Jennifer Lopez and A-Rod pick up $15M apartment at 432 Park Avenue

Update 4/2/18: The pair picked up a three-bedroom, 4.5-bathroom that takes up half of the 36th floor of 432 Park, according to Observer. The apartment measures just over 4,000 square feet and features its own elevator, oak floorings, a library and custom-designed eat-in kitchen. Power-couple Jennifer Lopez and Alex Rodriguez, affectionately known as J-Rod, have purchased an apartment for $15.316 million at 432 Park Avenue, the tallest residential building in the Western Hempishere. As Mansion Global reported, the duo picked up a 4,000-square-foot unit with three bedrooms and four and a half baths. The deal, which closed in February, turned out to be less expensive than expected, as the couple in October reportedly checked out a $40.5 million three-bedroom and an $82 million penthouse.

Jerome Avenue rezoning and Peninsula complex to bring thousands of affordable units to the Bronx

Rendering of the Peninsula by BLA + WXY The New York City Council on Thursday unanimously approved the rezoning of 92-blocks along Jerome Avenue in the Bronx, bounded by East 165th Street to the south and 184th Street to the north. As the fourth neighborhood rezoning of Mayor Bill de Blasio's administration, the city plans to construct about 4,600 new apartments, adding to the mayor's goal of bringing 300,000 units of housing to the city by 2026. The council has set aside $189 million in capital investment for workforce development, open space, parks and two new schools (h/t City Limits). A plan to bring even more affordable housing to the Bronx got the green light on Thursday after the Council approved The Peninsula, a $300 million plan to redevelop the former Spofford Juvenile Detention Center as a mixed-use development.

Design contest winner would turn Park Avenue into a concert venue and basketball court

Last month, Fisher Brothers unveiled the 17 finalists for its “Beyond the Centerline” design competition, a call for creative and ambitious ideas for how to transform Park Avenue's traffic medians between 46th and 57th Streets. Proposals called for everything from an Alpine mountain to a High Line-esque walkway to a massive aquarium, but in the end, it was the "Park Park" entry that the jury selected as the winner. This proposal, courtesy of Ben Meade, Anthony Stahl, and Alexia Beghi of design firm Maison, transforms the iconic thoroughfare via a series of raised platforms that hold a concert space, art galleries, gardens, a restaurant, and a basketball court, "intended to inject new energy into the currently staid Park Avenue landscape."

Finalists for Park Avenue design contest propose an artificial mountain and a river for kayak commutes

Fisher Brothers unveiled on Tuesday the 17 finalists chosen for its "Beyond the Centerline" design competition after receiving more than 150 submissions. Participants were asked to think of creative and ambitious ideas to transform the traffic medians along Park Avenue between 46th and 57th Streets. The finalists did not disappoint. Proposals call for an Alpine mountain, a massive aquarium, floating gardens, mini-golf, an elevated walkway and more. Although a jury will select the grand prize winner, all 17 proposals will be on display for public voting at Park Avenue Plaza, located at 55 East 52nd Street, from March 5 to March 9 for the second-place prize. Design competition proposals call for fish tanks and mini-golf in the middle of Park Avenue

In November, Fisher Brothers first launched a design competition to bring life to the boring traffic medians along Park Avenue, between East 46th and East 57th Streets. The privately-funded contest, dubbed "Beyond the Centerline," aims to spur creative thinking and unique ideas never before considered for the traffic medians. After the developer received more than 150 submissions from landscape architects and urban planners, the list has been narrowed to 17 finalists (h/t New York Times). Stand out proposals from the finalists include a mini-golf course, a glass aquarium and a curvy, elevated park.

How the Second Avenue Subway is hurting Upper East Side businesses

On Valentine’s Day, The Source, a long-running store on Third Avenue that sold everything from stationary and household cleaning products to cards and candles, closed its doors for good. Since early January, when the owner hung a going-out-of-business sign in his window, he had been telling Upper East Siders shoppers that he was shutting down for two reasons: rising rents but the drastic decline in business brought about by the Second Avenue Subway’s opening in January 2017. Although one might assume that a business like The Source is really a victim of Amazon and the rise of other online retailers, the increasing vacancy rates along Third and Lexington Avenues on the Upper East Side over the past year appear to confirm his speculation. As much as the Second Avenue Subway has been good news for businesses in Yorkville, its opening seems to have dealt a devastating blow to businesses located just west of the new line.

Soon to be largest deliberately demolished tower ever, 270 Park Avenue proposal faces backlash

Plans to replace JPMorgan Chase's current headquarters at 270 Park Avenue with a much taller tower at the same site is facing opposition from architecture and preservation buffs, shortly after the proposal was announced. Not only will the project become the largest intentionally demolished building in history, as YIMBY reported, the landmark-worthy Union Carbide Building was also designed in 1960 by Natalie de Blois, a pioneer of American architecture and one of the few female senior designers at that time. As the first project under the Midtown East rezoning, JPMorgan Chase's existing 700-foot tall structure will be bulldozed to make way for a tower that will most likely be over 1,200 feet tall.

986-foot Flatbush Avenue tower in Downtown Brooklyn gets revised renderings

Ahead of its public review, Alloy Development this week released new details and renderings of its proposed mixed-use development at 80 Flatbush Avenue in Downtown Brooklyn. Developers amended the complex's design, first released in April, following backlash from the community and more than 100 meetings with local stakeholders. While the taller tower will keep its original design with 74 stories, the 38-story building's profile will be slimmed and feature a masonry facade to complement the neighboring Williamsburgh Savings Bank Tower.

World Trade Center developer Larry Silverstein lists Park Avenue pad for $14M

After deciding that he wants to move downtown, mega-developer Larry Silverstein has put his longtime Park Avenue pad on the market for $13.9 million, reports the Wall Street Journal. Silverstein Properties is responsible for much of the World Trade Center redevelopment, so it's no surprise that Larry is opting to trade his Central Park views for those of the WTC site; last year, he and his wife Klara dropped $34 million on a penthouse at nearby 30 Park Place. The couple moved from White Plains to 500 Park Avenue 33 years ago when their children left for college.

Subway fixes proposed by the RPA include ending 24-hour service and expanding Second Avenue line

Today the nonprofit Regional Plan Association released its Fourth Regional Plan, a collection of broad and sweeping suggestions to make the MTA's very bad subway system start working again. In fact, there are more than 60 suggestions total in the 351-page document, which the association has been working on for years to improve infrastructure throughout the tri-state area. The RPA explicitly ignores political realities, but in the past their suggestions have proved influential over the region. And so they've offered up a few biggies to the MTA: ending 24/7 subway service, eight new or extended subway lines, and taking away the responsibility of subway maintenance and repairs from the beleaguered transit agency.

Katie Couric lists Park Avenue pad for $8.25M after buying a condo nearby

Last year, Katie Couric and her husband of nearly two years, financier John Molner purchased a five-bedroom full-floor apartment at the Peter Pennover-designed 151 East 78th Street, paying $12,168,087. Now, the New York Post reports that the celebrated news anchor's longtime home at 1155 Park Avenue is for sale. The 10-room co-op, listed for $8.25 million, has five bedrooms and high ceilings, large windows, original parquet flooring and treetop views over Park Avenue's famous tulip gardens. When your relationship status gets its own acronym you know you're in another league of celebrity, so it comes as no surprise that J-Rod is said to be checking out apartments in 432 Park Avenue, the tallest residential building in the Western Hemisphere. According to the Page Six, a broker says they've been to the tower four times, while another broker claims they're looking at a "four-bedroom, half-floor unit on a high floor." The timing makes sense, as Jennifer Lopez put her enormous Nomad penthouse on the market for $27 million just 10 days ago.

Why are the Second Avenue Subway’s newsstands still empty?

TodWhen the city first got a look inside the new Second Avenue Subway stations ahead of the line's New Year's Day 2017 opening, one of the shiniest, most colorful elements was the collection of newsstands. Ten months later, however, the kiosks still sit empty, decked out in the signature marketing of rainbow polka dots. According to the New York Times, the MTA says it's selected an operator for the newsstands, and though they won't reveal who, claim that they'll open soon. But is the fact that Q train riders seem overwhelmingly unaware and unaffected by the lack of newsstands a sign that they're not actually wanted or needed in a time when newspapers and magazines have been replaced by tablets and iPhones and candy and sodas with organic oatmeal and Juice Press?

Eight months after opening, Second Avenue Subway still doesn’t have its safety certificate

When the Second Avenue Subway opened this past New Year's Day, it was nothing short of a miracle. Not only had the $4 billion infrastructure project been 100 years in the making but in the months leading up to its deadline, there was much talk about delays related to the system’s “rigorous testing schedule" not being met. As it turns out, the testing wasn't met; the Times tells us that when the train opened on January 1st, "the fire alarm system was still being tested and more than 17,000 defects found during inspections had not been fixed." And eight months later, the train is still operating under a temporary safety certificate.

‘Heard it through the grapevine?’ The source was probably at 6th Avenue and 11th Street

On August 6, 1966, the first known recording of "I Heard It Through The Grapevine" was made by the Miracles. Written by Motown pioneers Norman Whitfield and Barrett Strong, the song was re-recorded several times, most famously by Gladys Night and the Pips and Marvin Gaye, whose version landed on the top of the charts for seven weeks in early 1969. But the famous saying about receiving important news or information through a person-to-person chain of communication significantly pre-dates the Motown era. In fact, plentiful evidence and credible sources say it all goes back to a beloved tavern on the corner of 6th Avenue and 11th Street in Greenwich Village.

VIDEOS: Watch footage from the Third Avenue El train’s last days in 1955

As a solution to Manhattan's rapid population growth and street congestion in the late 1800s, railroad companies decided to better serve their passengers by elevating the trains above ground. Originally, four elevated lines ran the length of Manhattan, but after complaints about the trains blocking light and emitting extremely loud noise, they suffered from a decrease in ridership. The elevated trains that ran along Second, Sixth and Ninth Avenues were all demolished between 1939 and 1942. The one line that stood its ground for a bit longer was the Third Avenue El, which was constructed between 1875 and 1878 and ran from South Ferry to Chatham Square before closing for good in 1955.

LIRR will offer discounted fares for riders using Atlantic Terminal and Hunters Point Avenue

This week, Governor Cuomo called on the Metropolitan Transportation Authority to provide Long Island Rail Road riders a discounted fare for “enduring the inconvenience of a disrupted commute.” In response, the MTA said on Tuesday that the LIRR will offer fare discounts to commuters during Penn Station’s major repairs set to begin this July. The discount will average roughly 25 percent for those traveling to Atlantic Terminal in Brooklyn and Hunters Point Avenue in Queens. Plus, according to Crain’s, commuters will receive free morning rush hour subway transfers from those two stations. Starting this week, discounted monthly tickets can be purchased at station vending machines.

Politicians push for Brooklyn’s General Lee Avenue to be renamed

When four Confederate statues were removed in New Orleans last month, many sided with Mayor Mitch Landrieu's plan, but others felt it was an attempt to erase history. Nevertheless, the monuments all came down, prompting national elected officials to take notice--even here in NYC. As 6sqft previously explained, there exists a General Lee Avenue and a Stonewall Jackson Drive in Brooklyn's Fort Hamilton, the city's last remaining active-duty military base, and a group of local politicians has sent a letter to Army Secretary Robert Speer asking that they both be renamed, with Colin Powell and Harriet Tubman suggested as possible replacements (h/t Gothamist).
