$3.9M penthouse sold at NJ’s tallest tower sets record in Jersey City

A penthouse at New Jersey's tallest residential building has sold for $3.9 million, setting a record for the priciest condo closing in Jersey City's history. As CityRealty reported, the 2,473-square-foot home sits on the 75th floor of 99 Hudson, an 889-foot-tall tower designed by Perkins Eastman and located on the waterfront.

Bette Midler sells palatial Upper East Side penthouse last listed for $50M

Bette Midler has sold her massive Upper East Side penthouse, which was last listed for $50 million. The entertainer and her husband, Martin von Haselberg, first bought the 14-room triplex at 1125 Fifth Avenue in the late 1990s, according to the Wall Street Journal, which first reported the sale. Taking up the top three levels of the Emery Roth-designed co-op, the residence measures 7,000 square feet with an additional 3,000 square feet of outdoor terraces.

As residents continue to move in at 99 Hudson Street, new photos of the residential tower were released this month, showing off the exterior and interior of New Jersey's tallest building. Located on the Jersey City waterfront, 99 Hudson rises 79 stories directly across from One World Trade Center. Designed by Perkins Eastman, the building contains a range of studio to two-bedroom residences, along with a handful of penthouses, with units priced between $548,000 and over $4 million.

A new affordable housing lottery has launched for Roosevelt Parc, a brand-new rental in Jackson Heights, Queens designed by Marvel Architects. The mixed-use project has a unique Flatiron-esque shape that lends itself to a large outdoor garden. There's also a huge roof deck complete with outdoor kitchens and grills and various lounging and dining areas, among a slew of other amenities. There are 47 units available to those earning 130 percent of the area median income, ranging from $1,121/month studios to $3,283/month three-bedrooms.

Living in a starchitect-designed apartment building is now slightly more attainable. The Smile, a new rental tower in East Harlem designed by BIG-Bjarke Ingels Group, has officially opened. The 11-story tower at 158 East 126th Street, named for its grin-like shape, contains 233 apartments, 70 of which are affordable. Leasing kicked off in September, with pricing for the market-rate rentals starting at roughly $2,056/month. New photos released this week take us inside the minimalist model residences and the impressive amenity package that is tailored to those working from home, including a co-working studio and a rooftop with a plunge pool, three whirlpools, and an outdoor movie theater.

It's been nearly four years since One Vanderbilt broke ground next to Grand Central, and after topping out one year ago at 1,401 feet, NYC's fourth-tallest tower is officially open to office tenants. Developer SL Green, Manhattan's largest office landlord, held an opening ceremony this morning in which they also unveiled a $220 million package of public open space and transit infrastructure improvements.

Two newly-constructed waterfront towers in Greenpoint are now accepting applications for rent-stabilized "affordable" apartments. A lottery is set to launch for 235 middle-income apartments at One Blue Slip and Two Blue Slip, a pair of luxury towers designed by Handel Architects that are part of Greenpoint Landing, a master plan developing 22 acres of the Brooklyn neighborhood. Households with combined annual incomes of between $81,258 and $183,300 can apply for the available units, including $2,370/month studios, $2,542/month one-bedrooms, $3,063/month two-bedrooms, and $3,530/month three-bedrooms. Qualified New Yorkers can submit one application for each building.

Among the recent architectural contributions to New York City designed by Morris Adjmi Architects, a tall, slender tower at 30 East 31st Street from developers EDG and The Pinnacle Group is quietly turning heads in the northern part of the Manhattan neighborhood known as Nomad. A lottery launched on Friday for placement on a 200-name waitlist for apartments at a new rental building in Greenpoint. Located at 197 Freeman Street, the building features amenities including on-site laundry, fitness center, bike storage, indoor garage, and a landscaped roof deck with sweet views of Manhattan. New Yorkers earning 130 percent of the area median income can apply. Apartments range from $2,100/month studios to $3,219/month two-bedrooms. Eligible applicants will be randomly selected and placed on the waitlist for future vacancies.
