Greenpoint rental near the waterfront launches lottery for 24 homes, from $1,546/month

A housing lottery opened this week for 24 mixed-income apartments at a new residential development in Greenpoint. Located at 33 Franklin Street, the seven-story building, dubbed Franklin Court, has 80 apartments with spacious layouts, impressive amenities, and a prime spot in Greenpoint near the waterfront. New Yorkers earning 80 and 130 percent of the area median income, or between $55,680 for a single person and $165,230 for a household of three, can apply for the apartments. Units start at $1,546/month for studios, $1,620/month for one-bedrooms, and $1,881/month for two-bedrooms.

Developed by Yidel Hirsch and designed by StudiosC, the building’s amenities include a state-of-the-art fitness center, bike storage lockers, a shared laundry room, an outdoor terrace, a courtyard, a lounge, a covered parking garage, a co-working space, and a roof deck.

Residences feature spacious layouts with floor-to-ceiling windows, hardwood floors, stainless steel appliances, central HVAC systems, and in-unit washers and dryers. Select units feature private outdoor terraces, which boast incredible views of the Manhattan skyline.

Demolition permits for the 21,000-square-foot site’s previous occupant were filed in October 2019, according to Yimby. In July 2020, permits were filed for the new residential building, calling for an 80-foot-tall development spanning a total of 79,801 square feet, with 54,484 square feet designated for residential space. There’s retail space on the ground floor.

Nearby public transit options include the G train and the B32 bus.

Qualifying New Yorkers can apply for the apartments until May 20, 2024.
