. A bankruptcy judge authorized the sale of the property at 3 Sutton Place in September, after Joseph Beninati's Bauhouse Group failed to pay back creditors and partners on the 262,000-square-foot development. Gamma controlled the entities that originally loaned Beninati $130 million, but as of today the developer outbid Brooklyn investor Isaac Hager, paying $86 million for the site and $12 million for additional air rights, far less than the predicted $187 million price tag.

This two-bedroom condo comes from 80 Metropolitan Avenue, which you might mistake for a converted warehouse. But this blue brick building with punched, multi-paned windows was actually constructed in 2009 in the loft style that's popular around Williamsburg. For $560K, this spacious Sunset Park co-op has a Scandinavian heritage and interior style to match

We're told this big and bright pre-war apartment at 1413 9th Avenue is in a 1923 Finnish co-op building. We know that's not unusual for Sunset Park: In the first half of the 20th century, the neighborhood was home to a large Scandinavian community. But this particular home's charming interiors are also the picture of Scandi-chic (though we're pretty sure it's coincidental). In New York City, where buying and selling real estate is a high-stakes endeavor, the topic of historic and landmark designation is frequently raised. Renderings revealed for 724-foot Lower East Side tower, final piece of controversial site

The historically low-income, low-slung neighborhood of Two Bridges--the area along the East River, near the footings of the Manhattan and Brooklyn Bridges where the Lower East Side meets Chinatown--has become a high-rise hotbed over the past year. Despite the controversy that the four planned projects, all upwards of 700 feet, have caused, they're moving along fairly swiftly, and The Lo-Down now has the big reveal for the final site--Starrett Group's 259 Clinton Street. Perkins Eastman Architects have designed the 724-foot, 62-story glass tower, which will have ground-floor retail and 732 apartments, 25 percent of which will be permanently affordable with a good chunk being set aside for low-income seniors.

Interactive map reveals the income gap that divides NYC’s richest and poorest

According to a 2016 Pew report, the middle class is shrinking in 90 percent of U.S. cities. It's the first time in our nation's history that the middle class doesn't make up the economic majority. Instead, the highest- and lowest-income households combined comprise over 50 percent of the population. And in New York City, the divide is startling. One in five New Yorkers live below the poverty line, while the upper five percent of Manhattan residents earned more than $860,000 in 2014. GIS software company Esri has created a series of interactive maps that visualize this wealth divide in NYC and across the country, revealing where the richest and poorest live and the new economic divisions that are forming in our major metropolitan areas.

Make your stay in NYC an authentic one: Sleep in a closet-sized space for $3,500

This second-floor walk-up at 235 West 18th Street is about as much like an average NYC rental apartment as you could get for a month or two in town, which is clearly the intended purpose of this furnished Chelsea pad. The listing states that it's available for one to twelve months, but there are towels on the beds, AirBnB-style, along with other bare-bones necessities. Knowing that makes it seem a lot more acceptable that one of the apartment's two "flex" bedrooms appears to be in an actual closet—which isn't so bad if you're only in town for the holidays. And to be fair, whole rooms in some of the city's hipper boutique hotels appear to be in closets also. The listing says the apartment "comfortably sleeps 4," which apparently means at $3,500 you're getting a pretty good bargain.

Jemima Kirke’s dad, ‘Bad Company’ Drummer Simon Kirke, buys $1.3M Gramercy co-op

English drummer Simon Kirke, of Free and Bad Company and father to "Girls" actress Jemima Kirke, sold his Hamptons beach cottage for almost $1.4 million over the summer, and it looks like he's used those earnings to buy a Manhattan home. Though he allegedly toured a $1.7 million spread at the famed Dakota in August, the Observer reports that Kirke spent of $1.3 million on a corner co-op at 201 East 17th Street in Gramercy.

Beginning the last week of September, a six-man team starts the process of adorning Rolf's German Restaurant with 15,000 Christmas ornaments, 10,000 lights, and thousands of icicles. By the first of November, the process of turning this historic Murray Hill restaurant into a holiday wonderland is complete, attracting both locals and tourists who are eager to see the one-of-a-kind display of Victorian-style decorations. We recently paid a visit to Rolf's, capturing everything from dolls found in New England antique shops to 19th century German ball ornaments worth hundreds of thousands of dollars. And we've shared an interview with owner Bob Maisano where he talks about the building's past life as a speakeasy during Prohibition, German history in NYC, and what makes Rolf's a unique holiday destination.

Before the days of Amazon, last-minute holiday shopping actually required putting clothes on and interacting with other human beings. To fully understand just how far we've come (and really appreciate the ability to "add to cart"), take a look at this HD stock footage from Critical Past that shows the rush of New York holiday shoppers in 1930. The sidewalks are a sea of black trench coats, with shoppers trying to squeeze their way into stores on 34th Street and buy wares from vendors on what looks like it may be Orchard Street, once the hub of discount shopping.
