Listings go live at the world’s skinniest skyscraper, 111 West 57th Street

The race to build the tallest residential building in the world has long been underway along Billionaires' Row, but 111 West 57th Street not only boasts height (at 1,428 feet it'll surpass the current record holder, 1,396-foot 432 Park Avenue until the 1,500-foot Central Park Tower tops out) but a frame that is so slender (a ratio of 1:24) it garners it the title of skinniest skyscraper in the world. And after six years watching the development unfold, listings have finally gone live for the 46-unit condo, first spotted by Curbed. The first batch includes seven units, six of which are three-bedrooms ranging from $18 to $30 million, along with a $56 million penthouse.

Live at Waterline Square for $1,041/month, lottery launches for 250+ affordable units

Applications are now being accepted for 269 affordable apartments across three buildings at a development on the Upper West Side known as Waterline Square. The trio of luxury high-rises is located between West 59th Street and West 61st Street on the Hudson River and contains a new 2.6-acre park. Qualifying New Yorkers earning 60 percent of the area median income can apply for the units, ranging from a $1,041/month studio to a $1,553/month three-bedroom. As 6sqft reported last week, construction at the five-acre waterfront site continues to wrap up.

$75,000/night Upper East Side hotel room is the most expensive in the nation

Most New Yorker don't spend $75,000 a year on rent, but a hotel room on the Upper East Side is asking that hefty sum for just one night. First reported by Bloomberg, the duplex penthouse suite is at the swanky Mark Hotel and boasts six bathrooms, five bedrooms, two wet bars, a 25,000-square-foot rooftop terrace overlooking Central Park, and a living room under the landmarked building's cupola that can be converted into a full-sized Grand Ballroom. In addition to being the country's most expensive hotel suite, it's also the largest at 10,000 square feet.

City Council approves 80 Flatbush development in Downtown Brooklyn

The New York City Council voted on Wednesday to approve 80 Flatbush, a five-building mixed-use development planned for Downtown Brooklyn, Curbed NY reported. The approval comes after negotiations last week between Alloy Development and Council Member Stephen Levin, who represents the area, which led to a shorter, less-dense complex. After the developers agreed to cut the height of two buildings, one from 986 feet to 840 feet and another from 560 to 510 feet, the Council's subcommittee on zoning voted in favor of the project.

To live across from Central Park, you’ll pay 25% more than every bordering neighborhood

To make Central Park your front yard, you'll have to fork over $277,000 more than the median sale price of every bordering neighborhood. A new report by Property Shark looks at just how much more New Yorkers are willing to spend to be near the 843-acre oasis, a real estate trend which the group calls the "Central Park effect." According to the analysis, the median sale price of units along the first row of blocks across the park was 25 percent more expensive than that of every nearby area. And in the priciest section, the Upper East Side's Lenox Hill, that rose to a 93 percent difference.

NYC Council committee approves 80 Flatbush project in Downtown Brooklyn after height chop

The New York City Council's subcommittee on zoning voted unanimously Thursday to approve the rezoning application that allows for the construction of 80 Flatbush, a five-building complex planned for Downtown Brooklyn. Following negotiations between Alloy Development and Council Member Stephen Levin, the developers agreed to cut the height of two buildings, one from 986 to 840 feet and another from 560 to 510 feet (h/t Brooklyn Paper). New renderings reveal not only smaller buildings but an updated design as well. With this key approval, the project will most likely get support from the full City Council followed by Mayor Bill de Blasio.

Through a $75,000 Urban Forestry Grant from the New York State Department of Environmental Conservation, Prospect Park Alliance recently surveyed about 12,000 of the park's 30,000 trees. The survey provides a nuanced picture of the park’s ever-changing ecosystem and important insights into the economic, environmental and health benefits of "Brooklyn’s backyard." Lottery opens for 95 affordable units in the Bronx’s Kingsbridge neighborhood, from $860/month

It's no wonder the city has spent the better part of the past decade trying to redevelop the former Kingsbridge Armory into the country’s largest ice skating complex--it's less than a block from the 4 train and three blocks from the D and B trains and a quick walk to the Fordham University campus. And for residents moving into the area, it's just a few blocks from the large Jerome Park, St. James Park, and Poe Park. With all this in mind, a new development has sprung up across from the Armory at 2700 Jerome Avenue. Trump-run attractions in NYC suffer from declining revenue

Although President Donald Trump continues to profit from his family-run business while serving in office, the New York-native is seeing a drop in revenue in his hometown. At four concessions in New York City run by the Trump Organization, sales have dropped or have been flat since Trump became president, the New York Times reported on Wednesday. Even as tourism is on the rise and the city's economy is bustling, business is not booming for two Trump-affiliated ice rinks, a Bronx golf course, and a carousel in Central Park.

In 1867, this lost Broadway bridge caused a feud between two hat shop owners

Lower Broadway is the city’s oldest thoroughfare and has always been one of the busiest. In fact, in 1867, the intersection of Broadway and Fulton Street was “continually thronged with vehicles of all kinds, rendering it almost impossible for pedestrians to pass.” Without the benefit of traffic lights, the crush of traffic was so snarled and thick that policemen had to untangle the flow during business hours so pedestrians could cross. Concerned that the sheer mortal hazard of simply crossing the street was losing him business, nearby hat shop owner Philip Genin convinced the City to build a bridge across Broadway that would ease foot traffic and just so happen to deliver pedestrians safely to his shop.

Is 421-a dead? Where to find NYC’s remaining tax abatement deals

In 1971, New York City launched a new program designed to encourage developers to build on vacant land. The program known as the 421-a tax abatement gave developers a ten-year exemption on paying taxes if they agreed to develop the underused land. At the time, the program made a lot of sense. In the 1970s, urban decay was rampant, even in many areas of Manhattan. But the program not only benefited developers. Owners who bought units in a 421-a tax abatement building also benefited since the bill effectively enabled developers to pass along their tax break to buyers who in turn could avoid paying taxes on their units for the first decade. While the original 421-a tax abatement is essentially dead, there are still a few 421-a deals left for buyers. This reflects the fact that several of the condo projects that secured a 421-a exemption before the program was phased out are only now coming to completion. To help buyers looking to take advantage of this final round of 421-a benefits, 6sqft has compiled a list of some of the best deals left on the market.

Perkins Eastman reimagines Manhattan’s street grid with more pedestrian-friendly space

As a solution to Manhattan's growing gridlock, planning and design firm Perkins Eastman is proposing a physical redesign of New York City's street grid. In a CityLab article penned by Jonathan Cohn, who leads the firm's transportation and public infrastructure studio, and  Yunyue Chen, the recipient of Perkin Eastman's 2017 Architectural Fellowship for the Public Realm, they argue the city should "transform the streets radically, dedicating them to pedestrians." This includes grouping blocks into larger neighborhoods and organizing them into either thoroughfares and local streets.

Upcoming walking and bike tours explore NYC’s historic and hidden waterways

Being the concrete jungle it is today, it’s hard to believe New York City was once a maritime powerhouse, its surrounding harbor waters serving as a vital trading port for the rest of the country. Before paved over and developed, Manhattan boasted forests and wildlife, supported by many freshwater ponds and streams. Today, some of the city's oldest waterways remain hidden in plain sight, their pathways relegated underground. NYC H20, a nonprofit who aims to educate New Yorkers about the city's water, is hosting five walking and bike tours of historic waterways throughout the month of September, giving New Yorkers a chance to get their feet wet with knowledge about NYC's water.

At this five-acre Hamptons getaway, a grass roof and infinity pool camouflage with the landscape

This five-acre waterfront family getaway on the Hamptons' Peconic Bay was designed by Manhattan-based firm Mapos with the intention of being sustainable and timeless (h/t Dezeen). The site's existing tree arrangement was maintained at the request of the family, who were particularly taken by an old Sycamore. So as to not disturb the existing fauna on the property, it was also decided that only unfinished materials would be used in the home, including steel and concrete – painted sheetrock was strictly out – and allowed to naturally patina.

In 1988, Donald Trump wanted to repair the Williamsburg Bridge, but the Mayor said no thanks

In addition to thinking he could own the Empire State Building and build the tallest building in the world, Donald Trump also had a pipedream of single-handedly repairing the Williamsburg Bridge in 1988. Yesterday, Gothamist's Editorial Director Jen Carlson tweeted a series of stories from the time detailing how the Donald presented the city with a proposition to get the necessary repairs (the then-85-year-old bridge was closed due to cracked and corroded beams) done quicker and cheaper. According to the Associated Press, "Trump said the deal could work the same way as [Central Park's Wollman Rink] construction in 1986 - he would advance the money, get the job done and be reimbursed for costs."

Kushner Cos., Michael Cohen accused of falsifying construction permits at rent-controlled NYC buildings

Kushner Companies, run by the family of Donald Trump's son-in-law Jared Kushner, allegedly falsified construction permits as a way to remove rent-regulated tenants from their New York City buildings, the New York Times reported. The city's Department of Buildings on Monday fined the Kushner Cos. $210,000 for 42 violations of submitting false applications across 17 buildings. According to a tenant activist organization, Michael Cohen, Trump's former attorney, also falsified documents at three of his properties in Manhattan at 237 Henry Street, 172 Rivington Street and 235 East 27th Street.
