A massive blue spherical stone now hangs in the lobby of the landmarked office building 550 Madison Avenue, part of a broader project to revitalize Philip Johnson's postmodern gem. The Olayan Group on Wednesday unveiled the renovated space, a project which included preserving the 110-foot arched entry, adding a multi-story window across from the entrance with views through to the new garden, still under construction, and the centerpiece art commission. Designed by artist Alicja Kwade, who had a solo exhibition at the Metropolitan Museum of Art's roof garden in 2019, the art installation includes a 24-ton Azul Macaubas stone sphere hanging from ten polished stainless steel chains only 12 feet above the floor.

MTA unveils colorful new subway mosaics at Bedford and 1st Avenue L train stations

This week, the MTA unveiled two new mosaic series at the 1st Avenue and Bedford Avenue L train stations. In the East Village, artist Katherine Bradford created Queens of the Night, a fanciful tribute to the creatives and essential workers (depicted as superheroes) who ride the L train. And in Williamsburg, artist Marcel Dzama created No Less Than Everything Comes Together, a collection of theatric fairytale-like figures under the sun and moon.

See inside the $169M penthouse at 432 Park Avenue

The top-floor penthouse at 1,396-foot-tall tower 432 Park Avenue has been publicly listed for the first time ever, asking $169 million. It is the most expensive listing currently in New York City, and if it fetches the asking price, it would become the second-biggest sale in the city's history and set a record with its $20,500 per square foot price tag. As 6sqft reported last month, the 96th-floor unit is currently owned by billionaire Saudi real estate developer Fawaz Alhokair, who bought the apartment for only $88 million in 2016. Listed with Ryan Serhant, founder and CEO of SERHANT., the unit spans 8,225 square feet and has six bedrooms and seven bathrooms, as well as 240 linear feet of glass windows. The home is being sold with all of its art and furniture, which includes pieces from Hermes, Fendi, and Bentley.

Developed by the Belmont Business Improvement District, the European-style experience first debuted last summer as part of the city's "Open Restaurants" program.

Norman Foster’s splashy new office tower at 425 Park Avenue nears completion

It's been more than five years since L&L Holding Company broke ground on the 47-story Norman Foster-designed office tower at 425 Park Avenue, but it's finally nearing the finish line. The 897-foot building is notable for its triple-height diagrid floors and the set of three ornamental fins at the crown that will be illuminated at night. It will be the first full-block tower along this stretch of Park Avenue in half a century, joining the likes of the Seagram Building and Lever House.

The Manhattan Avenue Historic District is a group of 40 buildings that encompasses barely two blocks in the Manhattan Valley section of the Upper West Side. Stretching from West 104th to 106th Streets, the majority of the district's structures are picturesque townhouses designed in the then-popular Queen Anne and Romanesque Revival styles and built between 1885 and 1890. One of these homes, at 127 Manhattan Avenue, has just come to the market for the first time in 50 years. The five-bedroom townhouse is asking $2,495,000.

Manhattan’s 13th Avenue takes claim as the shortest avenue in the entire city

You may be scratching your head at the mention of the 13th Avenue in Manhattan, but it does exist--and it's the shortest avenue in the whole city with a fascinating history behind it. The minuscule stretch covers prime Meatpacking District real estate, just west of 11th Avenue and between Little West 12th Street and Gansevoort Street. The single block across the West Side Highway is unmarked, but officially known as Gansevoort Peninsula. The avenue was created by the city in 1837, and in no way was intended to be so short. In fact, by the mid-1800s 13th Avenue encompassed nearly 15 blocks and was planned to stretch all the way up to 135th Street. But the block never left Chelsea and was mostly destroyed by the city at the turn of the century.

The rental at 31 Ainslie Street is currently accepting applications from New Yorkers earning 60 percent of the area median income, or an annual household income of between $28,286 and $73,680. Just steps from the Metropolitan G and L trains, the building is near a number of notable bars, restaurants, and vintage shops.

Bronx Little Italy sets up ‘Piazza di Belmont’ for outdoor dining on Arthur Avenue

With indoor dining on hold, the city has committed to expanding the already very successful outdoor dining program it launched in late June when phase two began. With more than 7,000 restaurants participating, the program grew this month to include several open streets across the five boroughs, and in the Bronx, the selected street is Arthur Avenue, the heart of Bronx Little Italy. Starting tonight, from Thursdays to Sundays, Arthur Avenue between East 188th Street and Crescent Avenue is transforming into a European-style al fresco dining setup called Piazza di Belmont, with more than 25 restaurants participating.

Construction resumes at controversial 200 Amsterdam Avenue tower

Construction resumed last week at a condo project on the Upper West Side two weeks after its developer halted all work in response to the state-ordered ban on non-essential projects in March. The city's Department of Buildings granted SJP Properties construction permits for the tower at 200 Amsterdam Avenue for emergency work, as THE CITY first reported, much to the frustration of some local residents and officials.

Latest court ruling against 200 Amsterdam Avenue could result in the removal of 20 floors

The Upper West Side's tallest tower north of 61st Street may soon be getting a major trim, the New York Times reports. In a dramatic ruling last week, State Supreme Court Judge W. Franc Perry ordered the city to revoke 200 Amsterdam Avenue's building permit and decided the developers will have to remove floors from the top of the building to fall in line with zoning limits. It's not yet been decided how many floors will need to be removed from the nearly-complete 52-story tower, but it could be as many as 20. Co-developers SJP Properties and Mitsui Fudosan America are expected to "vigorously" appeal the decision, according to their lawyer.

See inside the amenity spaces at Philip Johnson’s 550 Madison Avenue

The Olayan Group released a new batch of renderings giving us a sneak peek inside the amenity floor at 550 Madison Avenue. Designed by Rockwell Group, the seventh floor offers a mix of “hospitality-driven” spaces for tenants, including food and beverage options, lounges, shared workspaces, and fitness and wellness areas. The center of it all will be the iconic Philip Johnson-designed oculus—which greets visitors as soon as they step off the elevator on the club floor—framed by two floor-to-ceiling artworks by Dorothea Rockburne, which were commissioned in 1993 specifically for the building.

Snøhetta’s transformed public garden at 550 Madison Avenue receives final city approvals

The privately-owned public space (POPS) on the ground floor of Philip Johnson and John Burgee’s Postmodern skyscraper at 550 Madison Avenue declined over time due to multiple alterations and was often described as being “tall, skinny, and dark.” As part of Snøhetta’s transformation of the landmark, the garden is receiving a lot of attention. In December, developer Olayan Group revealed plans to increase the public space by 50 percent while creating “a welcoming sensory retreat in the heart of East Midtown.” After being approved by the Landmarks Preservation Commission last year, the open space has now received its final approval from the Department of City Planning.

New Trader Joe’s on 14th Street and Avenue A opens Monday morning

It's been over two-and-a-half years since Trader Joe's announced its plans to open a new store in a 23,000-square-foot space at 432 East 14th Street across from Stuyvesant Town, just three avenues east of their original 14th Street store. The beloved grocery store is the retail anchor tenant in the newly-constructed residential building called EVE that replaced the former Stuyvesant Post Office at that address. With leasing at the building a year in and an affordable housing lottery open, Trader Joe's now confirms on its website that the store will open on Monday, January 6th at 8am (h/t EV Grieve).

Designs revealed for Phillips auction house’s new home in 432 Park Avenue’s white cube base

British auction house Phillips will move its headquarters into the white cube base of the supertall at 432 Park Avenue next year. As first reported by the New York Post, architecture firm studioMDA has been tapped to design the 55,000-square-foot auction house and will replace the ground floor the existing space with a sunken mezzanine. The new Billionaires' Row spot will open in the summer of 2020.

New lobby renderings revealed for Phillip Johnson’s 550 Madison Avenue

It's been two years since developers unveiled their plans for a $300 million renovation of 550 Madison Avenue, helmed by architecture firm Snøhetta. Built in 1984 to the designs of Philip Johnson and John Burgee, the 647-foot building was the world’s first postmodern skyscraper. After several revisions, the renovation plans were approved by the LPC in February, and now, developer the Olayan Group has revealed the first renderings of the lobby. Most notably, the interior designs respect the 110-foot arched entryway and vaulted ceilings and add a window overlooking the proposed new public garden in the rear arcade.

Sales launch at disputed 200 Amsterdam Avenue, with one-bedrooms starting at $2.625M

Less than a month after construction at 200 Amsterdam Avenue topped out—and despite a pending Article 78 challenge filed by opponents of the contested Upper West Side tower in July—sales have officially launched and the developers debuted a new website with all the listings and a new batch of renderings. Designed by Elkus Manfredi Architects with interiors by CetraRuddy, the tower will rise 668 feet and consist of 112 condos over its 52 stories. Current pricing starts at 2.625 million for a one-bedroom and goes up to $7.975 for a five-bedroom. As 6sqft previously reported, there will be two duplex penthouses available for about $40 million each.

Trump inexplicably offers help with Second Avenue Subway extension, with no plan in place

President Donald Trump offered to help complete the second phase of the Second Avenue Subway in a tweet on Saturday, surprising New York officials who said no agreement had been reached. The Metropolitan Transportation Authority is still seeking federal funding for phase two, which extends the Q line from its terminus at 96th Street north to 125th Street in East Harlem and is estimated to cost $6 billion.

Last week, construction of the residential floors at 200 Amsterdam Avenue topped out and now we’re getting a little peek at what the luxury, CetraRuddy-designed interiors will look like. There will be a total of 112 apartments in the controversial Upper West Side tower, including eight full-floor residences and two duplex penthouses. Sales are set to launch in September, with prices starting at $2.625 million for a one-bedroom and exceeding $40 million for the penthouses.
