Photographer Betsy Pinover Schiff takes us on an illuminated tour of NYC during Christmastime

Two years ago while attending for the first time the Winter’s Eve Festival, billed as the largest holiday festival in New York City, photographer Betsy Pinover Schiff had an ah-ha Christmas moment. If she, a native New Yorker, just recently learned about this huge annual celebration that draws thousands to Lincoln Square, what other Christmas celebrations was she missing? In a quest to find out, Betsy ended up taking hundreds of photos and attending hundreds of events across the city, all within a six-week period. Her curiosity grew to become the basis of her latest book, “‘Tis the Season New York," which was released this fall. Her book takes us on a tour of NYC during its most festive time of the year, from photos of the holiday windows at Saks Fifth Avenue to the elaborately decorated homes of Dyker Heights. Plus, 15 different New Yorkers, ranging from philanthropist Agnes Gund to Betsy's postman, provided their own NYC experiences for the book. Ahead, Betsy shares with 6sqft some of her sparkling photos and tells us how New York during Christmastime becomes a place for "fun, fantasy, and endless heartwarming moments."

The city’s most important residential projects include a glittering showcase of superlatives that continue to eclipse all that came before, with claims that include tallest (Central Park Tower), skinniest (111 West 57th Street ), most expensive (a $250 million penthouse at 220 Central Park South) and loftiest outdoor lounge (Fifteen Hudson Yards) and pool (Brooklyn Point) almost being a requirement for selling the fabulously luxurious apartments and amenities that lie within. Though some of this year’s contenders appeared on previous years’ lists, their sales launches and toppings-out in 2018 proved that their arrivals on the city's skyline–and among its residential options–are no less impactful than the anticipation that preceded them. Snøhetta reveals more preservation-friendly redesign for Philip Johnson’s 550 Madison

Architecture firm Snøhetta unveiled this week a preservationist-friendly revision to a controversial design for an updated AT&T building at 550 Madison Avenue. The latest design is one of several revisions, each followed by controversy over being seen by preservationists as diverting too much from the building’s original design by Philip Johnson and John Burgee. In addition to comparisons to the original, new designs have had to consider the subsequent revamp that made it the Sony building in 1994, which replaced the building's open Madison Avenue arcade with “Sony Experience” storefronts and covered a rear public arcade with a glass roof.

Nomad’s One Madison Avenue is getting an 18-floor addition designed by Kohn Pedersen Fox

The Nomad office tower that neighbors the Met Life Tower is getting a major makeover, SL Green announced Monday. The 13-story building at One Madison Avenue will undergo a redevelopment, including an addition designed by Kohn Pedersen Fox and a modernization of the building's existing podium. The real estate company said it will reduce the building to its ninth floor and create 18 additional column-free floors above. A rendering released on Monday shows off the planned glassy addition, as well as wraparound and rooftop outdoor terraces that will measure over one acre.

Where I Work: See how Stickbulb’s first-ever showroom is lighting up Long Island City

Before opening their first showroom, sustainable lighting brand Stickbulb had just one wire rack of shelving and one workbench, with their supplies spilling out into the communal areas of their building. They desperately needed more space. The company found it this year in a 10,000-square-foot former steel factory in Long Island City. With its terracotta walls and wooden floors, not only does the new space aptly complement Stickbulb’s modern LED light fixtures, but the former factory gives them enough room to show off how their products are made and the people who make them. Sustainability remains a core mission for Stickbulb, which was founded six years ago by Russell Greenberg and Chris Beardsley, the creative team behind RUX Design. Using salvaged wood from demolished buildings and dismantled water towers, Stickbulb products always have a story to tell. "The idea is that the customer can trace back the wood that they have in their light fixture back to the original building it was a part of," Russell told us during a recent visit to the company's showroom. Permits filed for 22-story Union Square tech hub with plans for major digital training center

The New York Economic Development Corporation (NYCEDC) has filed permits to construct a 22-floor tech hub at 114 East 14th Street near Union Square, CityRealty reports. Officially known as the Union Square Tech Training Center, the 254,000-square-foot, $250 million, facility has big plans to ramp up NYC's high-tech firepower: In addition to affordable office space for startups, market-rate office space for tech companies, and a retail and market area run by Urbanspace, the nonprofit Civic Hall will be running a new digital skills training center at the midblock site once occupied by a PC Richard & Son electronics store.

New renderings of Sunshine Cinema-replacing office tower reveal “Houston Alleyway”

Nearly a year ago, we got our first look at the glassy box that would replace the Lower East Side's formerly iconic Sunshine Cinema. And now, developer East End Capital has launched an official website to market the office spaces at 141 East Houston Street that includes a trio of new renderings. First uncovered by CityRealty, not only do they show an interior commercial space and the ground-level retail, but they reveal "Houston Alleyway," a new green-walled passageway that will run south from Houston Street.

Cannoli, cheesecake, and an East Village icon: See history in action at 125-year-old Veniero’s Pastry

Ask a group of New Yorkers where to find the best cannolis or cheesecake, and without a doubt, you'll hear Veniero Pasticceria and Caffé. An East Village institution, Veniero's is a family-owned and operated Italian pastry shop that was established by Italian immigrant Antonio Veniero in 1894. Veniero, who lived with his family next door, started the business as a candy shop. He then started serving Italian espresso and biscotti and by the 1920s, he had brought in master bakers from Sicily to run the kitchen.  A century later, Veniero's is still family-owned and is celebrating is 125th anniversary next year. We had the chance to tour the caffé and bakery with Robert Zerilli, the fourth-generation current owner and great-nephew of founder Antonio Veniero. Today, Veniero's serves more than 150 desserts, from traditional Italian butter cookies and cannolis to some more modern offerings such as red velvet cake and oreo cheesecake. 12-ton Norway spruce is headed for Rockefeller Center’s 2018 holiday HQ

That's right, it's not even Halloween yet, but the 2018 Rockefeller Center Christmas Tree has been selected and is now being groomed for duty as the centerpiece of New York City's treasured holiday tableau. The tree, a 72-foot Norway spruce, born and raised in Walkill, New York, is 45 feet in diameter and weighs about 12 tons. The tree will be lifted by crane onto Rockefeller Plaza on Saturday, November 10. After being wrapped with five miles of LED lights, the enormous evergreen will be crowned with a new Swarovski star designed by architect Daniel Libeskind for the free, public tree-lighting extravaganza happening this year on November 28.

FXCollaborative reveals new renderings of slender Fidi condo tower

Trinity Place Holding’s new residential tower rising at 77 Greenwich Street in lower Manhattan has just released a teaser site and new renderings showing the 500-foot-tall building in all its future glory. With architecture by FXCollaborative and interiors by Deborah Berke Partners, the tower is four stories in to its 42-story height; sales are scheduled to begin in spring of 2019.

Remembering Soho’s Tunnel Garage: An automobile age marvel

As the old saying goes, you win some, you lose some.  That’s particularly true in preservation, where sometimes in spite of the most heroic of efforts and compelling of cases, historic treasures succumb to the wrecking ball. GVSHP is frequently asked, “Which fight do you most regret losing; which building do you mourn the loss of most?” It often comes as a surprise that the answer, inevitably, is a parking garage — one which seemed to almost eerily peer into the future. But the Tunnel Garage, at Broome and Thompson Streets, where the South Village meets Soho, was no ordinary parking garage. Built in 1922, it was a thing of extraordinary beauty, a sublime ode to the dawn of the automobile age and to the engineering marvel of its time which was the Holland Tunnel.

Over 70 affordable units up for grabs in new luxury Clinton Hill rental, from $913/month

Applications are now being accepted for 73 affordable rentals in a new Brooklyn building located in the middle of Clinton Hill, Prospect Heights, and Fort Greene. Developed by RXR Realty, the 12-story building at 810 Fulton Street is expected to open in 2019. Qualifying New Yorkers earning 60 percent of the area median income can apply for the units, which range from $913/month studios to $1,183/month two-bedrooms.

The Village’s beloved pink townhouse lists as an $11M fixer-upper

Often noted for its unusual studio window and bright coral hue, the five-story townhouse at 114 Waverly Place was built in 1826 as part of a row of nine houses constructed for Thomas R. Mercein, who was at the time city comptroller and president of New York Equitable Fire Insurance Company. A dramatic overhaul in 1920 designed by William Sanger for portrait painter Murray P. Bewley is responsible for the building's quirkier design elements, which are credited to a German Expressionist style known as Jugendstil, a mix of English Art Nouveau and Japanese applied arts. This unusual Village house is now on the market for $11 million–with a few caveats.

Coney Island’s ‘Miami-inspired’ Ocean Dreams rental project tops out

Last spring, 6sqft revealed new renderings of grocery store king (Red Apple, Gristede's) John Catsimatidis' 425-unit Coney Island rental project at 3514 Surf Avenue known as Ocean Dreams. According to The Real Deal, Catsimatidis’ Red Apple Group secured a construction loan for $130 million from Bank of America for the project back in June. Now, the New York Times has reported that the pair of 21-story luxury apartment towers overlooking the Atlantic on the island's western end has topped out and is scheduled to open next summer.

Marvel Architects reveal condo conversion of 200-year-old Nolita school

Marvel Architects has completed its school-to-condo conversion in Nolita, bringing seven condos and one private townhouse to the former site of the Old St. Patrick's School on Prince Street. The project restored the facade of the four-story building, which was built in 1826, as well as its dormer windows and arched doorways. Because the interiors of the building, dubbed the Residences at Prince, were not landmarked, the architects were able to add new modern elements like steel columns and white oak floors while retaining original brick walls and roof timbers.

Troubled Upper East Side mansion tries again for $88M after record-breaking deal fell through

Fourth time's the charm? A 20,000-square-foot townhouse on the Upper East Side with its own movie theater and a panic room has hit the market again for $88 million. While the palatial home at 12 East 69th Street went into contract last December for $80 million, which at the time would have been the most expensive townhouse ever sold in New York City, the deal fell through this summer. The seven-bedroom home, built in 1884, was previously listed in 2013 for $114 million and then for $98 million in 2014. But if you're not ready to commit permanently to the mansion lifestyle, the home is also available to rent for $175,000.

Get a peek at the new sculpture garden going up next to Zaha Hadid’s High Line condo

Back in May 6sqft reported on plans for the 15 new gallery spaces in the works next to the Zaha Hadid-designed condo at 520 West 28th Street along the High Line, with the Paul Kasmin Gallery to anchor the project, which will expand into a 5,000-square-foot space with a sculpture garden designed by Future Green on its roof. With the official opening of the new building and inaugural exhibitions of works by Walton Ford and Joel Shapiro come new photos of the gallery and of the sculpture garden being installed.

Roy Lichtenstein’s former Nomad loft hits the market for $4.5M

The former Nomad loft of late pop-art artist Roy Lichtenstein is for sale, asking $4.5 million. Lichtenstein, who was a native of New York City, lived at the four-bedroom home at 105 East 29th Street from 1984 to 1988. Located on the eighth floor, the sprawling space measures 3,200 square feet and features four exposures from 19 windows. As 6sqft reported last year, Lichtenstein's son Mitchell listed a home in the Greenwich Village Historic District for $25 million; today it's back on the market for just under $20 million.

No subway, no worries: Developers offer incentives to lure tenants off train lines

Williamsburg, where the L train shutdown will soon take effect, via Wiki Commons In a city with fewer car owners than nearly any other location in North America, it should come as no surprise that subway access is a key factor for most New Yorkers when they go on the housing market. In fact, many New Yorkers won’t even consider renting or buying if the address is more than a 10-minute walk from the nearest subway. This explains why some neighborhoods, including Greenpoint, which has a subway but not one that leads to Manhattan, and Alphabet City, which doesn’t have a subway at all, have long reported lower real estate values and rental prices that their nearest neighbors. However, there are growing signs that subway access may no longer matter as much as it once did. While subway access remains important, it is increasingly no longer a deal breaker for developers or prospective tenants. In today’s real estate market, a growing number of developers are pouring money into developments located off the subway line, and many tenants don’t seem to mind. This may also explain why not all developers with projects located along the L line are worried about the pending shutdown, which is now slated to begin in April 2019.

New renderings for Brooklyn Navy Yard’s 5 million square feet of vertical manufacturing space

After announcing a $2.5 billion expansion of the Brooklyn site in January, the Brooklyn Navy Yard Development Corporation (BNYDC) released on Thursday new renderings of the plan, which would add 5.1 million square feet of manufacturing space. Developed by WXY architecture + urban design, the plan centers around three sites, all including new vertical manufacturing space along with public, open space and connectivity improvements. About 75 percent of the 10,000 jobs added (bringing the total to the site 30,000) will be manufacturing jobs, with the rest being service-oriented and creative work. The renderings released of the Yard this week by the BNYDC gives us a better look at how the 300-acre development will flow with the surrounding neighborhoods.

Where old meets new: Welcoming a new era of developments in Murray Hill

Unlike many New York City neighborhoods that have reputations that travel far beyond their borders, for many years, Murray Hill has remained low key. If Murray Hill hasn’t always been quick to flaunt its assets, it may have something to do with its Quaker origins. After all, the "Murray" in Murray Hill points back to the Murray family—the clan of Quaker merchants who first settled the area in the mid-18th century. Since the days of the Murray family, much has changed in the neighborhood. The "hill" has been leveled, the neighborhood is no longer considered uptown, and since the early 2000s, the neighborhood’s reputation as a quiet and staid residential enclave has also been shattered as a younger crowd has moved in. In fact, for much of the past two decades, at least some parts of Murray Hill have become synonymous with the bar scene along Third Avenue, which is primarily known as a playground for young professionals. More recently, the neighborhood is undergoing another shift as a new era of higher-end rentals and condo developments attract a somewhat more mature demographic.

How the East Village grew to have the most community gardens in the country

Awash in gray pavement and grayer steel, New York can be a metropolis of muted hues, but with 39 community gardens blooming between 14th Street and East Houston Street, the East Village is the Emerald City. The neighborhood boasts the highest concentration of community gardens in the country thanks to a proud history of grassroots activism that has helped transform once-abandoned lots into community oases. By the mid-1970s, as the city fought against a ferocious fiscal crisis, nearly 10,000 acres of land stood vacant throughout the five boroughs. In 1973, Lower East resident Liz Christie, who lived on Mott Street, refused to let the neglected lots in her neighborhood lie fallow. She established the urban garden group Green Guerillas, a rogue band of planters who lobbed “seed bombs” filled with fertilizer, seeds, and water into vacant, inaccessible lots, hoping they would flourish and fill the blighted spaces with greenery.

Where I Work: The trio behind Van Leeuwen ice cream show off their pastel-painted UWS shop

Ten years ago, with $60,000 on hand and no factory, Laura O’Neill and Pete and Ben Van Leeuwen decided to operate an ice cream truck in New York City. Instead of using gum stabilizers and fillers, they wanted to make their ice cream with all-natural, pure ingredients. The trio, none of whom have a culinary background, started testing ice cream recipes in the kitchen of their shared Brooklyn apartment. Today, Van Leeuwen has grown into a multimillion-dollar, multi-city dessert empire with numerous trucks and brick-and-mortar stores throughout NYC and Los Angeles. Van Leeuwen remains known for its rich and delicious vegan flavors, which hit their menu about five years ago. With a formula of raw cashews, extra virgin coconut oil, pure cocoa butter, coconut cream, and organic cane sugar, the ice cream is beloved by vegans and non-vegans. "It's not just good vegan ice cream--it's incredible ice cream that happens to be vegan," Laura told us. Pete, Ben, and Laura recently gave us a tour of one of their new NYC stores, a small pastel-painted shop on the Upper West Side. Ahead, hear from Laura about Van Leeuwen's humble start in Brooklyn, the decision-making-process behind new flavors, and plans to expand even further.
