A housing lottery opened this week for 49 affordable apartments in Sunset Park, Brooklyn. Located at 372 51st Street, the newly constructed mixed-use building includes a newly expanded Brooklyn Public Library branch. New Yorkers earning 40, 50, 60, and 80 percent of the area median income can apply for the units, ranging from $524/month studios to $2,096/month three-bedrooms.

Waterfront luxury living in New York City doesn’t have to be out of reach. Located on the East River in Hunter’s Point South, Gotham Point is a mixed-use complex with over 1,100 apartments, 75 percent of which are priced below the market rate. Applications are now being accepted for 270 rent-stabilized apartments at the Long Island City development’s South tower. The building is open to New Yorkers with a wide range of household income levels, between 30 percent and 165 percent of the area median income (AMI), or between $15,806 and $244,200 annually. That means a single person who earns between $15,806 and $25,090 annually would pay $738/month for a studio and a four-person household with an income range of between $126,686 and $196,845 would pay $3,580/month for a three-bedroom.

A housing lottery opened this week for 69 apartments designated for New Yorkers earning 80 percent of the area median income. Located at 153-19 Jamaica Avenue in Jamaica, Queens, the newly constructed 19-story building sits across from the historic Rufus King Park and is also just one block from the subway. Available apartments include 37 studios priced at $1,599/month and 32 one-bedrooms for $1,708/month.

The new complex, dubbed RadRoc, consists of two 10-story mixed-use structures, a steel and plank building at 19-38 Cornaga Avenue and a modular construction building at 10-18 Beach 20th Street. Qualifying New Yorkers earning between 40 and 80 percent of the area median income can apply for the units, ranging from $535/month studios to $2,059/month three-bedrooms.

600-unit final tower of Journal Squared complex breaks ground in Jersey City

The final tower of a massive three-building luxury complex in Journal Square broke ground this week, which will eventually add hundreds of apartments to Jersey City's burgeoning residential neighborhood. Dubbed Journal Squared, the development at the intersection of Pavonia and Summit Avenues includes three high-rise rentals, two of which have already opened. This week local officials joined Kushner Real Estate (KRE) Group and National Real Estate Advisors to celebrate the completed leasing of the 704-unit second phase tower and break ground on the third and last tower, a 60-story structure with 600 residences.

The cool, geometric rental tower at 111 Varick Street was just completed this year, and now it's opened an affordable housing lottery for 30 of its 100 apartments. The units are available to those earning 70, 80, or 130 percent of the area median income and range from $1,224/month studios to $3,219/month two-bedrooms. By comparison, the market-rate units start around $4,000/month for studios. Located in the burgeoning Hudson Square neighborhood, bordering the southern edge of Soho, this 30-story tower was designed by S9 Architecture with a unique undulating precast concrete facade. Because of where it's sited, the building offers incredible views of the Hudson River and skyline.

Google will buy St. John’s Terminal building in Hudson Square for $2.1B

Google will buy the Manhattan office building it currently leases for $2.1 billion next year. The tech giant announced on Tuesday plans to purchase St. John's Terminal at 550 Washington Street in Hudson Square during the first quarter of 2022. Google already leases the former freight terminal, which is currently undergoing a major renovation and addition as part of the company's new 1.7 million-square-foot campus in the neighborhood. As the Wall Street Journal first reported, the deal marks the priciest sale of a single office building in the United States since the start of the pandemic, as well as one of the most expensive ever recorded.

These new Jersey City micro-apartments are addressing affordability through design

Jersey City was recently ranked the 17th-best city in the nation for young professionals, which isn't surprising considering it's a 10-minute PATH ride to lower Manhattan and has seen a true artistic renaissance unfold over the last decade. See the tall residential towers coming to Jersey City’s low-rise Journal Square

More dense housing developments are headed to transit-rich low-slung parts of Jersey City. In the city's Journal Square neighborhood, developer Namdar Group plans to add several high-rise residential towers in an area near the PATH train that is currently made up mostly of two- and three-story homes. In total, the Long Island-based developer is bringing six new towers designed by C3D Architecture to a few blocks of Journal Square.

In recent years, the downtown Jersey City skyline has expanded in ways no one could have imagined 20 years ago. And a new mega-development is planned for an area previously untouched, just west of Liberty State Park and the Liberty Landing Marina. A lottery opened this week for nearly 100 affordable units set aside for seniors at a newly constructed building in the South Bronx. Located at 1080 Washington Avenue in Morrisania, the development features a 5,400-square-foot community facility space, on-site social services, fitness center, laundry, and a sunroom with plantings. Applicants must have at least one household member who is 62 years of age or older, qualify for Section 8 benefits, and earn $51,200 or less, annually. Eligible New Yorkers will pay 30 percent of their income for the studio and one-bedroom apartments.
