See inside Domino Sugar Factory site’s first commercial building

The first commercial building at the Domino Sugar Factory site in Williamsburg officially launched leasing this week. Ten Grand Street sits within the 45-story mixed-use tower One South First, which opened in September with 330 rental units. Designed by COOKFOX Architects and developed by Two Trees Management, the towers interlock, a sustainable component that allows extra heat from the office building to be preserved and reused at the residential property. Offering tenants between 5,000 and 6,000-square-foot floor plates and floor-to-ceiling windows, Ten Grand boasts sweeping views of Manhattan, faces the six-acre Domino Park, and will be home to several Brooklyn-based retailers, including Roberta's and Other Half Brewing.

A housing lottery launched this week for 52 mixed-income units in the Bronx neighborhood of Bedford Park. Located at 16 East 204th Street, the building, dubbed "Villa Gardens," sits just east of Jerome Park Reservoir and the 37-acre campus of Lehman College. Qualifying New Yorkers earning 60, 90, and 100 percent of area median income can apply for the apartments, ranging from $736/month studios to $2,066/month three-bedrooms.

Reports find open space falls short of key goals in Bushwick, Long Island City, and part of Staten Island

New Yorkers for Parks has released three new Open Space Index reports, a series of in-depth “neighborhood snapshots” of parks and open space in Staten Island's Bay Street Corridor, Bushwick, and Long Island City. According to the reports, the Bay Street Corridor failed 11 of 14 open space goals, Bushwick failed 12 of 14, and Long Island City failed 11 of 14. The goals factor in characteristics including the total amount of open space, access, tree canopy, and overall maintenance. According to the City’s own standards, all of the neighborhoods lack sufficient open space and what does exist is often hard to get to or improperly maintained.

The 2019 Open House New York Weekend schedule is here!

The annual Open House New York Weekend is around the corner, and the calendar and guide to tours, events, and access to typically off-limits sites have been released. OHNY Weekend is Friday, October 18, Saturday, October 19 and Sunday, October 20. Highlights include new sites like Pier 35 eco-park , the TWA Hotel, The Spur High Line (the last section of the original High Line rail structure to be converted into public space) and 277 Mott, a new core and shell project by Toshiko Mori Architect with a twisting facade that appears to shift as pedestrians approach. There are also featured sites like the Brooklyn Navy Yard and special curated series like Factory Fridays and Open Studios. Tools to help you plan your weekend include an event guide, an interactive map showing where "open access" sites and events are located throughout the five boroughs, and an itinerary planner.

Steven Holl-designed Hunters Point Library to finally open next month

The long-awaited Hunters Point Library will open in Long Island City next month, more than eight years after its futuristic design was revealed, library officials announced Thursday. Designed by Steven Holl Architects, the concrete building with carved windows sits on the East River and boasts sweeping Manhattan views. After many construction and financial delays, the library will officially open on September 24.

Lyft will bring grocery access to Brownsville as part of program to supply ‘food deserts’ with healthy choices

Car hire company Lyft has announced that it will expand its Grocery Access Program to New York City. The program, first launched in Washington, D.C. and Atlanta, aims to provide access to healthy foods to residents who don't live near full-service grocery stores and farmers markets. Lyft, in partnership with GrowNYC and BMS Family Health and Wellness Centers, will launch the program in NYC by improving access to healthy food options for low-income residents in Brownsville, Brooklyn.

Clean lines highlight this $810K Usonia home in Westchester by a Frank Lloyd Wright apprentice

The Usonia community in Pleasantville, NY, was created as a tribute to legendary architect Frank Lloyd Wright to celebrate his "Usonian" home ideal–design that would integrate with a home's natural surroundings and live and grow with its inhabitants. The site plan, road system, and a handful of homes in the community were designed by Wright himself, but most of its houses were created by his associates and admirers, David Henken and Aaron Resnick. Henken designed the three-bedroom home at 6 Usonia Road in 1950. In true Wright style, this mid-century modern property, known as the Anderson House, is surrounded by greenery, with floor to ceiling windows and a wraparound deck. The house is now on the market for $810,000.

LPC approves 14-story complex behind East New York’s landmarked Empire State Dairy building

Update 8/14/19: The Landmarks Preservation Commission on Tuesday approved Dattner Architects' plan to construct a 14-story building behind the Empire State Dairy. According to Brownstoner, the architects removed the cantilever element from the project's previous design and plan to preserve the chimney, instead of demolishing it. The new tower will replace two existing, but not landmarked, buildings, and include over 330 affordable apartments. An affordable housing developer on Tuesday presented plans to the Landmarks Preservation Commission for a new building that would cantilever over the Empire State Dairy building in East New York. HP Brooklyn Dairy Housing Development Fund Company, part of the nonprofit Housing Partnership Development Corporation, wants to construct a 14-story tower on top of the early 20th-century factory, located at 2840 Atlantic Avenue. Landmarked in 2017, the factory is notable for its architectural style and decorative tile murals. Dattner Architects created the designs for the proposed complex shown in the new renderings. The new construction would be a major change for the property, which was purchased by the developer for $16.75 million last year.

The Meatpacking District gained a new architectural landmark this week. Construction of Studio Gang's 40 Tenth Avenue is officially complete, making it Jeanne Gang and her firm's first New York City building. Nicknamed the Solar Carve Tower because the way its facade seems to have been "sculpted by the angles of the sun," the 10-story, High Line-facing office tower is designed to allow for lots of sunlight without casting shadows on the neighboring green space.

Maya Angelou’s former Harlem brownstone sells after spending a year and a half on the market

In 2001, one year before Maya Angelou purchased her personal residence—an elegant brownstone in the Mount Morris Park Historic District—the late author and activist bought an investment property about 10 blocks away at 29 East 129th Street for only $275,000. During the years in which she resided in New York, she served as landlord of the three-family East Harlem property, comprised of a garden level duplex and two full-floor one-bedroom apartments. Angelou’s estate maintained the property following her death in 2014 and sold the residence to the current owner in 2016 for $1.98 million. The townhouse was most recently listed for $2.65 million in February 2018. A few price chops later, it finally found a new owner and closed for $2.3 million, as the New York Post reported.
