A 100% affordable rental opens in Greenpoint

A fully affordable apartment building officially opened in Greenpoint this week, bringing income-restricted homes to one of Brooklyn's most expensive neighborhoods. City officials on Wednesday cut the ribbon at 35 Commercial Street, a 22-story tower with 374 affordable apartments, including 57 units for formerly homeless New Yorkers. The building is the 11th completed building in Greenpoint Landing, a 22-acre development with 5,500 new homes and five acres of public open space.

A housing lottery opened this week for 24 mixed-income apartments at a new residential development in Greenpoint. Located at 33 Franklin Street, the seven-story building, dubbed Franklin Court, has 80 apartments with spacious layouts, impressive amenities, and a prime spot in Greenpoint near the waterfront. New Yorkers earning 80 and 130 percent of the area median income, or between $55,680 for a single person and $165,230 for a household of three, can apply for the apartments. Units start at $1,546/month for studios, $1,620/month for one-bedrooms, and $1,881/month for two-bedrooms.

Village Cigars, the iconic Greenwich Village smoke shop in front of Hess Triangle, New York City's smallest piece of private land, has closed after over a century in business. The shop, located at 110 Seventh Avenue and Christopher Street within a distinctive red triangle-shaped building, shut its doors amid an alleged rent dispute between owner Andy Singh and landlord Jon Posner, as reported by Curbed. Posner claims that he signed a separation agreement with Singh, which required him to vacate the store by February 7.

An unnamed buyer paid $72.5 million for a townhouse in Greenwich Village, setting a new record for the property type in downtown Manhattan. As first reported by the Wall Street Journal, the home at 138-140 West 11th Street is a combination of two four-story 19th-century homes. The seller was Dexter Goi, the former CEO of Altice USA, according to the Journal.

The city's Economic Development Corporation (NYCEDC) and NYC Parks on Tuesday officially opened the East Midtown Greenway and the second phase of the Andrew Haswell Green Park, delivering nearly three acres of public open space, a new pedestrian walkway, a pedestrian bridge, landscaping, and a separated bike lane stretching from East 53rd Street to East 60th Street along the East River. The $197.6 million investment fills a significant gap in the Manhattan Waterfront Greenway.

NYC launches plan to expand greenway network by 40 miles

New York City will build more than 40 miles of new greenways in the outer boroughs. Mayor Eric Adams on Thursday announced that the city would fill the gaps in the existing greenway network with protected bike lanes and pedestrian-friendly infrastructure, bringing the citywide total of greenway corridors to 60 miles. The expansion, funded in part by a $7.25 million federal grant secured by the mayor last summer, will support existing greenway projects and the creation of new corridors, including the seven-mile Harlem River Greenway in the Bronx.

Triangle Shirtwaist Factory Fire memorial unveiled in Greenwich Village

The first permanent memorial honoring the victims of the Triangle Shirtwaist Factory Fire was officially unveiled in Greenwich Village on Wednesday. Designed by artists Richard Joon Yoo and Uri Wegman and commissioned by the Remember the Triangle Fire Coalition, the memorial is located on steel panels fixed to the exterior of 23-29 Washington Place, also known as the Asch Building, where the devastating event took place. All 146 names of the workers who perished on that fateful day are etched into the panels.

Say goodbye to New York City's old green wire mesh trash cans and say hello to a new, shiny litter bin ready for a rat-free future. The city's Department of Sanitation this week started replacing the iconic green bins with modernized cans made up of three parts: a concrete base to prevent it from falling over, a hinged metal lid, and a removable, lightweight plastic basket for sanitation workers to empty, according to the New York Times. The new bins fix a fundamental flaw in the dated wire mesh design: holes for rats to get inside.

New York City is taking steps to accelerate climate-friendly projects. The City Planning Commission on Monday voted to approve the City of Yes for Carbon Neutrality, a set of 17 citywide zoning changes that will help the five boroughs reach carbon neutrality goals by removing barriers to greener energy, transportation, buildings, and water and waste systems. The changes will help NYC reach its target of reducing carbon emissions by 80 percent by 2050.

The gilded Brooklyn Paramount Theatre is being restored to its original glory and will reopen as a world-class entertainment venue next year. Entertainment giant Live Nation, which will revive and operate the nearly 100-year-old theater, revealed plans and new renderings during a community board meeting last month. According to the company, the LIU Brooklyn Paramount Theatre will be able to accommodate 2,600 people. Located at 385 Flatbush Avenue Extension, the theater is scheduled to open in the first or second quarter of 2024, as first reported by Brownstoner.

From firehouse to Spike Lee’s movie HQ, this $4.35M Fort Greene home has a century of stories to tell

This decommissioned firehouse at 124 Dekalb Avenue–currently asking $4,350,000–has a fascinating history that began in 1895, when it was built as a water tower. Converted into a neighborhood firehouse in 1903, the building's cellar was fortified as a bomb shelter at some point in the 20th century. After the firehouse was disbanded in 1974, the building became a live/work space for celebrated filmmaker Spike Lee, who headquartered his 40 Acres and a Mule Filmworks studio here. In the mid-1980s, the building was converted into two duplex loft apartments–and a multi-car garage.

Greenwich Village block named for LGBTQ rights activists Edie Windsor and Thea Spyer

A Greenwich Village intersection has been co-named after the couple who won a historic battle in the U.S. Supreme Court for gay marriage rights. In a ceremony on Tuesday, the intersection of Fifth Avenue and Washington Square North, right behind Washington Square Park's Arch, was renamed "Edie Windsor and Thea Spyer Way" in honor of the couple who lived on the corner for 43 years. In 2010, Windsor, who died in 2017, sued the U.S. government over a federal policy that barred same-sex married couples from claiming the estate of deceased spouses, which led the Supreme Court to grant same-sex married couples the same right to federal benefits as heterosexual married couples, according to Patch. Tuesday's ceremony coincided with what would have been Windsor's 94th birthday.

Construction has begun on a new welcome center that will teach visitors about Green-Wood Cemetery's rich history. Located across from the cemetery's main entrance on 25th Street and Fifth Avenue in Brooklyn, the new $34 million Education and Welcome Center will feature two exhibition galleries for Green-Wood's art and archival collections, host educational events and programs, and serve as a hub for scholarly research, staff offices, and meeting and event spaces.
