Not only did the Times recently name the South Bronx one of this year's hottest travel destinations, but the up-and-coming 'hood has become a hotbed for new development. Many of these include affordable housing, which is the case at Bronx Commons, a mixed-use development in the Melrose Commons neighborhood that broke ground this morning. The $160 million project includes 305 all-affordable apartments, retail, and a landscaped public plaza, all of which will be anchored by the Bronx Music Hall, a new 300-seat venue that will serve as an "arts-centered community hub focused on the deeply rooted history of cutting edge Bronx music," according to a press release from developers WHEDco and BFC Partners.

From just $368/month, lottery opens for 107 affordable apartments in Crotona Park East

In April, the affordable housing lottery commenced for 79 units at Building A of the Bronx's Crotona Terrace development in Crotona Park East. Now, 107 additional apartments are up for grabs at Building B, ranging from $368/month studios to $1,740/month three-bedrooms, broken down for those earning no more than 30, 40, 50, 60, or 100 percent of the area media income. This mixed-income setup is similar to other projects in the Crotona Park East neighborhood, which was rezoned nearly six years ago to allow more residential in a historically industrial area to create increased affordable housing.

Bright one-bedroom pad off Union Square asks $4,900/month

This one-bedroom apartment comes from the Zeckendorf Towers, a 1980s development that encompasses four 29-story towers with 630 apartments. Although it is a condo complex, you can rent this particular unit for $4,900 a month. It's particularly flexible as a sliding glass door that separates the bedroom also partitions off a bonus space which could be used as an office or nursery. Proposed towers could bring 500 apartments to Crown Heights, including 140 affordable units

Crown Heights is a neighborhood undergoing rapid change, but the western area south of Eastern Parkway has remained relatively quiet and unaltered by new development. However, it appears that could soon change. As The Real Deal reports, Cornell Realty Management is hoping to rezone two parcels at 40 Crown Street and 931 Carroll Street, just one block from the Brooklyn Botanic Garden, to make way for a pair of towers that would house more than 500 residential units.

Sales launch for Extell’s Lower East Side tower One Manhattan Square

Despite community opposition against the surge of new development in the Two Bridges neighborhood, things are moving full steam ahead in the Chinatown-meets-Lower East Side area. Curbed reports that the project that started it all, One Manhattan Square, has officially launched sales for the first batch of its 815 condos, and they range from a $1.18 million one-bedroom to a $4.4 million three-bedroom. It's prices like these, as well as the 823-foot height, that have angered residents of the mostly low-rise and low-income neighborhood, but nevertheless, the huge luxury building at with an insane amenity package is well on its way to opening its doors.

Things are heating up over at Pacific Park Brooklyn, the 22-acre Prospect Heights site anchored by the Barclays Center and containing eight million square feet of mixed-use development. Last month, an affordable housing lottery kicked off for 300 units at the COOKFOX-designed 535 Carlton Avenue, and now the architects' other residential building at 550 Vanderbilt Avenue is making celebrity headlines. The Post reports that Oscar-winning actress Lupita Nyong’o was looking at apartments in the 17-story luxury condo, specifically a $2.89 million three-bedroom, corner unit.

FXFOWLE’s The Ashland Kicks Off Leasing With New Renderings of Apartments and Food Hall

At the crossroads of Fort Greene, Downtown Brooklyn, and the BAM Cultural District, The Ashland rises. Next Tuesday, July 19, the 53-story, 586-unit tower will open its leasing office to prospective renters interested in its one-, two- and three-bedroom no-fee apartments, priced from $2,600/month for studios to $7,500/month for three-bedrooms. Stylish 470-Square-Foot Chelsea Loft Has More Space Than You’d Expect

While a 470-square-foot studio sounds pretty small when it comes to living space—and we certainly wouldn't expect much in the way of storage—this $699,000 co-op at 100 West 15th Street excels in lots of unexpected ways. Sleeping lofts can be tricky—especially when they're touted as the second floor of a "duplex" for twice the price of this unit–but in this case it works. Located at 3160 Park Avenue, the 12-story building from Trinity Park Avenue Development and Newman Design offers both low- and moderate-income units. As Welcome2TheBronx previously reported, 20 percent of the apartments are reserved for those making 40 percent of the area median income, while the remainder are for those earning 60-80 percent of the AMI. Apply Today for Six $947/Month Apartments in Astoria’s Artsy Welling Court

Welling Court is a tiny enclave in Astoria, tucked between 30th Avenue and Vernon Boulevard, near the base of Astoria Park. It's best known for the funky street art that adorns its building's walls. Organized by the Welling Court Mural Project, there are now more than 140 murals from international artists, and each June the group puts on a huge block party to celebrate that year's art. If this arsty community appeals to you, a new rental building has recently gone up in Welling Court, and it comes with six low-income apartments that are now up for grabs through the city's housing lottery. 11-07 Welling Court is a six-story, 27-unit building from Architects Studio and developer Halil Todic. 242-Square-Foot West Village Love Nest Asks $3K/Month

6sqft previously featured this 242-square-foot love nest at 352 West 12th Street, tucked into a dreamy cobblestoned corner of the West Village, as a fine example of brilliant interior design and creative small-space living. The apartment has served as home sweet home for newlywed couple Jourdan and Tobin Ludwig–she works in business development and he's a purveyor of artisanal bitters–who have lived in what they call their "wee cottage" since moving in together six years ago. VIDEO: Spend a Night in a 300-Square-Foot Micro-Apartment at Carmel Place

Just yesterday, 6sqft took a look at the available market-rate units at Carmel Place, the city's first micro-housing development. If you're debating submitting an application for one of these apartments--which at less than half the size of traditional studios are still asking from $2,570 to $3,200 per month--this video from the Times may help firm your decision. In it, reporter Penelope Green spends a night in a 302-square-foot unit that rents for $2,670 a month and features the building's host of space-saving furniture like a sofa-wall bed combo (which, though surprisingly comfortable, will give you your daily upper body workout) and a 17-inch deep desk that extends to a 10-person dining table.

Micro-Apartments at Carmel Place Starting from $2,570 and Offering a Month Free

For you minimalist gurus who also relish on-site amenities, there is a now a building for you. Earlier this spring, leasing kicked off for the city's first micro-housing development, Carmel Place (formerly known as My Micro NY) at 335 East 27th Street. Developed by Monadnock Development and designed by nARCHITECTS, the newly finished no-fee building is a prototype meant to test compact and efficient living arrangements within the city's tight housing market, as well as accommodate the city’s growing population of one- and two-person households. Thee leasing team led by Citi-Habitats is offering one month free on all 12- and 24-month leases. According to CityRealty, there are seven micro-studios available ranging from 265 to 360 square feet. Though the units are nearly half the size of typical studio apartments, monthly rents are not analogously micro with current asking prices ranging from $2,570 to $2,920 per month. That's an average of $110 per square foot, significantly more than $83 per square foot median studio price in Murray Hill and $60 per square foot in Gramercy.

Apply for 65 New Affordable Apartments in Mott Haven, Studios Start at $494/Month

Another Mott Haven affordable housing lottery has just kicked off, today's bringing us a slew of brand new units at 463 and 469 East 147th Street. The development, named the Brook Avenue Apartments, falls under Mayor de Blasio's Housing New York plan, which seeks to create and preserve 200,000 units of affordable housing in NYC over 10 years. The de Blasio administration paired up with local developer Yuco Real Estate Company on the project and uses city-owned land. When construction wraps this year, this part of South Bronx will gain 65 much-needed, below-market units ranging from studios to three-bedrooms in two buildings. Apartments have been priced for those earning between 40 to 60 percent of the Area Median Income (AMI).

Housing Lottery Kicks Off For 140 New Apartments in the Bronx, Starting at $788

The Bronx is the state's fastest growing county, and its development boom continues to add hundreds of units to the city's depleted affordable housing stock. Now today, an affordable housing lottery has officially kicked off at 655 Morris Avenue that will bring 140 below-market rate units to the revitalized Melrose/Concourse Village section of the borough. Rising 15 stories from a long-vacant lot, the 217,579-square-foot development will contain a mix of apartment sizes: seven studios are priced from $788 per month; 62 one-bedrooms from $847; 65 two-bedrooms from $1,025; and 6 three-bedroom units from $1,182. The apartments are created through the city's LAMP program and are able to be rented out at affordable rents because of the low-cost financing offered to the developers. The program is reserved for households earning 60 percent of the annual median income (AMI) of the NYC region, therefore individuals can have a maximum income of $38,100 and households of six up to $105,600.
