Recently Sold for $10M in Bidding War, Furnished UES Townhouse Now Renting for $50K/Month

Bidding wars have become too familiar to cause much of a shock, and things have cooled down a bit in the city's most competitive markets, but a nice turn-key townhouse can still bring out the competition in full force. This was certainly the case when this four-story townhouse at 235 East 72nd Street changed hands for $10.1 million–well over the $9.5 million ask–after a bidding war between developers Naftali Group and Toll Brothers in February. The former emerged victorious, though rumor has it that both parties may have plans for amassing properties on the prime Upper East Side block. Madonna Caught Posting Fake ‘No Parking’ Signs Outside UES Mansion

Madonna seems to really be going off the rails lately, with multiple reports of wild performance antics and showing up late to concerts. But her questionable behavior isn't just reserved for the stage, as TMZ is reporting that she "concocted a scheme to snag precious parking spots in front of her super expensive NYC apartment, and the authorities came down on them like a brick." Reports say that her people put "Tenant Parking Only" signs along the block, as well as painted the curb yellow and embossed it to say "NO PARKING," despite the fact that these are all public parking spots.

Katie Couric Buys $12M Upper East Side Condo

News anchor darling Katie Couric and her husband of nearly two years, financier John Molner, have purchased a lavish Upper East Side condo for $12,168,087, according to city records released today. The five-bedroom, full-floor spread is located at 151 East 78th Street, a recently-completed building by Peter Pennoyer Architects that has only 14 residences spread across its 16 floors. Couric's new 3,966-square-foot digs are classically elegant, as the architect took a modern interpretation of the Rosario Candela-designed residences on Park and Fifth Avenues. The home begins in a private entry gallery and then opens to the entertaining and bedroom wings.

Joan Rivers’ Opulent Personal Effects Head for Christie’s Auction This Summer

When the beloved comedian Joan Rivers passed away in 2014, she left behind a lavish Upper East Side penthouse at 1 East 62nd Street packed with a collection of glittering designer gowns, gilded furnishings, jewelry and collected items that reflected a lifetime love of pretty things. Rivers herself once described the decor of the 5,100-square-foot triplex as “Louis XIV meets Fred and Ginger.” Her apartment sold last summer for its asking price of $28 million to 65-year-old Saudi prince Muhammad bin Fahd, who reportedly plans to do a complete gut renovation. So, this summer, the contents of her Manhattan home will come up for auction at Christie's, where 200 lots will be available in a live sale, and 80 lots will be included in an online auction from June 16-23.

Conservative Queen Ann Coulter Buys $577K Upper East Side Co-op

Most residents of the Upper East Side are Hillary supporters, but that didn't stop outspoken conservative political commentator Ann Coulter from buying a co-op in the 'hood. According to city records released today, she bought the two-bedroom home at 12 East 87th Street for $577,000. Interestingly, the sale is significantly under its $1.8 million market value, but it does have a tenant in place who's paying $1,600 a month, and the cash-only listing states that it's for "investors only."

East 61st Street Condo Finally Reveals Itself, $82.5M Sellout Projected

At the northeast corner of East 61st Street and Second Avenue, a long shrouded condominium project is finally showing us some skin. The 19-story building addressed at 301 East 61st Street exhibits a creamy stone exterior, with inset balconies and vertical fins projecting from a floor-to-ceiling glass curtain wall. The building is being developed by Orlando-based Inverlad Development who purchased the 3,800-square-foot lot for $15.4 million in 2012.

Roman Abramovich’s $80M UES Makeshift Mansion Gets Turned Down By the DOB

A little over a year ago, Russian billionaire Roman Abramovich "secretly" purchased two sizable Upper East Side townhouse at 11 East 75th Street and 15 East 75th Street, for $29.7 million and $18.3 million respectively. It was quite obvious that the steel magnate had plans to create his very own makeshift mansion by snatching up the home in between, and this past summer he did just that, dropping $30 million on 13 East 75th Street, which brought the total to $78 million. But now Abramovich may have to alter his grand plans, since the Post reports that the Department of Buildings rejected his $6 million proposal to combine the Queen Anne-style townhouses. Prepared by architect Stephen Wang, the plan called for an 18,255-square-foot mansion with a six-foot front yard, 30-foot backyard, and pool in the cellar.

Grand, Under-Construction Carnegie Hill Townhouse Could be Yours for $18M

Pre-war architecture is alive and well on the Upper East Side. At 178 East 94th Street, along a bucolic, tree-lined stretch of Carnegie Hill, a six-story, 7,650-square-foot, single-family home is squeezing into place as if it's been on the brownstone block for decades. The 36.5-foot-wide home is being built and designed by Daniel Kohs, owner of Long Island-based Madik Realty. Called the Danville House, the home hit the market earlier this month for $18 million. The sole exterior rendering accompanying the listing shows a red-brick exterior accentuated by vertical piers, culminating into pointed and spherical pinnacles. It's crowned near its apex by an open colonnade not unlike that of Murray Hill's Morgan Lofts.

Renderings Revealed for Upper East Side’s First Supertall at Former Subway Inn Site

In October, 6sqft reported that a 1,000+ foot condo tower could rise on the former site of beloved dive bar the Subway Inn (which, after 77 years, had to relocate to a site around the corner in August 2014). The news came nearly two years after the World Wide Group bought a six-parcel assemblage on 60th Street between Third and Lexington Avenues. Then, this past summer, World Wide enlisted Cushman & Wakefield to sell the property, "using renderings of a glassy supertall tower and talk of nearby Billionaires Row to sweeten the deal." Kuafu Properties bought the 19,685-square-foot plot for $300 million in the fall, and now Yimby has uncovered renderings of a glassy, slender tower proposed for the site.

Harper Lee Had a Crazy-Cheap Hideout on the Upper East Side for 50 Years

Famed author Harper Lee, who passed away at age 89 on Friday in her hometown of Monroeville, Alabama, was known for being extremely private and somewhat reclusive. So it's not entirely surprising that for the past 49 years, the "To Kill a Mockingbird" novelist has maintained a secret Upper East Side apartment. What is surprising is that after all that time, her rent was less than $1,000 a month. Lee moved to New York City in 1949 when working as an airline reservation agent and writing in her spare time. When the building that housed her cold-water flat was demolished in 1967, she moved to apartment 1E across the street at 433 East 82nd Street (between 1st and York Avenues), reports the Post, using it as a kind of hideout when not in Alabama (even the tenant directly below her had no idea she was a resident). Though she hadn't spent time there since having a stroke in 2007, she renewed her lease for two more years just a couple months ago. Property manager Steven Austern said she was up to date on her rent, and even though he could've terminated the lease since she was living elsewhere, he chose not to, stating "She was a personal friend of mine."

HOK Architects Files Permits for 21-Story UES Condo Tower, Will Yield New Subway Entrance

Yesterday, Hellmuth Obata & Kassabaum (HOK) filed permit applications with the city's Department of Buildings to construct their first residential tower in the city–an 18-story, mixed-use condominium tower at 147 East 86th Street on the Upper East Side. The 210,000-square-foot project will anchor the northeast corner of Lexington Avenue and 86th Street and will sit directly atop the Lexington line's 86th Street subway station, for which the developers will build a new entrance. The $340 million project is being shepherded by a joint venture among Stillman Development, Ceruzzi Properties, and Kuafu Properties, who will build retail on the first few floors of the building and high-end condo units up top. Much of the site is owned by the the estate of real estate mogul Sol Goldman. Filed plans show that the development will contain 63 units and rise 210 feet, the maximum height allowed in the zoning district.

UES Townhouse With Hermès Leather Walls and Smoking Room Could Set Record at $84.5M

Somerset Partners’ Keith Rubenstein just put his 15,000-square-foot townhouse at 8 East 62nd Street on the market for $84.5 million, outdoing Carlos Slim's $80 million listing. The luxury-filled Upper East Side home is one of the city's priciest townhouse listings ever (h/t WSJ), and if it fetches the listing price it would set a Manhattan townhouse record, besting the Harkness Mansion’s 2006 $53 million sale. In addition to marquetry flooring inspired by those at Pavlovsk Palace in St. Petersburg, there are his and hers suites, a basement spa and gym, and a pretty unique modern art collection (see the massive KAWS bunny sculpture in the living room). Some off-the-wall features include red Hermès leather walls, a smoking room equipped with ventilation system, and a dressing room with a lighted handbag display and temperature-controlled fur vault.

Their past projects–345 Meatpacking, 41 Bond Street, XOCO 325, and 12 Warren– transcend common architectural styles, clad in a unique palette of materials and composed of an uncanny mashup of parts informed by context, nature, and technology. Lofty Duplex Carved Out of an UES Limestone Mansion Asks $3.975 Million

35 East 68th Street, located between Park and Madison Avenues on the Upper East Side, is one of those buildings that is not to be messed with. It's a 13,000-square-foot Beaux Arts mansion designed as a private residence for Harvard-trained physician Dr. Edward Kellogg and grain fortune heiress Mary Dows by Carrere & Hastings–the same architecture firm behind the New York Public Library. Since the now-landmarked building was completed in 1901, it has maintained its elegant, carved limestone facade. The interior, however, is a different story. Somewhere along the line the mansion was converted into a co-op apartment building, split into eight units. Seven of the eight co-ops were on the market this February for $34 million, but it looks like a sale never happened. Now this three-bedroom duplex is up for sale on its own.

Victorian Home With Luxury Renovations Asks $7.5 Million in Yorkville

There's an interesting background behind this Victorian townhouse located at 142 East End Avenue within the Henderson Place Historic District in Yorkville. It was developed with other townhouses in the late 19th century by developer John C. Henderson for "persons of moderate means." These days, you'll need a lot more than moderate means to afford one–last year, a neighboring townhouse that had undergone a two-year gut renovation was on the market for $7.5 million or $25,900 a month. This one is also priced at $7.5 million, though it's been on and off the market since late 2012 asking anywhere from $6.5 to $8.5 million (h/t Curbed). The townhouse (once owned by a testifying forensic pathologist in the O.J. Simpson trial) was also gut renovated, with the interior all luxury while the exterior retains its original masonry detailing and modest brick façade, designed by architecture firm Lamb & Rich. Interior details include Italian tile flooring, Brazilian teak hardwood, four private outdoor spaces and a grand stainless steel staircase with walnut finishes.

Demolition Begins on 500-Foot UES Condo Replacing the Art & Design Building

Demolition has begun at the Lenox Hill site of a forthcoming 30-story condominium being developed by Orlando-based Inverlad Development and Steve Mills’ Third Palm Capital. The future 45-unit, 481-foot tower will replace the five-story Art & Design Building at 1059 Third Avenue and utilizes development rights from an adjacent apartment building at 1065 Third Avenue, which will also host an entryway for the Lexington/63rd Street station of the Second Avenue Subway. The developers paid an entity associated with the Battaglia family $31.5 million for the property in 2012. Building permits were approved in late October, granting the team the go-ahead to build a narrow, slab-shaped tower designed by Manuel Glas. According to DOB filings, the first three floors will contain office space and a healthcare facility, and above are 32 residential units. The amenity floor on level 12 will feature a fitness center, spa, swimming pool, tenants' lounge, and an outdoor terrace. Above level 13, seventeen full-floor residences will possess commanding views of the burgeoning Billionaires' Row skyline, East River and Central Park.

‘Maximalist’ UES Townhouse of Designer Juan Pablo Molyneux Sells for Less Than Half Its First Ask

Back in 2012, Chilean interior designer Juan Pablo Molyneux placed his sprawling townhouse at 29 East 69th Street up for sale for a newsmaking $48 million. Unable to find an immediate buyer (or possibly anticipating seller's remorse), he took it off the market shortly after. But then earlier this year in January, he brought it back for a much lower $34 million. Now, it looks like Molyneux's day has come, and according to city records, he's finally parted ways with the gigantic spread—although for a relatively paltry $22.5 million.

The 36-story tower is in its home stretch of construction, prepping for occupancy in early 2016. Fifty percent of the subsidized units will be reserved for residents of Manhattan Community Board 8 (covering the Upper East Side and Roosevelt Island) and an additional 5 percent for municipal employees. Selected applicants will be provided apartments at a tremendous discount when compared to the neighborhood's market-rate rents. According to CityRealty, the median rental price for a one-bedroom in Yorkville stands at $3,210; and $5,398 for two-bedroom apartments. Affordable one-bedrooms at 205 East 92nd will start at $607 and two-bedrooms at $736.

The City’s Prettiest Food Emporium, Famous for Its Guastavino Tiles, Is Closing

Guastavino tiles–a design technique for thin-tile structural vaulting brought to New York at the end of the 19th century by Spanish architect and builder Rafael Guastavino and his son Rafael Jr.–can be seen at 250 locations throughout the city. Most of these spots have grand public purposes, such as Grand Central, the Cathedral of St. John the Divine, or the Municipal Building. But one locale has gained famed for its very un-grand function as the home of a grocery store. The Food Emporium underneath the Queensboro Bridge has occupied one half of the Guastavino-tiled arcade known as Bridgemarket since 1999. This Saturday at 5:00 p.m., though, it will close its doors for good, according to Bloomberg, which leaves the fate of the historic interior up in the air.
