Behind the scenes at Williamsburg’s abandoned Bayside Oil Depot, set to be NYC’s next public park

We first learned about the proposal to turn Williamsburg's former Bayside Oil Depot into a public park nearly two years ago. Since then, co-founders Karen Zabarsky and Stacey Anderson have been working tirelessly with a team of designers and environmentalists to refine their plans to be something both true to the site's history and representative of where the neighborhood is heading. Part of the larger Bushwick Inlet Park, a 28-acre open space along an unused waterfront industrial stretch, the plan is unique in that it plans to adaptively reuse the 10, 50-foot decommissioned fuel containers, transforming them into everything from performance spaces to greenhouses. With a fresh name--THE TANKS at Bushwick Inlet Park--Karen and Stacey recently took 6sqft on an exclusive, behind-the-scenes tour of the abandoned site, giving us a glimpse into how this incredible industrial relic is poised to become NYC's next anticipated park. ‘Affordable’ middle-income apartments in Bushwick are only $150 cheaper

Sure, you can do a lot with $150 a month, but does that level of savings really constitute as "affordable?" According to the city, yes. The latest housing lottery to come online, reserved for households earning $130 percent of the area median income, is for three $2,450/month two-bedrooms at Bushwick's 682 Chauncey Street. By comparison, market-rate two-bedroom units in the new, 10-unit building go for $2,599 or $2,650.

From George Washington to Hudson Square: The history of the Charlton-King-VanDam neighborhood

It’s an often-overlooked enclave with the largest concentration of Federal and Greek Revival style houses in New York City. Its origins can be traced back to historical figures as esteemed as George Washington, John Adams, Alexander Hamilton, and John Jacob Astor, but it’s just as deeply connected to Italian immigrants and radical 20th-century innovators. The most dyed-in-the-wool New Yorker will have trouble telling you if it’s in Greenwich Village, SoHo, or Hudson Square. The tiny Charlton-King-VanDam neighborhood is, as its name would imply, located along charming Charlton, King, and VanDam Streets between Sixth Avenue and Varick Streets, with a little arm extending up the southernmost block of MacDougal Street just below Houston Street. It was only the fourth designated historic district in New York City when it was landmarked on August 16th, 1966, and for good reason.

The largest collection of WWII-era spotter planes in the world, a massive copper section of the Barclays Center facade, a materials library with hundreds of samples of everything from fabric to flooring--these are just some of the surprises you'll come across in SHoP Architects' offices in the iconic Woolworth Building. The firm's projects include buildings at mega-developments like the Domino Sugar Factory and Essex Crossing, the twisting American Copper Buildings, and the world's future tallest residential skyscraper 111 West 57th Street, and their office certainly embodies this creativity and range of work. After taking a tour of the space, 6sqft chatted with Associate Principal Angelica T. Baccon about this very special office design, what a typical day is like at the firm, and, of course, the backstory behind those planes. We also met with Materials Librarian Kate Smith to learn a bit more about this rare resource that helps inform the ideas at SHoP.

Michael Cohen lists Tribeca condo as a $25,000 rental just four months after buying it

In May, Michael Cohen, the disgraced former personal lawyer of Donald Trump who is now under federal investigation, put his $9 million Trump Park Avenue apartment on the market as collateral against a bank loan. So it was a bit surprising when he turned around dropped nearly $7 million on a condo in Tribeca's flashy new condo tower 111 Murray Street. But it makes a bit more sense now, as The Real Deal learned that Cohen has listed the 19th-floor apartment as a $25,000/month rental. He made the purchase as an "investment" after allegedly facing pressure to defer the taxes on the $3.3 million sale last year of his  Trump World Tower apartment; by closing on a new unit, he was able to take part in the 1031 exchange that allows investors to roll proceeds from one transaction over to another.

St. Patrick’s Cathedral $7M air rights deal blocked by exclusive men’s club

In March, the Archdiocese of New York reached a deal to sell 30,000 square feet of development rights from St. Patrick's Cathedral to MRP Realty and Deutsche Bank, the owners of 405 Park Avenue in Midtown East. But, as Crain's reported on Thursday, an exclusive men-only club has undercut the Archdiocese by offering the developers the deal at a lower price. The Brook, known for its billionaire clientele, will sell its air rights over its property at 111 East 54th Street to the owners of 405 Park Avenue. The owners plan to use the air rights to add four new floors to the 17-story property, a high-end office building.

INTERVIEW: Parks Commissioner Mitchell J. Silver is making NYC parks accessible for everyone

Mitchell J. Silver, the commissioner of the New York City Parks Department, tells us he’s 58 years old. But with his vibrant enthusiasm and energy for parks, fitness, and life in general, it’s hard to believe. Only as he details a list of his achievements and accolades over the years does his age show. Silver, who oversees the management and operations of nearly 30,000 acres of city parks, calls himself the “commissioner of fun,” a title he strives to live up to every day. This summer, Silver launched “Cool Pools,” an initiative to renovate public pools, celebrated making Central Park car-free, and increased accessibility to parks for all New Yorkers. If you want to feel good, follow his Instagram and see him sliding, swinging, running, jumping, swimming, kayaking and more. The best affordable and student-friendly off-campus neighborhoods in NYC

If you can’t bear the idea of living in the dorms for another year, you’re not alone. Unless you happen to go to Columbia where over 90 percent of students live on campus, there's a high likelihood you’ll be searching for your own apartment at some point during your college years, just like 57 percent of students at NYU and 74 percent at The New School. And if you're like most students, you’ll be looking for an apartment far from downtown that strikes the right balance between affordability, commutability, and access to services. To help you make the smartest decision possible, 6sqft has compiled a list of affordable, student-friendly neighborhoods in Manhattan and Brooklyn. By New York City standards, all of these are both safe (e.g., reported fewer than 1.5447 crimes per 1000 people in June 2018) and within reach (e.g., on average, three-bedroom units can still be rented for less than $5,000 per month). An archive of 24,000 documents from Frederick Law Olmsted’s life and work is now available online

When thinking of influential creators of New York City’s most memorable places, it’s hard not to imagine Frederick Law Olmsted near the top of the list. Considered to be the founder of landscape architecture–he was also a writer and conservationist–Olmsted was committed to the restorative effects of natural spaces in the city. Perhaps best known for the wild beauty of Central and Prospect Parks, his vast influence includes scores of projects such as the Biltmore estate, the U.S. Capitol grounds and the Chicago World’s Fair. In preparation for the bicentennial of Olmsted’s 1822 birth, the Library of Congress has made 24,000 documents providing details of Olmsted’s life available online, Smithsonian reports. The collection includes journals, personal correspondence, project proposals and other documents that offer an intimate picture of Olmsted’s private life and work. The collection is linked to an interactive map at Olmsted Online showing all Olmsted projects in the United States (and there are many). You can search the map according to project name, location, job number and project type.

LPC landmarks Philip Johnson’s AT&T Building at 550 Madison

This morning the Landmarks Preservation Commission voted to designate the AT&T building at 550 Madison Avenue as an individual landmark. Designed by Philip Johnson and completed in 1984, the world’s first postmodern skyscraper originally served as the AT&T headquarters. A decade later, Sony moved in and it became known as the Sony Tower. Recently, a growing roster of preservationists and architects have been urging the LPC to landmark the building after plans surfaced showing significant changes to its architecture.

Moby lists Westchester midcentury stunner for $1.3M with a promise to donate proceeds

Not only is Moby a singer/songwriter, DJ, photographer, vegan restauranteur, and animal rights activist, but he also has an eye for unique real estate. He formerly owned a whimsical replica castle in LA, and in March he dropped $1.24 million on a midcentury-modern stunner in Pound Ridge to be near his childhood home in Darien, Connecticut. Designed by Frank Lloyd Wright-disciple David Henken in 1956, the Westchester home has jaw-dropping mahogany interiors, floor-to-ceiling windows overlooking the woods and a quaint garden, and a swimming pool. But after realizing that he's still spending most of his time on the west coast, he re-listed the property for $1.3 million, according to Curbed. And in true Moby fashion, he took to Instagram to say that he'll be donating proceeds from the sale to animal rights causes and progressive political candidates.

Misty Copeland dances her way to an Upper West Side apartment for $3.1M

Ballet superstar Misty Copeland, the first black ballerina to become a principal dancer at the American Ballet Theatre, moved to the Upper West Side when she was just 17 years old to join the company. And it doesn't seem like she plans on leaving any time soon. The dancer and her husband, attorney Olu Evans, have bought a condo at 215 West 88th Street for $3.125 million. The three-bedroom home is located in the Merrion, a building erected in 1915 (h/t Real Estate Weekly).

Cuomo called out for ‘extravagance’ in adding $30M worth of blue and gold tiles to East River tunnels

Gov. Andrew Cuomo reportedly ordered the MTA to spend an extra $20-30 million to add blue and gold stripes–the state's color scheme–to the white tiles that line two of the city's tunnels beneath the East River. According to the New York Post, the already cash-strapped agency was ordered to add the blue and gold details to the white tiles being used to reline the Brooklyn-Battery and Queens Midtown tunnels in Superstorm Sandy repairs, even though the funds are sorely needed for station and other infrastructure repairs. According to a construction exec, “The white tile had already been ordered, but he insisted that [the walls] be in the state colors."

Amazon launches same-day delivery from Whole Foods in Brooklyn and Lower Manhattan

You can now have all of your organic needs met within as little as an hour--without waiting in line. Amazon launched on Tuesday "ultrafast" same-day delivery from Whole Foods Market in 24 cities, including Lower Manhattan, Brooklyn and select areas of Long Island. The service, for Prime members only, began earlier this year and will continue to expand to more neighborhoods in NYC and in the country throughout 2018. "Today’s announcement is another way that we are continuing to expand access to our high-quality products and locally-sourced favorites," Christina Minardi, executive vice president of operations for Whole Foods Market, said in a statement.

East Village Target’s CBGB odes get mixed reviews

Target officially opened its first store in the East Village on Saturday, to mixed reviews from locals. During its grand opening, the chain recreated the storefront of CBGB, a famous punk rock club where the Ramones, Patti Smith and Blondie played, with a red-and-white awning that reads "TRGT." Located on 14th Street and Avenue A, the design included red newspaper boxes similar to old ones of the Village Voice paper, fake fire-hydrants and a temporary facade made to look like the housing tenements of the Village in the 1970s and 1980s. Jeremiah Moss, the author behind the Vanishing New York blog, called the new store "the most deplorable commodification of local neighborhood culture I've ever witnessed." As of Monday, the CBGB-themed storefront is no longer up.

One year and $300M in repairs later, on-time subway rates are still awful

Photo via rhythmicdiaspora on Flickr Despite spending over $300 million on system repairs over the last year, the New York City subway is showing little improvement, with its on-time rate just around 65 percent during the weekday, the New York Times reported. Last summer, after a train derailed at 125th street and left 30 people injured, Gov. Andrew Cuomo declared a state of emergency for the Metropolitan Transportation Authority. And while the MTA and its chair, Joseph Lhota, unveiled an $800 million action plan to fix the subway, and new NYC Transit Chief Andy Byford later laid out an aggressive plan to modernize the system, the subway's "summer of hell" seems far from over.

Scrabble is played in 22 languages around the world, but it was invented in Jackson Heights, Queens

"Secret" details hidden in plain sight are pretty much the rule in New York City, and the “Scrabble” street sign in Jackson Heights is a fine example. The letters that make up the sign marking 35th Avenue where it meets 81st Street in the neighborhood’s historic district are–if you look more closely than you’d ever really look at a street sign–accorded numbered points below each letter, Scrabble tile-style. The sign honors the fact that the beloved geeky pastime–according to Hasbro, three out of every five American homes harbor a Scrabble board–was invented right here in Queens by the Poughkeepsie-born Alfred Mosher Butts in 1931. Butts was an architect, and as history tells us, an architect generally needed to find an alternate way to keep busy during the Great Depression.
