When Looking at Manhattan’s Condo Sales the Downtown Market Reigns Supreme

Though everything seems to slow to a glacial pace during the summertime months, a sluggish market wasn't the case for condo sales the week of July 14th. Buyers steadily scooped up prime properties with the city so far recording 249 condo and co-op sales. Manhattan's biggest buys came via the usual suspects—Flatiron's One Madison, and uptown faves Carnegie Hill and the Arpthorp—with deals ranging from $10.1 million up to $14.5 million. According to CityRealty's Market Insight report, although the city's top exchanges registered above 23rd Street, when eyeing contracts closed over the last 90 days, it looks like Downtown Manhattan reigned supreme when it came to the highest number of units sold (337), and the top prices garnered per square foot ($2,077 and $2,047 in the West Village and Soho, respectively). Overall, the area recorded an impressive $1 billion in total sales over the last three months.

Academy Award-winning actress Holly Hunter has just sold her Greenwich Village apartment, according to city records. The thespian put her Fifth Avenue apartment on the market in February, asking $8.7 million. The final sale price was $7.6 million. The adorable home is situated high up in the 11-floor building at 43 Fifth Avenue, a 1905 Beaux Arts “masterpiece”. The apartment features restored original wood moldings and window trim. Additional touches include stained glass and a fireplace. There’s also a large kitchen with an abbey table capable of seating six. Three bedrooms and baths, along with two windowed offices and a parlor complete the beautiful place.

The green wall at the 7th Street Residence designed by Pulltab Design puts our few measly house plants to shame. The custom-made garden wall was installed as part of an apartment renovation to be a focal point of the home, as well as to give the contemporary space a mysterious quality. A shallow reflecting pool sits under the vertically planted wall and serves as a landing pad for water droplets that fall from the wall's concealed irrigation system. Additionally, the pool, fabricated from folded steel sheets and complete with swimming goldfish, adds a calming water element to the living room.

Live Out Your Childhood Fantasies in This East Village Home with a Metal Slide by Turett Architects

It's not uncommon for NYC apartment buyers to snatch up two adjacent units and combine them into one space, but it is a bit unusual to request that your architect connect the spaces with a slide. And that's exactly what Turett Collaborative Architects (TCA) was tasked with in this East Village duplex penthouse. The previous homeowner, professional poker player Phil Galfond, bought two identical one-bedroom units, one on top of the other. They were transformed into a 2,400-square-foot, two-bedroom duplex with a new Italian-made Rintal stair. Clearly calling the bluff of this traditional mode of getting from one floor to another, Galfond worked with TCA to also install a stainless steel helical slide that descends through the double-height atrium.

Photo via Wiki Commons Here we go again. Stuyvesant Town and Peter Cooper Village on Manhattan’s east side have a long history of being an affordable option for middle-income workers. But these days its hold on that place in the city’s housing landscape appears tenuous at best. Though rent-stabilizations laws have been in effect for many units and about half are below-market rates, the remainder is comprised of luxury apartments, with one-bedroom units fetching as much as $2,900 a month, more than double the rate in 2006 when nearly ¾ of the units were below market. And with the property poised to sell for billions of dollars, the trend towards more luxury rentals seems likely.

It looks like Stuyvesant Town-Peter Cooper Village may be headed back to auction. Manhattan’s largest rental community is no stranger to the game of musical chairs that their owners have been inadvertently playing. The complex, comprised of 80 acres, 110 buildings, and 11,231 units between 14th and 23rd Streets, has had an interesting decade. It sold to Tishman Speyer Properties and BlackRock for a record $5.4 billion at the height of the real estate boom in 2006. Despite being accused of trying to push out lower income residents with high prices, they actually defaulted on their loan in 2010. Ownership of the property was transferred to the lenders, represented by CWCapital.

Yoko Ono’s Greenwich Village Condo Sells for $8.3 Million

We’re not sure if the new owners will be staging any sit-ins, but they’ll certainly have plenty of room to do so in this 5,700-square-foot Greenwich penthouse that they purchased for $8.3 million from Yoko Ono. Ono bought the condo at 49 Downing Street in 1995 for her son Sean Lennon, but it’s sat empty since the first few years when he lived there (Ono famously still lives in the Dakota apartment she once shared with John Lennon). The home originally hit the market in July 2013, but was taken off shortly thereafter while Ono battled her co-op board in court, citing that they interfered with her plans to sell. It was listed again in November 2013 for $6.5 million, and earlier this month public records listed the final selling price at $8.3 million.
