40 middle-income apartments available at luxury high-rise in Midtown East, from $1,281/month

Here’s an opportunity to live in a luxury Manhattan rental for cheap (relatively). The Gilroy, a new 40-story tower at 232 East 54th Street, is currently accepting housing lottery applications for 40 middle-income apartments, set aside for New Yorkers earning 70 and 130 percent of the area median income. Available apartments start at $1,281/month for a studio, $1,375/month for a one-bedroom, and $1,660/month for a two-bedroom.

Designed by Ismael Leyva, the 420-foot-tall Gilroy features a limestone facade with square casement windows and an Art Deco crown, paying homage to the architecture of the 1920s. The Jazz Age-inspired aesthetic continues inside, with glamorous gold, emerald, and walnut accents throughout.

Residences boast 10-foot ceilings with open floor plans and oversized windows. Kitchens feature custom cabinetry, Calacatta countertops, and stainless steel appliances, while floor-to-ceiling porcelain tile walls and a soaking tub can be found in the bathrooms.

Amenities include a doorman and attended lobby, a laundry room, screening room with skylights, co-working space, fitness center, a Speakeasy-inspired lounge with a kitchen, and a year-round, heated rooftop terrace.

According to the advertisement for the lottery, eligible applicants who earn 130 percent of the AMI will receive three months free on a 12-month lease.

Qualifying New Yorkers can apply for the affordable units until August 30, 2021. Fifty percent of units are set aside for residents of Manhattan Community Board 6.
