In 2013, the New York Times described the William Lescaze townhouse at 32 East 74th Street—one of the first modernist residences built in NYC—as being “just at the edge of passing from worn to shabby, waiting for a new owner to bring it back to flawlessness.” After years of being on and off the market, a new owner came into the picture in 2015, when he bought the property for $14.5 million and transformed it into a three-unit investment property. Lescaze designed the house for Raymond C. and Mildred Kramer in 1934, one year after completing a modernist home for himself at 211 East 48th Street. Both feature his characteristic use of white stucco and glass bricks. The landmarked exteriors have remained intact, but as 6sqft previously noted, the interiors have long shed any trace of Lescaze’s interior design. The transformed property was most recently on the market in 2017 with a $20 million ask and is now back for a slightly reduced $19.5 million.

Permits filed for 30-story ‘affordable luxury’ condo tower on the Lower East Side

A developer this month filed an application with the city to build a 30-story condo building next to a landmarked nursing home on the Lower East Side. The plan comes a year after developer Round Square failed to obtain air rights from the Seward Park Cooperative to build two towers at 232 East Broadway, adjacent to the Bialystoker Nursing Home. After ditching the original two-building project, Round Square is now moving forward with a proposed one tower that will contain 54 condos, as Patch reported.

Skyline Tower in Long Island City, Queens, has officially become the city's tallest building outside of Manhattan. The luxury condo tower has now topped out at 778 feet. As 6sqft recently reported, the 67-story building surpassed its neighbor and previous record-holder, the 673-foot-tall Citigroup Building, in September. Located at 23-15 44th Drive, the new Long Island City tower will offer about 800 studio to four-bedroom condominium apartments, priced between $500,000 and $4 million.

Resembling an English estate, Sir John Richardson’s full-floor Flatiron co-op seeks $7.2M

The estate of renowned Picasso biographer and art historian Sir John Richardson—who passed away in March—recently listed his Flatiron co-op for $7.2 million. The seventh-floor loft at 73 Fifth Avenue spans across 5,400 square feet but despite some original details—dark oak floors, wood beams, exposed pipes, and oversized windows—it looks more like “a vast English country house” than a traditional loft, as New York Magazine noted. Currently configured as a two-bedroom with plenty of library space, the home is filled with a “mash-up of exotic and classical furniture,” alongside countless artworks from friends like Lucian Freud and Andy Warhol, and other curiosities.

Ken Griffin drops another $4M on Central Park South condos after record $240M penthouse purchase

Billionaire Ken Griffin really likes 220 Central Park South. The hedge fund mogul picked up two more apartments at the Robert A.M. Stern-designed skyscraper last month, less than a year after he bought a record-breaking $240 million penthouse there. The New York Post first spotted the sales, which includes apartments 20H for $1.89 million and 20J for $2.06 million, bringing his total investments at the property to roughly $244 million.

Strokes guitarist Albert Hammond Jr. could be your landlord in Nolita for $6,750/month

Musician Albert Hammond Jr. has put his Nolita loft up for rent, seeking a cool $6,750 a month. The Strokes guitarist bought the pad in 2012 for $1.25 million from Victoria’s Secret model Maryna Linchuk, according to the New York Post. The 1,033-square-foot studio loft at 354 Broome Street—also known as the Ice House Condominium—features exposed brick walls, original columns, freshly refinished oak floors, and beamed ceilings. It’s not the first time Hammond is taking on the role of landlord. The unit has been rented out a couple of times during his ownership, fetching as much as $7,500 a month in 2015.

Lottery opens for 399 units at newly-constructed East Harlem rental complex two blocks from Central Park

399 affordable units are becoming available at a newly constructed building at 1465 Park Avenue and 128 East 108th Street in East Harlem in the rental building known as The Carolina (formerly Lexington Gardens II). The 15-floor building also contains 4,000 square feet of retail space and 38,000 square feet of community space. A solid collection of amenities includes an on-site superintendent, a fitness center, landscaped courtyards, roof terraces, on-site laundry, bicycle storage and Amazon hub lockers. Qualifying applicants earning 30, 60, and 165 percent of the area median income can apply for units that range from $680/month studios to $3,316/month three-bedrooms. There are also eight project-based Section 8 units for which eligible residents pay 30 percent of income.

CetraRuddy’s new tower will bring affordable rentals to Downtown Brooklyn

After breaking ground last month, the mixed-use development at 22 Chapel Street near the Manhattan Bridge now has more details to share. Designed by CetraRuddy, the 20-story tower will bring 180 rental units to Downtown Brooklyn, 45 of which will be affordable. Among other amenities, it will have a rooftop pool and terrace, along with ground-floor retail space and a new headquarters for the START organization. Completion is expected in 2021.

Sou Fujimoto will design co-living complex at former Slave Theater site, his first New York project

Days after filing building permits for 1215 Fulton Street in Bed-Stuy—the site of the former Slave Theatre—London-based co-living startup The Collective has announced it will be partnering with renowned Japanese architect Sou Fujimoto on the design, his first in New York. The 10-story structure will span over 240,000 square feet and be comprised of three buildings connected by an expansive “ground-floor hub” designed to feel like “an extension of the street.” The project aims to create “a new idea of how a community can come together in a building,” as the architects explained in a design statement.

Site of former Slave Theater in Bed-Stuy will get a 10-story co-living and hotel building

London-based communal living company The Collective filed a building permit application last week for a planned development on the site of the former Slave Theater in Bed-Stuy, which the company bought earlier this year for $32.5 million. As Brownstoner first reported, the application is for a 10-story, roughly 161,000-square-foot structure that will comprise residential units, a hotel, and community space. Ismael Leyva Architects will lead the project, which is expected to include 136 apartments, 222 hotel rooms, underground parking, a restaurant, a public courtyard, spa lounges, and other amenities. The finished building is expected to open in 2022.

Designs revealed for major mixed-use project on Lower East Side synagogue site

In 2017, the Lower East Side's abandoned 1850 Beth Hamedrash Hagadol synagogue, which once housed the city's oldest Jewish Orthodox congregation, was severely damaged in a fire. The following year, the Chinese-American Planning Council (CPC) and developer Gotham Organization began floating plans for a two-towered, mixed-use development on the site, and they've now announced that the project is entering the city's uniform land use review procedure (ULURP). The plan includes a new headquarters for the CPC, retail space, and 488 new rental units, 208 of which will be permanently affordable with 115 set aside for affordable senior housing. Dattner Architects will also incorporate the remains of the former synagogue into a new meeting space and cultural heritage center for the congregation.

Williamsburg’s tallest building opens in Domino complex with an outdoor pool and rooftop cabanas

Two Trees Management announced yesterday the opening of the second building to rise at Williamsburg's Domino Sugar Factory site at the corner of Grand Street and Kent Avenue. Designed by COOKFOX Architects, One South First is a mixed-use 45-story building within the newly-created six-acre Domino Park that includes 330 rental apartments, office space, and retail. Unique features include a distinct facade inspired by the structure of sugar crystals in honor of the site's history as a sugar manufacturing plant. The building is now the neighborhood's tallest tower at 435 feet, and it makes use of every inch of that height with dazzling amenities that include an outdoor granite pool overlooking the East River and City skyline.

Long Island City’s Skyline Tower is now the tallest outer-borough building

A tower on the rise in Queens just became the tallest building in New York City outside of Manhattan. Hitting the 63rd floor, Skyline Tower has officially surpassed in height its neighbor and previous record-holder, the 673-foot-tall Citigroup Building. Located at 23-15 44th Drive, the new Long Island City tower offers studio to four-bedroom homes, priced between $500,000 and $4 million. Upon its completion, Skyline Tower will reach 762 feet and contain roughly 800 condos.

Condo board at Trump’s Central Park West building votes to keep president’s name on signage

The condo board of the glass tower at One Central Park West on Tuesday voted unanimously to retain the Trump name on the signage at the front of the building, the New York Post reports. However, the word “tower” will be removed from the marquee over the front entrance, to be replaced with the building's address. As 6sqft previously reported, as part of a larger renovation of the Trump International Hotel and Tower in Columbus Circle, the Trump Organization was reconsidering its heavily-branded signage, and some building owners say Trump’s polarizing presidency is depreciating the value of their investments.

New 2.5-acre complex will bring 500+ rentals to the Astoria waterfront

A sprawling new residential development at 30-77 Vernon Boulevard from Cape Advisors and Wainbridge Capital will bring over 500 rental apartments to the Astoria waterfront area (h/t Yimby). The 522,000-square-foot construction site on two-and-a-half acres of land will be comprised of three adjacent buildings designed by Fogarty Finger. New renderings show a white and gray façade with rooftop recreation areas; amenity spaces will include a private courtyard, indoor and outdoor lounges, a fitness center and a rooftop pool East River and Manhattan skyline views.

Developer who wants to raze abolitionist home in Brooklyn says he’ll build a museum in basement

Update 8/19/19: The owner of 227 Duffield Street told Gothamist on Friday that he will build an African American museum in the basement of the property which has ties to the abolitionist movement. Samiel Hanasab, who applied for a demolition permit earlier this summer, told the website: "I have a high respect for African Americans. This project will be in the basement." The developer did not provide any additional details for the museum. Despite a series of last-minute preservation attempts after demolition plans for 227 Duffield Street were filed with the city’s Department of Buildings in June, the 19th-century Downtown Brooklyn house with abolitionist ties remains endangered. Gothamist reported that the owner, Samiel Hansab, has filed an application with the Department of Buildings to erect a 13-story mixed-use building in its place. The application is still under review and no permits have been issued, but as Gothamist noted, the best chance of saving the building would be an intervention by the Landmarks Preservation Commission.

LPC approves 14-story complex behind East New York’s landmarked Empire State Dairy building

Update 8/14/19: The Landmarks Preservation Commission on Tuesday approved Dattner Architects' plan to construct a 14-story building behind the Empire State Dairy. According to Brownstoner, the architects removed the cantilever element from the project's previous design and plan to preserve the chimney, instead of demolishing it. The new tower will replace two existing, but not landmarked, buildings, and include over 330 affordable apartments. An affordable housing developer on Tuesday presented plans to the Landmarks Preservation Commission for a new building that would cantilever over the Empire State Dairy building in East New York. HP Brooklyn Dairy Housing Development Fund Company, part of the nonprofit Housing Partnership Development Corporation, wants to construct a 14-story tower on top of the early 20th-century factory, located at 2840 Atlantic Avenue. Landmarked in 2017, the factory is notable for its architectural style and decorative tile murals. Dattner Architects created the designs for the proposed complex shown in the new renderings. The new construction would be a major change for the property, which was purchased by the developer for $16.75 million last year.
