2018 Manhattan condo sales show volume drop and price cooldown from last year’s soaring heights

Rendering of 200 East 59th Street via Studio amd for Macklowe Properties CityRealty's new 2018 year-end market report reveals trends in Manhattan real estate including a notable drop in transaction volume and a decline in condo sales prices after 2017's roaring gains. Co-ops showed marginal gains in 2018. The New York Times refers to the report and quotes Jonathan J. Miller of Manhattan's Miller Samuel appraisal firm: “Sales are not low–they are just not unusually high. It’s like we came off the autobahn: It feels very slow relative to the last three to four years, but historically it’s not.” See a few highlights from the report, below.

Be the first to reach Manhattan in this L train shutdown board game

In reality, the L train shutdown will be no fun for anyone, but in this satirical board game, the doomsday situation gets a playful twist. Bushwick Daily first spotted the Kickstarter campaign to raise funds for the game, which is called "Escape From Hell." After selecting a hipster character, players roll the dice and follow the path as they try to get from East New York to Manhattan by bus, ferry, bike, or alternate train service.

MTA to close two Washington Heights subway stations for one year

Two subway stations in Manhattan will close for one year each starting next month, although not at the same time, the Metropolitan Transportation Authority announced on Tuesday. The long-term closures are the result of major elevator replacement projects planned for five stations, including 168th, both 181st, 191st, and 190th Street 1/A stations in Washington Heights. According to the MTA, three of the stations are more than a century old, with most of the elevator components close to 100 years old.

Where I Work: Ample Hills opens NYC’s largest ice cream factory in Red Hook

This summer, Brooklyn ice cream phenomenon Ample Hills opened NYC's largest ice cream factory in Red Hook. Founders Jackie Cuscuna and Brian Smith wanted "to create a place where people from all over the world could come together, share a scoop and learn the magic behind making ice cream." From a single cart in Prospect Park eight years ago to the new 15,000-square-foot factory, museum, and shop that can produce 500,000 gallons of ice cream a day, Ample Hills certainly has delivered on this goal. 6sqft recently visited the factory and, of course, had a sampling of all the whimsical flavors (including the factory's signature flavor that is an homage to the Dutch settlers of Red Hook). We also took a tour of the space with Ample Hills' creative director Lauren Kaelin, who designed the space's interactive 22-foot-wide map of Brooklyn and educational exhibits. She took us behind-the-scenes in both the ice cream production side and the bakery (Ample Hills makes all its mix-ins by hand) and filled us in on some secrets of the sweet company.

Port Authority launches public poll to decide fate of awkward Holland Tunnel holiday decorations

Update 12/17/18: Following the public poll, the Port Authority says they will move the Christmas tree over the A and remove the wreath over the U in Tunnel.  The Port Authority is asking commuters to weigh in on the great Holland Tunnel holiday decoration debacle that many are calling an "OCD nightmare." While the decorations have historically been placed to sit aligned symmetrically above the tunnel lanes, workers who were tasked with decking out the tolls created an eyesore by placing a triangular tree over the N in "Holland" and by putting a wreath over the U, turning the "Tunnel" into a "Tonnel." As the New York Post reported, Cory Windelspecht of Tribeca decided to start a Change.org petition to challenge the decor faux pas. “I look at it and it makes me itch. It gives me anxiety and anger," he fumed. "Why wouldn’t they just put [the tree] in front of the A?”

My 1,600sqft: Adam Elzer shares what it’s like to live above his own East Village pizzeria

Adam Elzer likes being close to his work. So close in fact, that the fourth-generation New Yorker recently moved above Sauce Pizzeria, his new pizza parlor in the East Village, after previously living above Sauce Restaurant, his eatery on the Lower East Side. As the co-founder and CEO of Everyday Hospitality, Elzer, in addition to the two Sauce restaurants, also oversees LES Pizza and Coco & Cru, an Australian-inspired cafe. When he's not running his restaurants, Adam enjoys going to flea markets and mills, finding unique items and pieces of wood, upcycling them, and creating something totally new. His creativity can be seen throughout his East Village apartment, from the walls and ceilings Adam painted himself to the handmade wooden pieces, like his kitchen countertop. The city’s most important residential projects include a glittering showcase of superlatives that continue to eclipse all that came before, with claims that include tallest (Central Park Tower), skinniest (111 West 57th Street ), most expensive (a $250 million penthouse at 220 Central Park South) and loftiest outdoor lounge (Fifteen Hudson Yards) and pool (Brooklyn Point) almost being a requirement for selling the fabulously luxurious apartments and amenities that lie within. Though some of this year’s contenders appeared on previous years’ lists, their sales launches and toppings-out in 2018 proved that their arrivals on the city's skyline–and among its residential options–are no less impactful than the anticipation that preceded them. Snøhetta reveals more preservation-friendly redesign for Philip Johnson’s 550 Madison

Architecture firm Snøhetta unveiled this week a preservationist-friendly revision to a controversial design for an updated AT&T building at 550 Madison Avenue. The latest design is one of several revisions, each followed by controversy over being seen by preservationists as diverting too much from the building’s original design by Philip Johnson and John Burgee. In addition to comparisons to the original, new designs have had to consider the subsequent revamp that made it the Sony building in 1994, which replaced the building's open Madison Avenue arcade with “Sony Experience” storefronts and covered a rear public arcade with a glass roof.

Our 4,700sqft: How European expats found a family home in a historic Hamilton Heights brownstone

France natives Laurence and Antoine moved to NYC in 2006, after spending 12 years in Frankfurt, Germany. Antoine's career as a software developer brought the family of six across the pond, where they landed in Turtle Bay. But once they got acclimated, they knew they wanted a neighborhood with more character. So eight years ago, they bought a historic brownstone in Hamilton Heights. When asked if they miss anything about living in Midtown they quickly say "no," as they've fallen in love with Hamilton Heights' charm, convenience, and friendly neighborhood feel. But take away what's outside, and Laurence and Antoine's home alone would be enough to make any New Yorker fall in love. Built in 1890, the 21-foot-wide brownstone retains almost all of its original details, such as elaborately carved moldings and fireplaces (five, to be exact), cozy window seats, and jaw-dropping foliated screens in the master bedroom. However, with their children now out of the house, the couple is ready to downsize and has put their home on the market. But before they depart, Laurence and Antoine invited us in for a personal tour.

Queens senator wants to crack down on real estate ‘insider trading’ following Amazon deal

State Sen. Michael Gianaris announced on Tuesday plans to draft legislation aimed at cracking down on insider dealing in real estate. The proposed law comes after a report in the Wall Street Journal found Amazon employees were buying condos in Long Island City before the company had publicly announced plans to build their second headquarters in the neighborhood. The legislation would prohibit anyone from using confidential government information to buy or sell real estate, according to Gianaris.

Where I Work: See how Stickbulb’s first-ever showroom is lighting up Long Island City

Before opening their first showroom, sustainable lighting brand Stickbulb had just one wire rack of shelving and one workbench, with their supplies spilling out into the communal areas of their building. They desperately needed more space. The company found it this year in a 10,000-square-foot former steel factory in Long Island City. With its terracotta walls and wooden floors, not only does the new space aptly complement Stickbulb’s modern LED light fixtures, but the former factory gives them enough room to show off how their products are made and the people who make them. Sustainability remains a core mission for Stickbulb, which was founded six years ago by Russell Greenberg and Chris Beardsley, the creative team behind RUX Design. Using salvaged wood from demolished buildings and dismantled water towers, Stickbulb products always have a story to tell. "The idea is that the customer can trace back the wood that they have in their light fixture back to the original building it was a part of," Russell told us during a recent visit to the company's showroom. Ahead, take a tour of Stickbulb's new space and hear from Russell and Chris on starting the studio, the process behind finding reclaimed wood, and the bright future of the growing company.

Permits filed for 22-story Union Square tech hub with plans for major digital training center

The New York Economic Development Corporation (NYCEDC) has filed permits to construct a 22-floor tech hub at 114 East 14th Street near Union Square, CityRealty reports. Officially known as the Union Square Tech Training Center, the 254,000-square-foot, $250 million, facility has big plans to ramp up NYC's high-tech firepower: In addition to affordable office space for startups, market-rate office space for tech companies, and a retail and market area run by Urbanspace, the nonprofit Civic Hall will be running a new digital skills training center at the midblock site once occupied by a PC Richard & Son electronics store.

The Whitney’s new Andy Warhol retrospective, “Andy Warhol – From A to B and Back Again," is the first major presentation of the artist’s work in the United States since 1989. Plan for 1,500 units of affordable housing in LIC at risk as Amazon gets ready to move there

A plan to create 1,500 units of affordable housing in the Anable Basin area of Long Island City will most likely be scrapped, as Amazon prepares to open its headquarters on that same land, Politico reported. Amazon announced this week plans to bring its second headquarters to the Queens neighborhood on land currently owned by plastics company Plaxall, as well as some parcels owned by New York City. Previous plans from Plaxall and the city, who hired developer TF Cornerstone to build a mixed-use campus at the site, called for 1,250 and 250 units of affordable housing, respectively. But an Amazon spokesperson told Politico there will be no housing at its new complex.

Behind the scenes at Trinity Church’s $112M historic restoration

Hardhats aren’t your typical church-going attire, but they were necessary at Trinity Church when Vicar Rev. Philip Jackson led a behind-the-scenes tour of Trinity’s ongoing $112,000,000, two-year restoration. The project, officially known as a “rejuvenation” of the facilities, began on May 7, 2018, and is slated to be finished in the spring of 2020. Now six months underway, the meticulous work, headed by architect Jeff Murphy of Murphy Burnham and Buttrick, will preserve Trinity’s landmarked church building while "enhancing the overall worship experience," by making the church more accessible and welcoming. Weaving our way between scaffolding and rubble in one of New York’s most iconic naves, we saw the very foundation of Trinity Church’s past and got a glimpse of its future. Cannoli, cheesecake, and an East Village icon: See history in action at 125-year-old Veniero’s Pastry

Ask a group of New Yorkers where to find the best cannolis or cheesecake, and without a doubt, you'll hear Veniero Pasticceria and Caffé. An East Village institution, Veniero's is a family-owned and operated Italian pastry shop that was established by Italian immigrant Antonio Veniero in 1894. Veniero, who lived with his family next door, started the business as a candy shop. He then started serving Italian espresso and biscotti and by the 1920s, he had brought in master bakers from Sicily to run the kitchen.  A century later, Veniero's is still family-owned and is celebrating is 125th anniversary next year. We had the chance to tour the caffé and bakery with Robert Zerilli, the fourth-generation current owner and great-nephew of founder Antonio Veniero. Today, Veniero's serves more than 150 desserts, from traditional Italian butter cookies and cannolis to some more modern offerings such as red velvet cake and oreo cheesecake. See 120 years of NYC art and architecture planning at the Public Design Commission’s Archives

On the third floor of City Hall, in what was once an apartment for the building's caretaker, a small agency known as the Public Design Commission reviews works of public art, architecture, and design proposed on or over city-owned property. Projects as varied as West End Avenue's Straus Memorial, Central Park's Bethesda Fountain, Greenpoint's now-defunct Huron Street Baths, and all of the City's spectacular WPA murals, have come before the Commission for approval and safeguarding. Since the Commission was established under the New York City Charter in 1898 and approved its first project, the Maine Monument in Central Park, designed and carved in the Bronx by the great Attillio Piccirilli, the commission has conferred or withheld its blessing on more than 7,000 projects. Thankfully, what those projects are and where you can find them is all a matter of public record. Since 1902, the Commission has maintained a meticulous archive documenting all the projects it has reviewed. The Archive includes original drawings, photographs, and architectural plans of more than a century of the City's public works.
