A housing lottery opened this week for 224 middle-income units at a new residential development on the Brooklyn waterfront. Located within the Greenpoint Landing development, Eagle+West offers luxury homes, incredible views, high-end amenities, and unparalleled waterfront access. New Yorkers earning 80, 125, and 130 percent of the area median income, or between $51,840 for a single person and $206,875 for a household of seven, can apply for the apartments, ranging from $1,437/month for studios to $3,397/month for three bedrooms.

Developed by Park Tower Group, the Greenpoint Landing master plan includes 5,550 residential units across 11 towers along a half-mile of waterfront, a new public school, and four acres of public space conceived by James Corner Field Operations. Nearby projects One Blue Slip opened in 2018 and Two Blue Slip in 2020.

Designed by OMA and Beyer Blinde Belle, Eagle + West was described by the architects as “a ziggurat and its inverse,” a way to make the most of natural light and waterfront views.

The project consists of two towers, at 40 and 30 stories, with 746 total apartments and 8,600 square feet of retail. Through the Affordable New York program, 30 percent of the apartments are below the market rate.

The building’s indoor amenities include a state-of-the-art gym with a yoga studio, a dining room and catering kitchen, an indoor hot tub and lap pool, a game room, a children’s playroom, a business center, storage space, a co-working space, a lounge, and a party room. The building’s lobby will be attended by a full-time doorman, and there is on-site parking available for residents.

Outdoor amenities include an outdoor pool with views of Manhattan and a rooftop terrace with seating space and BBQs.

All units include in-home washers and dryers, stainless steel appliances, high-end countertops and finishes, smart access entry, hardwood floors, and floor-to-ceiling windows that maximize natural light and views of the surrounding city.

The tower’s design, crafted by renowned firm OMA, is meant to maximize dramatic Manhattan skyline views. The tower’s unique angular facades are meant to complement each other and “evoke a gateway to north Greenpoint,” as 6sqft previously reported.

Qualifying New Yorkers can apply for the affordable units until September 12, 2022. Complete details on how to apply are available here. There is a preference for residents of Brooklyn Community Board 1. Questions regarding this offer must be referred to NYC’s Housing Connect department by dialing 311.
