Silverstein Properties said it would develop more than 2,000 apartments through office-to-residential conversions on Manhattan's west side if its casino bid is awarded a license. The developer on Thursday announced a partnership with MetroLoft to develop the apartments, which would include 500 permanently affordable units, a day before casino proposals are due. The addition of housing sweetens Silverstein's $7 billion bid, The Avenir, which calls for a 1,000-room luxury hotel, restaurants, a food hall, and a gaming facility near the Javits Center. The previous plans had proposed 100 affordable apartments located off-site.

Silverstein Properties this week unveiled a new design for its casino project proposed for an empty lot across from the Javits Center. The Avenir would rise 785 feet at 41st Street and 11th Avenue and include a 1,000-room luxury hotel, restaurants, a food hall, and a gaming facility, if the developer secures one of the three downstate casino licenses expected to be awarded this year. Designed by CetraRuddy Architecture and Steelman Partners, the project includes a podium with a facade of "gentle harmonious waves" topped by a sculpted 45-story tower. The design revises the original proposal, which called for two 46-story towers, following community feedback.

New York is seeking proposals to transform a parking lot in Hell's Kitchen used by the Intrepid Museum into a mixed-use development. Gov. Kathy Hochul on Friday issued a request for proposals for the site at 621 West 45th Street, which measures just over 50,500 square feet on 12th Avenue between West 45th and West 46th Streets. Proposed for one of the largest undeveloped parcels on Manhattan's far West Side, the project presents an opportunity to bring much-needed affordable housing to a state-owned site in the city.

Pier 97, the northernmost pier in Hudson River Park, reopened this week following a $47.5 million transformation. Designed by !melk in collaboration with the Hudson River Park Trust, the project turned a former docking pier and parking lot into 2.5 acres of public open space, complete with a playground, athletic field, sloping sun lawn, and more—all surrounded by over 16,000 square feet of vibrant flowers and plants. A new building with restrooms and concessions is expected to open this winter.

Whole Foods to open two new Manhattan locations

Two new Whole Foods stores are coming to Manhattan. The supermarket chain last month announced plans to open another small-format "Whole Foods Market Daily Shop" at 301 West 50th Street in Hell's Kitchen as part of their broader expansion across the five boroughs. The grocery chain has also signed a lease to open a new 20,000-square-foot store at 409 East 14th Street in the East Village, as the New York Post first reported.

The city on Wednesday unveiled the first phase of safety upgrades to a stretch of 10th Avenue in Hell's Kitchen. Installed between West 38th Street and West 52nd Street, a new 10-foot wide northbound bike lane will more safely accommodate the growing number of cyclists, e-bike riders, and micro-mobility device users. Additional improvements include new concrete pedestrian islands, new bike corrals, and redesigned intersections to slow down drivers when turning.

The Intrepid Sea, Air & Space Museum has received a branding makeover for the modern era. The museum, which opened its doors in 1982 aboard the decommissioned U.S.S. Intrepid aircraft carrier at Manhattan's Pier 86, has been officially renamed the Intrepid Museum. The new name is part of a rebranding with the goal of maintaining the museum's relevance for future generations of visitors. In addition to its new shortened name, the museum has also received a new logo and updated website.

Vornado Realty Trust is joining forces with industry giants Blackstone and Hudson Pacific Properties to transform Manhattan's Pier 94 into the borough's first-ever major TV and film studio production complex. Work is expected to begin later this year on the 266,000-square-foot campus, known as Sunset Pier 94 Studios, which will include six soundstages, offices, a writers' room, and public amenities along Manhattan's West Side, according to the Wall Street Journal. The $350 million project could be completed by the end of 2025.

Trevor Noah's penthouse in Hell's Kitchen entered contract this week for $10,995,000, after hitting the market last fall, CityRealty reports. The comedian and former host of "The Daily Show" first listed the sprawling duplex at the Art Deco Stella Tower at 425 West 50th Street last October for $12,950,000, soon after announcing his departure from the Comedy Central show. The three-bedroom duplex condo, which Noah bought for $10 million in 2017, offers expansive views of Manhattan and a 1,000-square-foot landscaped terrace with a heated plunge pool with built-in speakers and a wet bar.

6 injured after crane collapses in Hudson Yards

Four civilians and two firefighters sustained minor injuries on Wednesday morning when a construction crane on the border of Hudson Yards and Hell's Kitchen caught fire and partially collapsed onto Tenth Avenue. The fire occurred 45 stories above the construction site at 550 Tenth Avenue at roughly 7:25 a.m. when the engine compartment of the crane caught fire. The fire gradually weakened the crane's cable and sent 16 tons of concrete and the crane's boom plummeting to the ground, causing damage to 555 Tenth Avenue on its descent, according to the fire department.

Larry Silverstein of Silverstein Properties has joined the cast of prominent developers competing for one of three downstate casino licenses. Silverstein Properties on Friday announced plans for "The Avenir," a hotel, casino, entertainment, and residential development on a vacant plot of land on the border of Hudson Yards and Hell's Kitchen. Located at 41st Street and 11th Avenue, just north of the Javits Center, the proposed 1.8 million square foot project includes two 46-story towers with a luxury hotel, a top-floor performance hall, affordable housing, and an eight-story casino run by Greenwood Gaming and Entertainment at the base.

The 35-story landmarked McGraw-Hill Building in Hell's Kitchen will soon be home to 224 luxury rentals. As first reported by the New York Post, the project includes the redesign of the building's office space, the construction of a second lobby and entrance, and the restoration of the McGraw-Hill name above the residential entrance. Floors 12 through 34 of the Art Deco skyscraper will be converted to residential use, which will cost an estimated $100 million. Work will begin this summer.

The first Black Catholic church to open above the Mason-Dixon line has been sold for $16 million, as first reported by Bisnow New York. Located at 342 West 53rd Street in Hell's Kitchen, the former St. Benedict the Moor church was constructed in 1869 as the only church for Black Roman Catholics. The property was sold by the Archdiocese of New York to developer Walter Wang's JMM Charitable Foundation, whose future plans for the site are unknown, according to W42ST.

In 2017, 6sqft covered the TV star's purchase of the west side penthouse atop the dazzling Art Deco Stella Tower at 425 West 50th Street for $10 million. The plan to extend the 7 train to the far west side of Manhattan announced more than a decade ago included building a subway station in Hell's Kitchen. But because of budget cuts, the station was never built. New York City officials this week renewed calls for a subway station at 10th Avenue and 41st Street, claiming the neighborhood's growing population needs better access to public transportation. The 7 line currently runs straight from Times Square to Hudson Yards, without stopping in Hell's Kitchen.

Hochul recommends five historic places in NYC to be added to state and national registers

Gov. Kathy Hochul last week announced 21 nominations for possible placement on the State and National Registers of Historic Places. The list of nominations includes a diverse set of locations that are intricate to the history of New York. Nominations include early automobile manufacturing sites in Buffalo and Syracuse, a Mohawk Valley cemetery home to the author of the Pledge of Allegiance, and the only remaining 19-century textile mile in Troy. Of the total nominated places, five are located in New York City, including an abandoned Bronx train station designed by Cass Gilbert and an area in Hell's Kitchen once home to a famed open-air market.

The non-profit organization Irish Arts Center (IAC) will open the doors of a 21,700-square-foot space at 726 11th Avenue in early December. The long-awaited arts hub will occupy a century-old tire shop and garage after a decade-long transformation of the $60 million building led by New York-based architects Davis Brody Bond, the firm behind the National September 11 Museum and The Ronald O. Perelman Performing Arts Center, along with Ireland's Office of Public Works. Inaugural programming for the new center will include theatrical performance, dance, music, visual arts, literature, and education, beginning with Camille O’Sullivan’s "Where Are We Now?"

With its rooftop garden and courtyard, luxury residences, and prime Hell's Kitchen location, Gotham West ticks off all the boxes. What makes the four-building complex truly stand out against other amenity-rich developments, other than its proximity to both Hudson River Park and the culinary darlings of the neighborhood, is its affordable housing. When it opened in 2013, Gotham West was the largest affordable project by a private developer at the time, with about 55 percent of the units restricted by income. Today, applications are being accepted for its no-fee rentals, ranging from studios to three-bedrooms, which are designated for middle-income New Yorkers earning up to 135 percent and 165 percent of the area median income (AMI).

Preservationists fight to save the impressively-intact Art Deco lobby of the McGraw-Hill Building

An effort to preserve one of New York City's best examples of Art Deco design is underway. The owner of the McGraw-Hill Building at 330 West 42nd Street has tapped MdeAS Architects to redesign and modernize the structure's exterior, including new doors and signage. But after renderings from the architects surfaced on Twitter this month that showed what looked to be the 1931 lobby of the Hell's Kitchen building devoid of its iconic alternation blue-green steel bands and other signature elements designed by Raymond Hood, preservationists and architectural groups sprung into action.
