You Will Go ‘Gaga’ When You Learn Who Once Lived in the Building of This $4.5M Upper West Side Residence

The historic building standing at 135 West 70th Street was built in 1927 to serve as a singular meeting place for all the Knights of Pythias lodges of NYC. Designed by architect Thomas W. Lamb, best known for his ornate movie palaces, it’s no wonder that the Pythian is richly decorated in brightly colored and glazed terra cotta embellishments. Though converted to a condominium in 1983, architect David Gura was careful to retain most of the building's ornamental features. Taking great pains to ensure that elements removed from their original positions were salvaged for use elsewhere within the building, his renovation earned a residential design award from the New York Chapter of the American Institute of Architects.

Two for the Price of One: Our Interview with Father/Son Broker Team Siim and Rudi Hanja

It’s hard not to become a jaded New Yorker when it comes to real estate. We’ve been duped by phony listing pictures, stood up at a random addresses by our brokers, and probably watched a little too much of the soap opera-like Million Dollar Listing. But it’s not all Photoshopped specs and inter-agency drama — something I quickly learned during my interview with Siim and Rudi Hanja, a father/son broker team at Brown Harris Stevens who are passionate about their careers, connection to downtown, and their relationship with each other. Siim Hanja has been a SoHo and Tribeca resident for the past 40 years. He’s considered an expert on the downtown residential market, and much of his client base includes people involved with the arts. He raised his daughter and son Rudi in SoHo, a neighborhood he is still proud to call home. Rudi was first introduced to real estate when he was around ten years old, filing papers at a small, boutique brokerage that Siim owned. After graduating from Boston University, Rudi took a summer job with the sales and marketing team at 120 Greenwich Street, where he worked with the exclusive broker and closed the final 30% of sales in the condo building. He then went on to work at another major real estate firm in the city until he and Siim decided to begin working together at Brown Harris Stevens.

Architect Morris Adjmi’s NYC Industrial Revolution – How One Architect Dares to Be Different

Have you ever seen an interesting building and wondered if it was old, new, or somewhere in between?  If so, there's a good chance you were looking at one of Morris Adjmi's creations. This is the brilliance of the architect--his buildings focus on the fundamentals of design, blending in with their historic surroundings, but still showcasing subtle, modern touches that make them unique. While Adjmi's contemporaries seem to be in a race to build the tallest, glassiest building in town, he has become the go-to architect for downtown developers thanks to his utilitarian- and industrial-influenced designs.  After opening his own firm MA in 1997, Adjmi gained permanent notoriety with the Scholastic Building in SoHo, a 2001 project he collaborated on with Pritzker Prize winner Aldo Rossi. It was the first example of new construction in the SoHo Cast-Iron Historic District, and architecture Paul Goldberger said it was "a building that will teach generations of architects the proper way to respond to historic contexts."

INTERVIEW: Resolution: 4 Architecture’s Joseph Tanney Talks Prefab Homes and Designing NYC Apartments

Since it was founded in 1994, Resolution: 4 Architecture (RE4A) has been a game-changing force in the world of building and design. Founders Joseph Tanney and Robert Luntz were some of the first architects to embrace the idea of modular prefabricated homes, a concept that continues to grow in popularity for its cost0-efficiency, eco-friendly nature and versatility in design. The RE4A team has worked on numerous projects, ranging from envy-inducing vacation retreats to space-efficient lofts to the headquarters for Equinox gym. While they have helped design and build spaces across the nation, the firm calls New York City — specifically, Chelsea — home and plenty of Big Apple sensibilities show up in their work, which is bold, yet functional. We recently spoke with Tanney about RE4A's mission and upcoming work, plus his tips for creating a storage-friendly apartment.

Before DUMBO Had a Dumb Name: Eamon Loingsigh’s New Novel References the Neighborhood’s Seamy Past

There’s been a lot of novels set in New York City (guilty myself, two times). When done right, such work can serve as a portal to the past, when New York was a distinctly different place, one often defined by its era and often in direct contrast to the current conditions. In Eamon Loingsigh’s powerful new novel, Light of the Diddicoy, reference is made in the very first line to the area “Down Under the Manhattan Bridge Overpass.” Of course, any New Yorker worth his/her salted caramel custard from Shake Shack knows DUMBO, the Brooklyn nabe known for its pricey lofts and tony boutiques, its art galleries and swank eateries and a grassy park that sprawls along the water’s edge below the span of East River bridges. Lovely. The characters in Loingsigh’s novel aren’t so privileged, for they lived in DUMBO 100 years ago, long before any clunky acronyms, when the waterfront was a war zone, and the novel’s narrator, Liam Garrity, a displaced and desperate Irish immigrant, all of 14 years, fell in with a brutal gang as a matter of survival.

A Garden So Private No One Has The Key? Now We’ve Heard It All

Forget the legendary and uber-privileged access to the oasis known as Gramercy Park. The newest wave of private gardens are apparently so exclusive even residents can’t enjoy a stroll through the lush greenery. Take the 2,400-square-foot courtyard currently being designed at The Sterling Mason, a new Tribeca loft building where an apartment can set you back up to $24 million. In a city where even the tiniest bit of green space is viewed as the ultimate amenity, turning what would have been a barren airshaft into a verdant outdoor sanctuary seems like a terrific idea. Growth Spurt: Brooklyn’s Tallest Tower at 333 Schermerhorn Will Soar Even Higher Than Expected

Construction filings from the Department of Buildings have revealed that Douglas Steiner's mixed use tower at 333 Schermerhorn Street, dubbed the Hub, will soar 30 feet higher than previously reported; making it the top contender for Brooklyn's tallest building at 607-feet. For more than 80 years, the title of Brooklyn's tallest belonged to the 512-foot Williamsburg Savings Bank tower at 1 Hanson Place. With its beloved 4-sided clock tower and its majestic banking hall, the tower has stood in relative isolation since its construction in 1929. Bruce Ratner's Atlantic Yards centerpiece building nicknamed "Miss Brooklyn," was the first to challenge the tower's dominance and was slated to soar more than 100-feet above the bank building's dome. The proposal incited uproar from Brooklynites, leading to its eventual downsizing in 2006 to 511-feet, just one foot shorter than the neighboring bank building.

Boerum Hill Apartment with a One-of-a-Kind Rooftop “Skytrack” Selling for $795K

Believe it or not, before Trader Joe's and Rag & Bone came along, Boerum Hill was a neighborhood filled with boarding houses for ironworkers who came to work on Manhattan's bridges and skyscrapers. A number of manufacturing factories also made their way into the neighborhood during the early 20th century, including a construction at 120 Boerum Place. This beautiful pre-war building was converted into a condo in the early 80s. But instead of demolishing the whole thing, they fused the old with the new, keeping a number of industrial details intact, including an incredible "skytrack" that wraps the entire roof of the building.
