When 6sqft became aware last February of the most expensive one-bedroom rental listing in the city, a $300,000 a month 1,200-square-foot (nope, we didn't forget a zero) penthouse atop the Surrey Hotel at 20 East 76th Street on the Upper East Side, we asked cheekily, "Why buy a $3.6 million dollar home when you can pay the same amount of money to live in a modest one-bedroom for a year?" Now that the unit–still on the market though with a fresh new broker–has gotten a hefty haircut of $225,000, it looks in comparison like a straight-up bargain at less than a million a year. So what are we getting for the still-significant monthly outlay?

By U.S. standards New York is a pretty old city, and over the years New Yorkers have been pretty diligent about preserving its historic architecture. As we head into the future, we're seeing more and more old industrial buildings being transformed into beautiful homes. A great example is this Upper East Side penthouse built inside a water tower that is not only awesome in concept, but is also stunning to look at. Lili and Lee Siegelson, the couple who own the immaculate home, worked with Olson Kundig Architects, and together they transformed two floors of the building into an apartment big enough for their happy family.

The listing calls this "a private hideaway for those who seek the finest craftsmanship and location." For sure, the house at 553 Hawk Ridge Road, nicknamed Camp Big Rock, is pretty special. It's located on 30 sprawling acres near Saranac Lake, up in the Adirondacks. The modern house, designed by the architect Shope Reno Wharton, was even impressive enough to land on the cover of Architectural Digest. $51M Time Warner Center Penthouse Sale Sets a Record for the Building

Maybe it's the location near Lincoln Center and lots of shopping, or maybe it's the unobstructed views of Central Park, or maybe it's the ease of planting tons of one's foreign cash without worry within its walls, whatever the case may be, the ultra-luxe Time Warner Center has just drawn in a record $50.92 million sale. The owner, Russian billionaire Andrey Vavilov, listed the sprawling 14-room penthouse for $75 million early last year, then dropping the price to $68 million in November, finally landing on $51 million with a buyer known only as "Columbus Family LLC," according to city documents filed today. As CityRealty reveals, the transaction is the highest ever recorded at the building; the runner-up, incidentally, the same unit, which traded hands last in 2009 between Vavilov and Austrian investor Gerhard Andlinger for $37.5 million.

The High and Low: A House at the Top

Though townhouses, row houses, and wooden houses exist in NYC in lower density areas like Brooklyn and Queens, in Manhattan, there’s often nowhere to build but up. It follows that those who enjoy the conveniences of modern condos sacrifice the feel of a free-standing house, and vice-versa. Penthouse living provides a rare exception; if you’re the top dog, you can basically build what you want, and the highest surface becomes your backyard and front porch. Penthouse bulkheads take a variety of shapes, with the most elaborate ones resembling nothing so much as a modernist masterpiece hovering above it all. In a few notable cases, this allowance is taken more literally than usual. The handful of log cabins, wood houses and such are curiosities atop the city’s tall buildings. The pair of lofty dwellings below exemplifies this good fortune. The first, a glass-walled rectangle above one of Tribeca’s most coveted converted industrial buildings removes the need for a Palm Springs retreat, though the $22.5 million price tag is definitely New York City-sized. The second, at $4.45 million, is more average-penthouse-priced, but the East Village home is definitely unique–its top floor resembles a country cottage.

$300K Rental at the Surrey Hotel Is the City’s Most Expensive One-Bedroom

Why buy a $3.6 million dollar home when you can pay the same amount of money to live in a modest one-bedroom for a year? The latest unit to join the city's ever-growing collection of priciest listings is a 1200-square-foot apartment in the Surrey Hotel at 20 East 76th Street. The Post reports that the pad—which is actually the 17th-floor penthouse if that sweetens the deal any—is currently renting for $300,000 a month and comes with one "oversized" bedroom, one-and-a-half bathrooms, and access to the hotel’s English rooftop garden and five-star amenities, which include a day spa and a place to pamper your pooch, amongst other perks.

If You Can’t Beat ‘Em Join ‘Em: Hotels Attempt to Emulate Airbnb Amidst Competition

As the city's war against Airbnb rages on, hotels and bed and breakfasts across the city continue to see their guest numbers drop. But the decrease isn't necessarily due to the lower costs of Airbnb rentals (although we certainly wouldn't discount it) but the fact that visitors to our fair city are looking for an authentic New York experience. DNA Info reports that new hotels across the city are looking to recreate the "real experience" of staying in New York by channelling a "more urban" atmosphere with cool perks—bars amongst them—that lure local residents within their towering walls to hang with their guests.

Park Here: Eyeing the Real Estate Surrounding Two of NYC’s Most Splendid State Parks

In a city that moves so fast that the Sunday edition of the New York Times comes out on Saturday, it is not surprising that New Yorkers might overlook some interesting factoids. For instance, New York City is home seven state parks! So, instead of enjoying a day inside other state parks filled with the ubiquitous lush greenery and a plethora of activities that might surely mean a couple of hours of driving—cityside state parks are but a subway ride away or possibly a short walk to the likes of the East River State Park on Kent Avenue in Williamsburg, the Clay Pit Ponds State Park in Staten Island and the Roberto Clemente State Park in the Bronx. One of the most popular, with its grassy stretches of pastoral idyll against a spectacular backdrop, is the 28-acre Riverbank State Park near 143rd Street (seen in the two images above). A multi-level facility set 69 feet above the Hudson River on Riverside Drive, it opened in 1993. What’s more, this park is the only one of its kind in the Western Hemisphere. Inspired by Japan’s urban rooftop designs, it was created on top of a now-odorless sewage treatment facility on the Hudson.

Don’t Judge This Gorgeous Williamsburg Rental Loft by Its Cover

Leroy Street Studio’s Louver House is a Contemporary Interpretation of the Traditional Barn

Leroy Street Studio was tasked with creating a contemporary Long Island home that responded to their client's passion for barns. The firm infused traditional barn qualities like spacious rooms and repetitive timber frames into the project, while developing a modern structure that was sensitive to its adjacent corn field and close proximity to the ocean. The client also has an affinity for woodworking and asked the architects to build a woodshop on the site. To meet the challenge, several external buildings and interior gardens were added to the plan, creating a separation of space under a unified whole. The result is the Louver House, named for its exterior skin comprised of a series of louvers that let plenty of natural light in while still maintaining privacy. They also create a stunning effect at night, when interior light cascades onto the many outdoor spaces.

LOT-EK’s Shipping Container Townhouse Brings a Modern Sustainable Edge to Greenwich Village

At first glance, there's nothing particularly unique about the facade of this white brick townhouse, but take a second look and you'll see that there's more to the building than meets the eye. Upon closer inspection, you'll notice that the protruding bay windows aren't made from ordinary frames, but from sections of stainless steel truck bodies. The recycled windows are a signature of LOT-EK, the studio that owners Lawrence and Alice Weiner hired to re-do their Greenwich Village townhouse. Founded in 1993 by Columbia University grads Ada Tolla and Giuseppe Liganano, the New York and Naples-based firm has become known for its sustainable approach to construction and architecture, namely the use of upcycled steel containers.

NY’s first hotel-to-affordable housing conversion near JFK Airport is now complete

The transformation of a vacant hotel near John F. Kennedy International Airport into affordable housing is complete, marking New York’s first development of its kind. Gov. Kathy Hochul on Thursday announced the completion of the Baisley Pond Park Residences in South Jamaica, which has turned the former JFK Hilton into 318 affordable and supportive apartments. The $167 million project—the first in the state to repurpose a hotel for affordable housing—features an indoor healing garden, on-site social services, and is fully electric.
