Historic Clinton Hill carriage house gets light from a ‘sky volume’ and a courtyard carved into its core

A thoroughly transformative re-design by New York studio O'Neill McVoy Architects turns a historic red brick townhouse on a slender 24- by 76-foot lot in need of light and air into an ultra-bright and inspiring modern residence for a young family. The Clinton Hill Courtyard House, in a landmarked section of the neighborhood, was built in 1877 as a carriage house for the mansion next door. The historic integrity of the home's exterior was left intact, but inside, three strategic openings–including skylights, a central courtyard, and a perforated interior stair wall--were created to let in light and air everywhere for daily living.

Mike Myers’ $15M Tribeca loft finds a buyer just a month after he bought it

"It's freedom, baby, yeah!" At least from his Tribeca apartment. Mike Myers bought a $14.65 million loft in 443 Greenwich Street at the beginning of the year, but clearly had sudden a change of heart, re-listing it just a week later for the slightly higher price of $15 million. And now, only a month after purchasing the pad, it's gone into contract, according to LL NYC. Now if only he could so easily unload his $15.95 million Mercer Street penthouse.

BKSK Architects share new renderings of artsy, boutique Noho condo 22 Bond

It's been a long time since Noho went from a creative warehouse district, home to the likes of Basquiat and Warhol, to a trendy enclave full of multi million-dollar lofts and Michelin-starred restaurants, but the 'hood has seen a recent influx of new boutique residential buildings, specifically 22 Bond, which may be the overall embodiment of the area. The 11-story condo offers only six units that begin at $9.8 million, but BKSK Architects' purposeful inclusion of large-scale art, both in the lobby and on the building itself, keep the neighborhood's creative history in play. The project has now launched its official page, which bring us new looks at its facades, art work, and interiors.

The history of Little Syria and an immigrant community’s lasting legacy

In the light of Donald Trump's ban on Syrian refugees, 6sqft decided to take a look back at Little Syria. From the late 1880s to the 1940s, the area directly south of the World Trade Center centered along Washington Street held the nation's first and largest Arabic settlement. The bustling community was full of Turkish coffee houses, pastry shops, smoking parlors, dry goods merchants, and silk stores, but the Immigration Act of 1924 (which put limits on the number of immigrants allowed to enter the U.S. from a given country and altogether banned Asians and Arabs) followed by the start of construction on the Brooklyn-Battery Tunnel in 1940, caused this rich enclave to disappear. And though few vestiges remain today, there's currently an exhibit on Little Syria at the Metropolitan College of New York, and the Department of Parks and Recreation is building a new park to commemorate the literary figures associated with the historic immigrant community.

Inside the Village East Cinema, one of NY’s last surviving ‘Yiddish Rialto’ theaters

Moviegoers at the Village East Cinema may be surprised to learn that they are visiting a recently restored New York City designated landmark. The Village East Cinema has a fascinating history as one of the last surviving “Yiddish Rialto” theaters along Second Avenue in the East Village. Today, the cinema is known for premiering many independent films and an eclectic mix of art and commercial releases. The theater’s most significant visual aspect, however, is its main auditorium’s ornate and colorful ceiling, which is regarded as having one of the most remarkable works of plaster craftsmanship in New York City.

Live in John Catsimatidis’ curvy Downtown Brooklyn rental tower from $833/month

Way back in 1982, the CEO and owner of Red Apple Group, John Catsimatidis (you may know him better as the billionaire owner of Gristedes or for his failed Republican run in the last mayoral election) paid $500,000 for a 2.5-acre, four-block site in Downtown Brooklyn, on the western edge of Fort Greene. Thirty-five years later, construction is wrapping up on the final, and by far the tallest, of the four-tower development. The curving glass building at 86 Fleet Place was designed by Goldstein, Hill & West and will rise 32 stories/350 feet and house 440 rentals, 29 of which are set aside as affordable and have just come online through the city's affordable housing lottery. They range from $833/month studios to $1,247/month three-bedrooms and are available for those earning 45 to 60 percent of the area media income.

Extell’s One Manhattan Square reaches halfway point and gets its glassy skin

Despite the rapid influx of new development that's popping up in the controversial Two Bridges area, the Chinatown-meets-Lower East Side neighborhood's first project, One Manhattan Square, still reigns as the tallest. In fact, when it reaches its full 823-foot height, Extell's 80-story condo at 252 South Street will have the highest rooftop between downtown and Midtown Manhattan. Now that sales have commenced, CityRealty paid the construction site a visit, noticing that the double-slab tower is already more than 30 stories tall and has begun to receive its reflective glass skin.

Own Frank Lloyd Wright’s horseshoe-shaped ‘Tirranna’ home in New Canaan, CT for $8M

For the first time in 20 years, Frank Lloyd Wright's "Tirranna" home in New Canaan, Connecticut is on the market. The Wall Street Journal reports that the home, which Wright built just before his death in 1959 on a 15-acre wooded estate, has been listed for $8 million by the estate of its long-time owner, the late memorabilia mogul and philanthropist Ted Stanley and his wife Vada. Though the couple renovated the horse-shaped home, they maintained its original architectural integrity, preserving classic Wright details like built-in bookshelves, cabinets and furniture, as well as other unique features such as a rooftop observatory with telescope, gold leaf chimneys, and sculpture paths that wind through the woods.

Third lottery opens at Pacific Park Brooklyn, apply for 303 affordable units from $532/month

Last spring, the first housing lottery opened at Pacific Park Brooklyn when 181 affordable units at SHoP's 461 Dean Street (the world's tallest modular tower) came online. It was followed a few months later by 298 openings at 535 Carlton Avenue, COOKFOX's entirely affordable building, and now the third set of apartments for low- to middle-income New Yorkers is open. SHoP Architects also designed an all-affordable building at 38 Sixth Avenue, adjacent to the Barclays Center, and as of today these 303 residences are up for grabs, ranging from $532/month studios to $3,695/month three-bedrooms. Households earning between 101 and 165 percent of the area media income (or up to $173,415 annually) are eligible for 198 of the units, while 105 units are set aside for those earning between 30 and 100 percent (as low as $20,126 a year).

Mike Myers relists Tribeca loft he bought a week ago for $15M

Nah, baby, nah... It took just a week for Mike Myers to change his mind about purchasing a sprawling $14.65 million loft in Tribeca's 443 Greenwich Street. The Observer reports the funnyman has just relisted the 4,241-square-foot spread for a slightly higher $15 million. While it's not clear what prompted his decision, Myers' move gives us a fresh look inside the four-bedroom, four-and-a-half bathroom condo currently being marketed by Compass. The firm incidentally is also trying to help him sell his Mercer Street penthouse, currently going for $15.95 million.

Plans filed for a 21-story Coney Island ‘Dreams’ project on the boardwalk

Developer John Catsimatidis' Red Apple Group has filed plans for a 21-story tower on a Surf Avenue parcel that he purchased last summer according to Brooklyn Daily; the tower is part of a three-building Coney Island project that will likely include 415 apartments and retail. In the billionaire grocery mogul's typically patient fashion, he has slowly been acquiring the Boardwalk-adjacent lots between West 35th and West 37th streets for the project, called Ocean Dreams, since 2005.

After a tough stretch of protesting at Standing Rock, Academy Award-winning actor and humanitarian Mark Ruffalo may be treating himself to some pricey NYC real estate. The Post reports that he and wife Sunrise Coigney toured a large, renovated brownstone on the Upper West Side. Listed for $9.99 million, the five-story home at 161 West 91st Street boasts high-end offerings like a six-stop elevator, a roof deck, and a glassy rear extension that on the ground floor opens completely to a private garden.

New York Times names the South Bronx one of the world’s top travel destinations for 2017

In addition to far-flung and exotic locales such as Kazakhstan, the Great Barrier Reef in Australia, Sikkim, India, and Marrakesh, Morocco, the New York Times has added to its list of "52 Places to Go in 2017" several cities across the U.S. on the cusp of gentrification or about to make a comeback. One of these is the South Bronx, subtitled as "an industrial neighborhood's revival." They point to the 'hood's declining crime rates, wave of new development, and, of course, burgeoning foodie scene.

New details for controversial Midtown East rezoning revealed, plan moves forward with land use review

Plans to rezone Midtown East are few steps closer to reality with the start of the new year. The Department of City Planning has certified a rezoning proposal for the area surrounding Grand Central, and the city kicked off its official land-use review process Tuesday. The next step for the rezoning plans will be the seven-month Uniform Land Use Review Procedure (ULURP), which includes review by community boards 5 and 6, the Manhattan borough president, the City Planning Commission and the City Council. The zoning proposal could add 6.5 million square feet of commercial space to the 73-block district in the form of 16 larger, more modern buildings that would replace old ones, breathing new life into the office zone that New York Post real estate columnist Steve Cuozzo recently referred to as “iconic but declining.”

Lottery opens for 100 units in Far Rockaway’s new Passive House, from $653/month

Edgemere is a small neighborhood in the Rockaways that was full of beachfront hotels and bungalows back at the turn of the century. After Robert Moses tore down its most magnificent hotel and replaced it with a parking lot in 1941, the area soon fell into disrepair and became a ghost town. Just this year, however, the city released its Resilient Edgemere Community Planning Initiative to repair Sandy damage, protect the neighborhood from future flooding, improve transportation, and build resilient housing. One of these new projects is called Beach Green Dunes, a brand new Passive Building at 44-19 Rockaway Beach Boulevard with amenities like a roof garden, courtyard, parking, and fitness center. An affordable housing lottery for its 100 units opens today, ranging from $653/month studios to $1,597/month three-bedrooms.

West Chelsea mansion reboot with gym, pool, elevator, theatre and wine room ready for its $36.8M close-up

Back in September 6sqft brought you news of the “unbridled luxury” in the works for a townhouse at 357 West 17th Street that designer Karim Rashid sold to Wonder Works Construction Corp., developer of Williamsburg‘s pricey Oosten condominium complex, for $9.35 million in 2014. Rashid had lived in–and occasionally rented out–a candy-colored, neon-furnished loft in the building. Wonder Works subsequently hired Architect Andres Escobar to transform the 25-foot-wide building into an 11,000-square-foot modern single-family mansion with five bedrooms, 11 baths, a private internal garage, a 400 bottle glass-enclosed wine room, a fully-stocked gym and spa with a pool, a screening room, decks, terraces and patios with city views. Though the renderings looked sufficiently swank, the finished home, now on the market for $38.6 million, more than delivers on the promise of luxe. From the smallest details (Swarovski crystal drawer pulls, faux croc finishes on kitchen cabinets, marble everything and a bathroom faucet that's suspended from the ceiling) to the previously-mentioned lifestyle transformers, no expense was spared in the creation of this contemporary urban manse.

In this installment, award-winning photographers James and Karla Murray return with a look inside Rolf's German Restaurant, known for its over-the-top Christmas decorations. Are you a photographer who’d like to see your work featured on The Urban Lens? Beginning the last week of September, a six-man team starts the process of adorning Rolf's German Restaurant with 15,000 Christmas ornaments, 10,000 lights, and thousands of icicles. By the first of November, the process of turning this historic Murray Hill restaurant into a holiday wonderland is complete, attracting both locals and tourists who are eager to see the one-of-a-kind display of Victorian-style decorations. We recently paid a visit to Rolf's, capturing everything from dolls found in New England antique shops to 19th century German ball ornaments worth hundreds of thousands of dollars. And we've shared an interview with owner Bob Maisano where he talks about the building's past life as a speakeasy during Prohibition, German history in NYC, and what makes Rolf's a unique holiday destination.

Artists’ storied 187-year-old West Village carriage house finally finds a buyer

A 187-year-old carriage house at 29 Downing Street on a quintessential West Village block has appeared in print for so many reasons it's hard to name them all–starting with the six-degrees-of-"Hamilton" fact that it was built in 1829 on land owned by third U.S. vice president Aaron Burr. 6sqft featured the historic home owned by artists John Bennett and Karen Lee Grant in early 2015 when it was listed for $13 million. The homeowners' vision reflected in this remarkable art studio, gallery and living space was featured in House Beautiful, Elle and two coffee table books; the Wall Street Journal called the 25-foot-wide home a "time capsule of development in the West Village." Not only is it one of the most photographed homes in the neighborhood, it's also among the oldest. Purchased by Bennett in 1977 for $155,000 with the help of a loan from the previous homeowners, the house recently sold for $6.8 million–about half the original ask–after two years on the market and several broker changes and price chops (h/t Curbed).

Renderings revealed for adaptive reuse Maker Park along the Williamsburg waterfront

Plans for Bushwick Inlet Park, a 28-acre open space along an unused industrial stretch of the Williamsburg waterfront, first came about in 2005, when the Bloomberg administration rezoned the area to allow for new residential development in exchange for the open space. Fast forward to last week, and the city finally acquired the last piece of land for the project, the controversial Citistorage site. Now that the park is on its way to becoming a reality, a trio of grassroots creatives hopes to bring their alternative vision for the former Bayside Oil Depot site to the forefront. Maker Park is the proposal to adaptively reuse this seven-acre parcel's architectural infrastructure--namely the ten 50-foot decommissioned fuel containers--and create a "park as creative as the neighborhood around it." The Architect's Newspaper recently revealed the first set of renderings, which showcase performance venues, art galleries, hanging gardens, reflecting pools, and an adventure playground.

Triboro’s ‘Wrong Color Subway Map’ uses art as an antidote for subway confusion

David Heasty and Stefanie Weigler, the husband-and-wife team behind Brooklyn’s Triboro design firm, want you to spend more time looking at the New York City subway map. To that end, they’ve created versions of the familiar underground map in vibrant colors that definitely aren’t part of the official MTA version. Intended as less of a subway map replacement and more of a "beautiful memento of the city," Triboro introduced their Wrong Color Subway Map this fall, citing Massimo Vignelli’s iconic 1972 design as inspiration (h/t Wall Street Journal).
