Lottery opens for 83 mixed-income luxury apartments near Times Square, from $934/month

A housing lottery opened this week for 83 mixed-income apartments at a new rental in Midtown West. Located at 312 West 43rd Street on the border of Times Square and Hell’s Kitchen, the 33-story building offers 330 luxury apartments with high-end finishes, state-of-the-art amenities, and a central location. New Yorkers earning 40, 60, and 120 percent of the area median income, or between $32,023 for a single person and $183,000 for a household of five, can apply for the apartments, which range from $934/month studios to $3,813/month two bedrooms.

Developed by Taconic Partners and National Real Estate Advisors and designed by Handel Architects, 312 West 43rd Street includes more than 28,000 square feet of indoor and outdoor amenities and over 40,000 square feet of retail space on 42nd Street. Perks include a resident’s lounge, a rooftop pool, private gardens, workstations, a fitness center, and bike storage, according to the project page.

Apartments feature high-end finishes and appliances, dishwashers, washers and dryers, and ample closet space.

The site was previously a parking lot and office building, according to the project’s Voluntary Inclusionary Housing (VIH) Application. In June 2021, the Manhattan Community Board 4 voted in favor of the application and determined that the property would offer 83 affordable apartments under VIH, with an affordability range between 40 and 120 percent of the area median income.

Taconic and National leased the ground rights to the site for 99 years from the 1199 SIEU Health Care Workers Union, according to a press release. Construction began in 2021, and the building topped out in December 2022.

Nearby transit options include the 1, 2, B, D, F, M, N, Q, R, and W subway lines, as well as a wide selection of buses. The building is also near the Port Authority Bus Terminal, Grand Central Terminal, and Penn Station.

Qualifying New Yorkers can apply for the apartments until April 22, 2024. Fifty percent of the units are set aside for residents of Manhattan Community District 4. Complete details on how to apply are available here.
