Less than a month ago, the Landmarks Preservation Commission asked contextually proficient architect Morris Adjmi to modify his design for a 10-story, terra cotta office and community facility building in Noho. The site, at 363 Lafayette Street within the Noho Historic District, is controversial for the fact that it's adjacent to the live/work studio of artist Chuck Close, who filed a lawsuit in 2008 against the previous owner to prevent construction of a different office building that would've blocked his loft's natural light. Yesterday, Adjmi presented a revised version of the project, which the LPC this time approved, reports New York Yimby. The new design eliminates the five two-story setbacks and opts for slightly angular, less dramatic, floor-by-floor setbacks.

Drivers Wanted (Again) for This $4.5M Soho ‘Ferrari’ Bachelor Pad

Anchoring a Soho building that began life as a horse stable for the fire department, this two-story live/work space at 554 Broome Street, just listed for $4.5 million, has quite a few stories to tell–though by now they may be familiar ones, as this instantly-recognizable property is no stranger to the market. First, there's the story of the late Italian count, prince and duke who was also the relative of two popes, a Ferrari dealer, avid car collector, and playboy. Roffredo Gaetani (full name: Roffredo Gaetani di Laurenzana dell’Aquila d’Aragona Lovatelli) was also frequent gossip column fodder in the 1990s because he and Ivana Trump (Donald's first wife) were a high-profile item for a time. Gaetani died in a car crash in 2005, and his estate sold the racy pad to then-bachelor brothers Arash and Daniel Gohari, who are known for the far less gossip-worthy founding of the Xerxes Group real estate investment company.

Kelsey Grammer Lists Chelsea Condo in Jean Nouvel’s 100 Eleventh Avenue for $9.75M

While in the midst of a very public divorce from third wife Camille in 2010, actor Kelsey Grammer moved from their 15 Central Park West pad to a much more mod condo at Jean Nouvel's glassy 100 Eleventh Avenue in west Chelsea. Apparently, says the Observer, he tried to keep the $6.4 million purchase "top-secret" as he was "buying it for himself and his then-mistress Kayte Walsh." The "Frasier" star eventually married Walsh, and they now have two children together; his publicist confirmed that he's listed the three-bedroom spread for $9.75 million since they've "outgrown" the space.

Dreamy Hamptons Vacation Home Designed by Mid-Century Architect Andrew Geller Asks $2M

Vacation homes don't get much better than this. The abode at 375 Brick Kiln Road in the Hamptons was designed by the Mid-century architect Andrew Geller. He was known for designing creative homes across Long Island that utilize low-cost materials in unconventional ways, according to Curbed Hamptons, and he created this one--known as the Elizabeth Reese house--in 1963. The striking $2.2 million beach cottage, featuring triangular windows with projecting flaps, sits on a beautiful five acres of land. It comes with a tennis court, swimming pool and an impressive stone fireplace, making this one of the coolest vacation pads we've come across.

Unpretentious Beach House by Space Exploration Is a Perfect Retreat For a Creative City Pair

Understandably busy creative couple Elisa Restrepo, co-founder of the luxurious minimalist shoe label Dieppa Restrepo, and restaurateur Dylan Dodd (Karasu, Walter’s, Walter Foods, and Barrio Chino) turned to Brooklyn architects Space Exploration to transform their three-story split-level house in the laid-back (though lately less so) surfing village of Montauk. 6sqft has featured the firm's work before, and they've done another fine job creating an un-fussy and livable space with white and pale woods, earthy textiles and plenty of natural light. The house underwent a full gut remodel, including extensive landscaping, which took a year, but looks completely worth the effort.

Plans Filed for Condo/Cultural Building in West Chelsea by the Late Zaha Hadid

At the beginning of June, 6sqft reported that the Moinian Group would be moving ahead with a project at 220 Eleventh Avenue in Chelsea that they had collaborated on over a year ago with the late Zaha Hadid. This is located just three blocks away from the starchitect's only other New York Commission at 520 West 28th Street along the High Line. At the time, the developer announced that the new building will be "a collection of signature loft-like condominium residences, a collection of penthouses and a cultural institution to establish itself as the hub of the world renowned art district that is West Chelsea." Yimby has now revealed that Moinian filed official permits for the 11-story structure, which will boast 40 large condos, a museum, and a restaurant.

$4M UES Limestone Mansion Duplex Wows With Tiffany Windows, a Fireplace and an Elevator

The elegant carved limestone mansion at 35 East 68th Street on the Upper East Side is quite a standout, even in a neighborhood filled with historic architecture. 6sqft previously featured another duplex in the 13,000-square-foot Beaux Arts beauty that was built as a private residence for physician Dr. Edward Kellogg and grain fortune heiress Mary Dows by Carrere & Hastings, the architecture firm who designed the Frick Collection and the New York Public Library. Landmarks Tables Morris Adjmi-Designed Office Building Planned for Controversial Noho Site

In February, 6qft reported that Ironstate Development was forging ahead with plans to build a nine-floor, 46,000-square-foot office and community facility building at 363 Lafayette Street in Noho. The long-vacant parcel sits adjacent to the live/work studio of artist Chuck Close at 20 Bond Street. In 2008, he filed a lawsuit against the previous owner to prevent the construction of an office building that would've blocked his loft building's natural light, which he argued the artists depend on. Squarely sited in the recently extended Noho Historic District, the Morris Adjmi-led design came before the Landmark's yesterday aiming to compel the commission on the aesthetic soundness of their proposal. Ultimately the LPC decided to table the design and asked Adjmi to return with modifications.

TBD Design Studio Converted a 19th Century Williamsburg Firehouse Into a Live/Work Haven

When a photographer recently bought this 19th century firehouse in Williamsburg, its interior was in a complete state of disrepair, though the historic facade was intact. To transform it into a live/work home, the owner brought on Josh Weiselberg and Selin Semaan of TBD Architecture + Design Studio, who turned the garage into a ground-floor photo studio and gallery, created a second-floor residence, and added a rooftop penthouse, lounge, and terrace (h/t designboom). The result is an open and airy haven that's sensitive to the original firehouse, but is also functional for its modern use.
