Applications are now being accepted for a 100-spot waitlist for a rental building in Greenpoint. Located at 215 Freeman Street at the foot of the Pulaski Bridge, the building sits near all Manhattan Avenue has to offer, with easy access to Long Island City and beyond via the bridge's pedestrian path. Qualifying New Yorkers earning 130 percent of the area median income can apply to be placed on the waitlist for the apartments, which include one-bedrooms priced between $2,270 and $2,542 per month and two-bedrooms between $2,733 and $3,063 per month.

The city’s first LGBT-friendly affordable senior housing opens in Fort Greene

New York City’s first affordable LGBT-friendly senior housing complex has opened in Fort Greene. Originally called the Ingersoll Senior Residences, the project—which is the first to be completed under the city’s controversial plan to lease NYCHA land to private developers—was dubbed Stonewall House in honor of the 1969 riots that launched the modern LGBT movement. The building comprises 145 apartments that will be available to seniors 62 years and older who make 50 percent or less of the area median income, with 25 percent of the units set aside for formerly homeless tenants.

Borough president rejects plan for five-building luxury development in Harlem

A developer's plan to rezone a neighborhood in Central Harlem to make way for a mixed-use development hit another roadblock this week. Manhattan Borough President Gale Brewer on Monday rejected a rezoning application filed by the Olnick Organization to construct five 28-story luxury towers and one mid-rise building located at the existing Lenox Terrace complex. In her recommendation, Brewer said the project lacks the "public and private investments necessary to make it a prudent exercise of planning for future growth."

NYC real estate experts offer their 2020 predictions

In some ways, 2019 was a continuation of the past few years: political and global uncertainty loomed over the New York real estate market, development continued at a steady pace, and prices were as high as ever. (Oh wait -- they were actually higher.) But the year also brought notable changes, from a total overhaul of rent and tenant protections, increased urgency in regards to climate change, an increasingly buyer's market, and dry-up of the once pervasive rental concessions. So what's in store for the year ahead? Real estate experts believe sustained political uncertainty -- particularly around an election year -- could mean buyers proceed cautiously. The new rent laws will undoubtedly shape New York, as both the rental and condo markets tighten. Pre-war design will make a comeback in defiance of glassy modern architecture, while the focus on sustainability will increase and amenities will become more flexible.

Announcing 6sqft’s 2019 Building of the Year!

The votes have been tallied, and it’s time to name the 2019 Building of the Year! The winning title belongs to none other than Nomad's Madison House at 15 East 30th Street. The 62-story tower beat out 11 other significant NYC buildings, taking first place with 1,284 votes, 34% of the 3,823 total votes cast. Not only is the building the tallest in Nomad at 805 feet, but its sleek design from Handel Architects was done in a unique decagon shape that allows all of the 199 apartments to have column-free corners. Plus, Nomad is an ever-burgeoning neighborhood full of hip restaurants, plenty of transit options, and one of the city's greatest concentrations of fitness studios.

Plans filed to replace historic Greenwich Village houses with a 244-foot luxury tower

Developer Madison Equities filed plans on Thursday to demolish two five-story buildings at 14-16 Fifth Avenue in favor of a 21-story, 244-foot luxury apartment tower. According to The Real Deal, Madison Equities bought the property with City Urban Realty in 2015 for $27.5 million and at the time cited plans to renovate the existing apartments. The buildings currently contain 20 units of “relatively affordable housing” while the proposed new building would comprise 18 “super-luxury” units. The Gothic Revival townhouses date back to 1848 and are landmarked within the Greenwich Village Historic District so the plans can only proceed with approval from the Landmarks Preservation Commission.

One of the city’s oldest and largest landmark districts, it’s a treasure trove of history, culture, and architecture. Village Preservation is spending 2019 marking this anniversary with events, lectures, and new interactive online resources. This is part of a series of posts about the Greenwich Village Historic District marking its golden anniversary. Greenwich Village, specifically the historic district at its core, has been described as many things, but “literary” may be among the most common. That’s not only because the neighborhood has an air of sophistication and drama, but because it has attracted some of the nation’s greatest writers over the last 200 plus years. 69 newly constructed affordable units available in East New York, from $856/month

Linwood Park Apartments, a new development at 315 Linwood Street in East New York, has just launched an affordable housing lottery. The 10-story complex is located in the rezoned Atlantic Avenue corridor and is made up entirely of affordable units, available to those earning 40, 50, and 60 percent of the area median income. 69 apartments are available in the lottery, ranging from $856/month studios to $1,504/month three-bedrooms. Eight of those units have been set aside for those who qualify for Section 8, meaning eligible residents will pay 30 percent of their income for rent.

A housing lottery launched this week for 141 middle-income apartments at a newly constructed building that borders Brooklyn's Flatbush and Prospect-Lefferts Gardens neighborhoods. Dubbed "PLG," the 26-story tower at 123 Linden Boulevard sits a few blocks from the southern end of Prospect Park and boasts 50,000 square feet of indoor and outdoor amenity space. As the tallest building in the neighborhood at 320 feet, PLG offers unobstructed panoramic views of Prospect Park, the Manhattan skyline, and the Verrazano Bridge. Qualifying New Yorkers earning 130 percent of the area median income can apply for the units, which range from $2,156/month studios to $3,122/month three-bedrooms.

New mixed-income development brings 435 affordable housing units to Soundview in the Bronx

Following a ribbon-cutting ceremony yesterday, L+M Development Partners and Nelson Management Group opened the doors to their new mixed-use affordable housing developments in Soundview, the Bronx. The two buildings at 1520 and 1530 Story Avenue will bring 435 units of affordable housing and a 15,000-square-foot facility for Easterseals New York that will offer early childhood education. Roughly half of the units were up for grabs through a lottery held earlier this year.

It’s your chance to snag an affordable apartment in a prime section of the East Village. A lottery launched this week for 30 mixed-income units at a newly constructed building called EVE NYC, located at 433 East 13th Street between 1st Avenue and Avenue A. Not only is the building within walking distance of an abundance of restaurants and bars, but it also offers one of the best perks inside of it: a Trader Joe’s will open on the ground floor of its 14th Street side. Qualifying New Yorkers earning 40, 60, and 130 percent of the area median income can apply for the units, which range from $674/month studios to $2,991/month two-bedrooms.

Designed by SLCE Architects, the EVE consists of two buildings, seven- and eight-stories, holding a total of 113 units. Residences boast oversized windows, open floor plans, and stainless steel appliances. Leasing for the market-rate apartments launched in January, with apartments priced at $2,999/month studios and $6,499/month two-bedrooms, as CityRealty reported.

Impressive amenities include a landscaped roof deck that comes with a large lawn and grilling area, as well as an outdoor TV and sound system. Residents can also enjoy a fitness center, dog run, communal lounge, and a private outdoor courtyard.

The building sits across from the L train at 1st Avenue, with the 4, 5, and 6 trains a few blocks away at Union Square. Around the corner, food and late-night options include the Momofuku Noodle Bar, Raclette, Please Don’t Tell, Keybar and Phoenix Bar.

Qualifying New Yorkers can apply for the apartments at 433 East 13th Street until January 27, 2020. Complete details on how to apply are available here (pdf). Questions regarding this offer must be referred to NYC’s Housing Connect department by dialing 311.

The most expensive site in the Bronx gets a name and new renderings

Last fall, Brookfield Properties bought two sites in Mott Haven for $165 million—the most expensive transaction on record for development in the Bronx—from Somerset Partners and Chetrit Group. On Thursday, the developers revealed a $950 million plan for a 4.3-acre mixed-use development that will bring more than 1,350 apartments to the South Bronx neighborhood, of which 30 percent will be affordable. Branded as Bankside, the project will also include a public waterfront park and promenade, as well as ground-floor retail and community facility spaces.

The first commercial building at the Domino Sugar Factory site in Williamsburg officially launched leasing this week. Ten Grand Street sits within the 45-story mixed-use tower One South First, which opened in September with 330 rental units. Designed by COOKFOX Architects and developed by Two Trees Management, the towers interlock, a sustainable component that allows extra heat from the office building to be preserved and reused at the residential property. Offering tenants between 5,000 and 6,000-square-foot floor plates and floor-to-ceiling windows, Ten Grand boasts sweeping views of Manhattan, faces the six-acre Domino Park, and will be home to several Brooklyn-based retailers, including Roberta's and Other Half Brewing.

Sprawling residence inside Central Park West’s historic ‘castle’ seeks $6.5M

This 120-year-old turreted brick-and-brownstone castle has a fascinating (and somewhat grim) history as the city’s first cancer hospital. Designed by Charles C. Haight in 1887 in the French Renaissance style, it later became a nursing home before it was converted to a very unique residential condominium in 2005. Units don’t often come on the market but when they do, they offer a scale that’s hard to match in the city, with 13-foot ceilings throughout, massive interior spaces, and Central Park a stone’s throw away. Affordable housing complex at former Bronx juvenile jail site breaks ground

The city on Monday broke ground on a five-acre mixed-use project that will bring more than 700 affordable apartments, open space, and manufacturing space to the Bronx. The Hunts Point complex, called the Penninsula, will sit at the site of the former Spofford Juvenile Detention Center, which closed in 2011 following reports of cruel conditions. Construction will now kick off on the project's first phase and includes space for industrial and light manufacturing businesses and 183 deeply affordable housing units.

Living under the shadow of having President Trump as an occasional neighbor–and as a sign on the front of your building–doesn't do much for condo property values in midtown Manhattan, if commercial leasing and residential sales at Trump Tower are any indication. CityRealty reports that vacancies persist in the commercial podium of 721 Fifth Avenue, and residential condo sales in the mixed-use tower have yet to recover from recent stagnation: Almost one half of the units up for sale have cut their initial asking prices, and all but two of the 11 condos whose sales closed this year have sold at an often-considerable–more than 10 percent–discount.
