INTERVIEW: Andrew Berman, Executive Director of the Greenwich Village Society for Historic Preservation

There's been a lot of controversy around preservation in New York City as of late, and through it all, the Greenwich Village Society for Historic Preservation (GVSHP) seems to always make its voice heard. From debunking myths about affordable housing and historic districts to advocating for the Village's next great landmark, GVSHP remains on the front lines of the field. Founded in 1980 to preserve the architectural heritage and cultural history of the Village, the organization now includes the East Village, South Village, Far West Village, Noho, and Meatpacking District in its purview. Part of the reason for GVSHP's expansion stems from the tireless efforts of its longtime Executive Director, Andrew Berman. Since 2002, he has overseen the research, educational programming, and advocacy of one of the city's leading preservation nonprofits. We recently sat down with Andrew to learn more about his views on the current state of preservation in the city and where he hopes to take GVSHP in the future.

Gluck+ Architects’ Rado Redux is a Naturally Modern Take on a Classic 1950s Home

New York-based Gluck+ Architects recently renovated a classic mid-century modern home to its former glory. Built back in 1956, the Rado Redux House in Armonk was originally designed by Czech émigré architect Ladislav Rado, who arrived from Europe with an invitation from Walter Gropius and eventually became Harvard University's architecture chairman. Exemplary of its time, the building is openly related to its external environment and features influences from Japan.

$4 Million Unit in the Neil Denari-Designed HL23 Shines with Unbelievable Windows

Kanye West is in luck. As of just a few days ago, a new unit popped up in the iconic Neil Denari-designed HL23 condominium he once so desperately coveted; asking $3.95 million. It’s no wonder the starchitect’s first free-standing building is such a draw. Not only did the futuristic design inspire former New York Times architecture critic Nicolai Ouroussoff to write car metaphors, but it's also sustainably built. Let the Sunlight In and Save Up to 70% on Energy Costs with the Lightcatcher Solar Dome

In theory, it seems silly to pay for light bulbs and electricity when natural sunlight is free, and now this eco-fantasy is becoming a real possibility. Developed by EcoNation and installed on the roof, Lightcatcher is a sun-tracking solar dome that uses a mirror and technology-based system to generate green energy, bring light indoors, and mitigate temperature fluctuations. The sensors and motorized mirror and lenses harvest sunlight, reducing energy costs and environmental impact eight times more than solar panels, according to EcoNation. The company also claims that Lightcatcher can provide sufficient light for up to ten hours per day, using only 1-3% of roof surface area.

New Yorker Spotlight: Chloe Stinetorf on Her Delectable Cookie Dough Delivery Upstart, Chloe Doughy

Chloe Stinetorf is the New York City cookie fairy. Each month, her company Chloe Doughy delivers two tubs of cookie dough to apartments and offices across Manhattan and in parts of Brooklyn. And while she doesn’t fly with sparkly wings to make deliveries, her staff can be found riding around on Citi Bikes. In return for her delectable service, all she asks is that New Yorkers focus on the important part of baking: being with friends and family. Of course, Chloe also wants bakers to enjoy all the fun that comes from scooping dough, eagerly waiting as the cookies bake, and that first fresh-out-of-the-oven bite. Thanks to Chloe Doughy’s membership delivery service, New Yorkers—who want to bake at midnight, need cookies for their children's school, or have to prepare dessert for that last minute-dinner party—can now bake without the hassle. Over iced teas in Chelsea, 6sqft spoke with Chloe and learned how Chloe Doughy is changing the way the city bakes cookies.

Extra! Extra! Read All About.…This Exquisite Newswalk Condo in Prospect Heights

Built in 1927, 535 Dean Street once housed the printing facility for the New York Daily News. For over 70 years the nightly presses delivered the latest local happenings to millions of New Yorkers in time for their morning coffee. These days, thanks to a 2002 condo conversion, residents can read their morning paper in grand style (though we aren’t sure if the New York Times is permitted on the premises).

Could You Live on a 9 x 18 NYC Public Parking Space?

Earlier this year, the Savannah College of Art and Design (SCAD) unveiled new ideas for public housing--in a parking lot on its Atlanta campus. SCADpads, as they're called, reimagined the common public park space as a solution to the growing need for sustainable, efficient housing worldwide. Now, a team of architect-fellows at the Institute for Public Architecture are building on the same idea, proposing ways to turn unused public parking spaces in New York City into housing, co-working spaces, bike-share stations, playgrounds, and farmers markets. The group is called 9 x 18, the size of a typical parking spot, and they have reevaluated the current zoning laws surrounding parking and affordable housing, using the Carver Houses in East Harlem neighborhood as a case study.

Live in the Plywood Version of Philip Johnson’s Glass House for $1.6M

Philip Johnson is best known for his use of glass, and his iconic Glass House in New Canaan, Connecticut, is without question his most famous work. But did you know that Johnson also dabbled in plywood construction? In fact, the architect designed several wood homes in the forestlands of Connecticut, including the Wiley Speculative House. The home was the first (and ultimately, only) of Johnson's "speculative houses" planned for a large scale residential development headed by the Wiley Development Corporation in 1954. Though built without a hitch, and despite Wiley's willingness to replicate the home for anyone, anywhere in Connecticut's Fairfield County, Wiley's hope for a Johnson-designed development flopped as nobody wanted to pay $45,000 to live in one of the houses. As a result, the Wiley Speculative House saw a somewhat sad fate and remained under the ownership of Wiley's trust until it was sold off a year later. Since then, the home has changed hands at least nine times, and now nearly 60 years later it's for grabs again, this time for $1.575 million.

Billionaire Peter Brant Buys an Incredible Converted Con-Ed Substation for $27M

It's a common saying that money can't buy good taste, but Peter Brant proves that old adage doesn't apply to billionaires. According to city records, the American industrialist and businessman just closed on a former Con-Ed substation located at 421 East 6th Street for $27 million—$2 million above asking. Constructed in 1920 to serve the city's power needs, the building was altered in the 60s and again in the 80s to accommodate a live-work space for a famed sculptor Walter de Maria. Even with more than a century of history behind it, today the structure still keeps many of its original relics and the overall gritty aesthetic of its industrial past. As a lover of art himself, we're curious to know how Brant will go about redesigning the space—if he does. Brant, who also happens to be married to supermodel Stephanie Seymour, is the publisher of both Interview and Art in America magazines and has been previously been called a "Donald Trump with taste" by the New York Times.

The Wilson Hunt House: The History of a Rare 19th Century House Towed to Tribeca by Truck

In the 1970s, after obtaining landmark status in 1969, three 19th century houses were actually towed by truck from a no-longer-existing stretch of Washington Street to avoid demolition in the Washington Market Urban Renewal area (a 38-acre site planned by the city’s Housing and Development Administration during the 1960s and 1970s, 10 blocks north of what would become the World Trade Center). Their final destination? Next to three already existing townhouses on Harrison Street, a quiet site that was once the well-known farm of alleged skirt lifter, and one of NYC's first settlers, Annetje Jans. In 1976, New York City put them up for sale (from $35,000 to $75,000) following a restoration by Oppenheimer, Brady & Vogelstein the year before. And more recently, nearly four decades after the sale, CORE brokers Tom Postilio and Mickey Conlon exclusively listed 37 Harrison Street with surprising results.

There’s been lots of chatter on the street and in the media on the subject of “poor doors” in new developments for those who have qualified for affordable housing. And though this subject has created quite a bit of controversy, it's actually not quite what it seems. Rather than being outraged that our city allows real estate developers to “discriminate” against those who could never consider paying for the privilege of residing in their latest and greatest luxury building, naysayers should think about reading up on exactly what affordable housing is and isn’t—“rich” home seekers having an edge over the so-called “poor.”

Prices and More Images of the Landmark Beekman Hotel and Condo Conversion Revealed

It was announced back in May that the Beekman Hotel would finally being seeing its rebirth as a brand new condo and hotel. Now, not only has pricing for the 68-unit tower been revealed, but we're seeing a few new images of what's in store for the historic structure that has been shuttered for the last 20 years. As seen in the new renderings, the landmark building will be topped off with a conjoining 51-story condominium tower, creating a 68 residential units designed by Thomas Juul-Hansen. Though fully integrated, residents of the Beekman will have their own private entrance and lobby, located on Nassau Street, and the lower levels of the building will host 287 hotel rooms with a separate access point provided on Beekman Street. All occupants will have access to the hotel's amenities.

New Yorker Spotlight: Matthew Namie of Paris Framemakers on the Art of Framing

Painters, portraitists, and photographers--the visual artists tend to get all the credit. But there is another type of art that goes into making a piece beautiful, and that is the art of framing.  Most of us rarely think about this component, but for Matthew Namie, it’s always on his mind. As a salesperson at Paris Framemakers on the Upper West Side, he works with customers to make sure their prized artworks  are framed just right. Paris Framemakers, located on 75th and Amsterdam, opened twenty years ago, and also has stores on 81st and Madison and 100th and Broadway. Matthew is a recent addition to Paris, but not to framing. He has seven years of experience under his belt and a keen eye when it comes to frames, mats, and glass. He will soon be heading across town to serve as the manager at the Upper East Side location. While working with Matthew on my own framing needs, I realized that many New Yorkers don't know the intricacies of this craft. So, I recently popped into Paris Framemakers to learn all about the art of framing and Matthew’s expertise.

Gorgeous Versailles-Inspired Townhouse with Sweeping Staircase Sells for $6.7 Million

It probably seems odd for a New York apartment to spark visions of Scarlet O’Hara walking down a staircase. And where is this apartment? It’s not in Brooklyn, or even on the Upper East Side. Ladies and gentlemen you are in Tribeca, where developer and homeowner Gizman Abbas decided to forgo the typical warehouse look in favor of a more palatial, classic look inspired by a trip to Versailles. And if you’re not fascinated by the old world details, let us remind you that just because a home looks like the backdrop for a period piece, doesn’t mean it can’t be rigged with enough modern-day technology to rival Bill Gates. Because our friend Mr. Abbas has traveled to more places than just Versailles, and his cup of inspiration runneth over. It was apparently enough to convince New York attorney Tracey Anne Zaccone. According to city records, Zaccone just purchased the home for $6.7 million, and it looks like she got a steal of a deal.

Live in Billy Joel’s Hamptons Home for Just $250K?

How would you like to live in the Piano Man’s Hamptons home? Well, for all you Billy Joel fans, your moment in the sun has come, because for just $250,000 you can have his Hamptons home for all of… the month of August. It appears that after experiencing a somewhat turbulent journey with this home—the house has been on and off the market several times since 2009—Joel and his pad are parting ways yet again, and this time he’s spiced up his offer a bit. Not only has the price dropped from an astronomical $23.5 million to a slightly less astronomical $19.95 million, but the singer/songwriter has apparently opened his eyes to the possibility of renting… however pricey. Baby steps. We’ve all seen this phenomenon when a seller has such a personal attachment to a home that they can’t seem to price it reasonably? Is this one of those instances? Back to Blueprints: House Hunters Are Buying Sight Unseen, Much Like the Pre-Crash Days

In the mid-2000s, when the real estate market was red hot with new developments, home seekers gave nary a thought to making what can be described as the biggest decision of their lives: Buying something sight unseen. For them, traipsing through model apartments, checking out pretty renderings, gawking at miniature models, stroking teensy squares of countertop finishes, thumbing through shiny marketing materials filled with information on everything but the kitchen sink to make an actual purchase was par for the course. (Oh, wait! They did include the kitchen sink.) But then all that changed by late 2007 when the stock market took a nosedive. Not a single potential buyer would even consider a new place to hang their hats without actually standing inside a frameless glass shower stall, checking out the size of a Sub-Zero refrigerator or getting high from real-time views seen through floor-to-ceiling window—and developers took note. But that was then and this is now, and with an improving economy and increasing demand, the tides seem to have turned once again.

Bookworms Rejoice: Upper East Side Mansion Boasts Palatial, Double-Height Library

Most of us in Manhattan are lucky if we can find room to fit one, tiny bookshelf in our homes, so you can imagine our reactions when we saw the opulent, two-story library at 12 East 69th Street. Not only does it make us ashamed of our puny literature collections, but the room is at least three times the size of our apartments. The celestial ceiling mural, massive amount of black walnut built-in shelving, and custom spiral staircase are also making us green with envy.  Non bookworms, have no fear--this house has an equally regal, double-height media room, which comes complete with sound-proof walls, rich wood paneling, a 12-foot screen, and plush velvet seats.

From Luggage to Luxury Hotel: Grzywinski + Pons-Designed Mixed-Use Building Rising at 119 Orchard Street

The times they are a-changin. At least on Orchard Street, which used to be littered with affordable clothing and luggage stores and home to the famous Saturday street vendors peddling their wares. Today, upscale boutiques and trendy restaurants have moved in, along with rising rents, and 119 Orchard Street is the latest convert. For over 40 years, Fine & Klein Handbags operated out of the storefront, but closed their doors in 2007. Shortly thereafter in 2008, SAS Property Management bought the property for $4.22 million, filed plans for a new 40-room hotel, and tore down the building in November 2010. Three years later, the plans were amended for a 10-story mixed use space, containing 16 hotel rooms and four residential units. Interestingly, the building height was the same in both renditions. Construction has already commenced, and we've just spotted a few new renderings on architect Grzywinski + Pons' website.

The Cartier Mansion Shines Again with the Help of Andre Tchelistcheff Architects

Restoring historic landmarks is never an easy task, but a careful, attention-driven job can help a former gem shine again. That's the case behind the renewal of this Upper East Side townhouse, also known as the Cartier Mansion. Together, Andre Tchelistcheff Architects and interior designer David Anthony Easton worked to restore the gorgeous Beaux-Arts building to its former glory.

New Yorker Spotlight: Lisle Richards and Eric Marx, The Duo Behind the Monarch Room Restaurant

Opening one restaurant is hard, but two in a month is a serious feat. But this is New York City, and restaurateurs Lisle Richards and Eric Marx were ready for a challenge. Between January and February of this year the duo opened up two of Manhattan’s hippest and most most talked about new haunts: The Monarch Room and The Wayfarer.
