Apply for 44 affordable units at new Hell’s Kitchen rental, from $863/month

Forty-four permanently affordable apartments are available at a new development in Hell’s Kitchen. Standing 9 stories at 806 Ninth Avenue, The Lirio transforms a parking lot into much-needed affordable housing, along with supportive units for formerly unhoused residents and office space for the MTA. New Yorkers earning 30, 77, 80, 100, or 120 percent of the area median income can apply for the apartments, with two-bedrooms priced between $863 and $3,650/month and three-bedrooms priced at $3,186/month.

Hudson Companies and Housing Works developed the project in partnership with the city’s Department of Housing Preservation and Development (HPD). Lirio takes its name from NYC’s oldest tree, the 350-year-old “Liriodendron tulipifera” located in Queens’ Alley Pond Park.

In March 2024, the development team and the MTA secured $62 million in construction financing for The Lirio, with funding provided by Webster Bank, Merchants Capital, Red Stone Equity Partners, HPD, and Reso A funding from Council Member Erik Bottcher and then-Borough President Mark Levine, according to a press release. The building topped out in April 2025.

Designed by CetraRuddy, the building offers 112 permanently affordable homes, along with 67 supportive units for formerly unhoused individuals. Of those, 59 serve formerly homeless long-term survivors of HIV/AIDS. Hell’s Kitchen has a particularly high concentration of these residents and one of the city’s highest rates of new infections.

Housing Works will have office space within the development to provide on-site case management for supportive housing residents. These services will help residents with HIV stay on their medical regimens and achieve “zero detectability” status, which improves their health and makes the virus untransmittable.

CetraRuddy designed the building to complement the character of the surrounding neighborhood while incorporating sustainable design features such as green roofs and solar power, with the project expected to meet rigorous Passive House standards.

Amenities include a 24-hour attended lobby, fitness center, bicycle storage, landscaped terrace, media room, and rooftop garden.
