The 35-story landmarked McGraw-Hill Building in Hell’s Kitchen will soon be home to 224 luxury rentals. As first reported by the New York Post, the project includes the redesign of the building’s office space, the construction of a second lobby and entrance, and the restoration of the McGraw-Hill name above the residential entrance. Floors 12 through 34 of the Art Deco skyscraper will be converted to residential use, which will cost an estimated $100 million. Work will begin this summer.

A housing lottery opened this week for 177 mixed-income units at a new residential skyscraper in Manhattan. Located at 555 West 38th Street in Hudson Yards, Lyra offers its residents thoughtfully crafted apartments and an unparalleled collection of amenities. New Yorkers earning 70 and 130 percent of the area median income, or between $47,966 for a single person and $187,330 for a household of five, are eligible to apply for the apartments, which range from $1,399/month studios to $3,397/month two-bedrooms.

A housing lottery opened this week for 205 moderate-income units in a new residential building in Greenpoint, Brooklyn. Developed by Halcyon Management Group, 23 West Street is a 14-story residential building that sits within the Calyer Place development project currently under construction on the Brooklyn waterfront. New Yorkers earning 80 percent of the area median income are eligible to apply for the apartments, which range from $1,528/month studios to $1,955/month for two bedrooms.

A developer this month filed an application with the city to build a 30-story condo building next to a landmarked nursing home on the Lower East Side. The plan comes a year after developer Round Square failed to obtain air rights from the Seward Park Cooperative to build two towers at 232 East Broadway, adjacent to the Bialystoker Nursing Home. After ditching the original two-building project, Round Square is now moving forward with a proposed one tower that will contain 54 condos, as Patch reported.

Developer TF Cornerstone officially broke ground Friday on its mixed-use, affordable housing development in Long Island City, a plan that began nearly six years prior. The project, which consists of 1,194 new apartments across two buildings on Center Boulevard, falls under the city’s redevelopment of Hunter’s Point South, a proposal with the goal of bringing 5,000 units of new housing to the area first backed by former Mayor Michael Bloomberg. In addition to the residences, the project includes construction of a community center, local retail, a new public park designed by Mathews Nielsen Landscape Architects, and a K-8 school. A pair of new renderings highlights the open space planned between the new towers.

A lottery launched this week for 58 affordable units of senior housing in the West Farms neighborhood of the Bronx. Located at 1880 Boston Road, the development contains 167 affordable apartments with amenities including a yoga room, community room, art studio, library, and a rooftop terrace. The building is just a few blocks south of the Bronx Zoo and sits next to the Bronx River. Available studio and one-bedroom apartments are set aside for seniors who are 62 years or older and who earn a maximum of $31,750 annually. Each eligible resident pays 30 percent of their income and will need to qualify for Section 8.

The second batch of affordable apartments is now available at the Hayden, a 50-story, 924-unit highrise in the blossoming neighborhood of Long Island City in Queens. Designed by SCLE Architects, the building at 43-25 Hunter Street features amenities like a fitness center, yoga room, basketball court, rooftop solarium, screening room, library and more. Qualifying New Yorkers earning between $34,355 and $57,240 can apply for $947 per month studios, $1,017 per month one-bedrooms and the $1,230 per month two-bedrooms.
