Lotto Kicks Off for Four Affordable Apartments in Bushwick Building with Rooftop Dog Walk

Starting Monday, NYC's Housing Connect will begin accepting applications for four brand new apartments located in an upscale, four-story, 20-unit apartment complex at 83 Bushwick Place. Rents will start at $947 for one-bedrooms and $1,071 for two-bedrooms. The building has been designed by architect Ariel Aufgang and developed by Slate Properties, and unlike other more recent constructions in the area, units have been sized for growing families opposed to younger singles looking for studio rentals. Among the perks offered are a rooftop dog walk and luxury-level finishes, according to previous reports. A convenient location a block from the Montrose L train station serves as another major draw.

Bushwick has gained an international reputation for its creative and innovative culture; artists have lived and worked here for decades (long before Vogue magazine ponounced it hip), and the neighborhood's low-rise industrial infrastructure lent itself to the creation of open workspaces. Though we'd be more likely to see an impeccably designed carriage house on the market for $3.5 million in a neighborhood like Cobble Hill, rising property values and creative residents have always been inseparable. My 1,000sqft: Tour a Newly Transplanted Couple’s Bushwick Apartment Filled With Craigslist Finds

Most of us moved to New York City with nothing more than a couple suitcases, only very slowly accumulating objects to fill our bedroom—definitely not thinking about tackling our living spaces. But here's a couple that had no interest in sleeping on a mattress on a floor while they figured out how to decorate their home. After spending several years in London and bouncing from friends' places to sublets, Adam Dudd and Cami Raben (he's a graphic designer and she works in hospitality consulting) moved into their Bushwick apartment wanting to create a home to call their own as soon as possible. While IKEA seems like the no-brainer quick-fix for those on a budget with any design sensibility, Adam and Cami weren't interested in the mass-produced but instead wanted unique and quality pieces. So where did they turn without thousands of dollars to spend? Craigslist! Believe it or not, in just four months the pair managed to turn a blank slate into a perfectly outfitted apartment that's both minimal and functional and full of color and character.

RAAD-Designed Bushwick Building May Have the World’s Largest Urban Farm

Design firm RAAD is no stranger to boundary-pushing projects (their founder James Ramsey is a co-creator of the Lowline underground park), and their latest endeavor may grant them bragging rights as the designers behind the city's, perhaps even the world's, largest urban farm. Brownstoner spotted conceptual renderings (read: the developer has not filed permits nor have they confirmed they'll move ahead with RAAD's vision) for 930 Flushing Avenue in Bushwick, part of the Rheingold Brewery mega-development. The mixed-use project, officially known as 1 Bushwick, would offer commercial, retail, residential, hotel, cultural, and agricultural spaces. The aforementioned rooftop farm would be nearly 165,000 square feet; Brooklyn Grange, which is currently the world's largest rooftop soil farm, occupies 108,000 square feet across two sites. A description of 1 Bushwick says: "Guests relaxing in the rooftop pool will be regaled by a rare experience: views of the skyscrapers of Manhattan — and cornfields."

It's rare to see a new development in Bushwick with any kind of style and grace, but a recently finished six-unit condominium at 27 Dodworth Street actually looks like some thought went into it. Even more remarkable is that it manages to do so on what is probably the most unfortunate looking street on the eastern seaboard. So breathtakingly ugly in fact that it could be thought of, by some, as chic. Renderings Revealed for Cantilever King ODA’s Bushwick Hotel

Back in March, 6sqft brought you renderings of a cantilevered, ziggurat-like project in Gowanus. The architects were none other than of-the-moment firm ODA, who have become the king of cantilevers and cube-like designs. The project never came to fruition (the developers noted that they won't be working with ODA), but it looks like the firm recycled some of the design ideas for their latest endeavor. ArchDaily revealed renderings for a new seven-story, 100-key hotel at 71 White Street in Bushwick. The ODA-designed structure, of course, features a dramatic cantilever with an interior courtyard and employs their signature boxy facade. It will use the foundation of a former 1930s manufacturing building, but for a true Brooklyn twist, will incorporate the existing brick graffiti wall into the new design.

Construction has begun on a cross-braced, utilitarian artists' space in the heart of Bushwick at 13 Grattan Street. According to the Wall Street Journal, after the great success of the adjacent artist production studio space The BogArt in 2005, contemporary patrons of the arts Marianne and Ted Hovivian decided to meet the growing demand for affordable work and exhibition space with a new 40,000-square-foot building. The mixed-use development will be divided between 23,000 square feet of artist lofts on the second through fourth floors and an additional 8,000 square feet of retail space on the ground floor.

Owen Dippie is starting a modern renaissance in Brooklyn. Within the past couple of months, the New Zealand-born street artist has put up two pieces in Bushwick that skillfully remix the work of the Renaissance masters and contemporary art and culture. Dippie's clever pieces appeal to art lovers of all styles. For Dippie, creating these mashups is like paying homage to his idols. Growing up, Dippie's biggest influences were Biggie Smalls, Tupac Shakur, Michael Jackson, Andy Warhol, Basquiat and Keith Haring. As he grew older and became more exposed to other artists, the Renaissance masters began to grow on him as well. With such varying influences, it makes sense for Dippie to have created these pieces.

REVEALED: ODA’s New Bushwick Rental Project Looks a Lot Like BIG’s 8 Tallet in Copenhagen

If imitation is the sincerest form of flattery, then Bjarke Ingels should give himself a big pat on the back. A newly revealed residential design by architectural firm ODA for the Rheingold Brewery site in Bushwick looks a lot like Bjark Ingels Group's (BIG) 8 Tallet in Copenhagen. The Denmark building takes the shape of a figure 8 with a sloping ramp that runs from the base of the building to its roof, creating a large interior courtyard. Similarly, the 400-unit rental building planned for Bushwick at 10 Montieth Street has a subtle bow-tie shape with a sloping, zig-zagging green roof and amenity-laden courtyard. And just as 8 Tallet is the largest private development ever undertaken in Denmark, ODA's 400,000-square-foot building would be the largest residential building ever built in the area if completed.

Photographer Meryl Meisler’s first monograph, “Disco Era Bushwick: A Tale of Two Cities,” published by Bizarre Bushwick gives us an insider’s view of the streets and scenes of New York City during the glam/gritty 1970s and ‘80s when Manhattan’s iconic dance clubs like Studio 54 and Paradise Garage were in their heyday–and there was no brunch to be had in Bushwick.

Of Brooklyn's gentrifying neighborhoods, few have seen such rapid change as Bushwick. The neighborhood, which sits in the northern portion of the borough, running from Flushing Avenue to Broadway to Conway Street and the Cemetery of the Evergreens, has grown as a natural extension of Williamsburg—a haven for creatives and young folks looking for lower rents. But well before its trendy vibe put it on the map, Bushwick was a forested enclave originally settled by the Dutch—its name is derived from a Dutch word "Boswijck,"defined as “little town in the woods”—and later, German immigrants who began building breweries and factories. Unfortunately, as the breweries along Brewer’s Row and factories closed and farms disappeared, derelict buildings and crime took hold—with the looting, arson and rioting after the city’s blackout during the summer of 1977 playing a starring role. According to the New York Times, "In a five-year period in the late 1960s and early 70s, the Bushwick neighborhood was transformed from a neatly maintained community of wood houses into what often approached a no man's land of abandoned buildings, empty lots, drugs and arson.”

If you tuned in to SNL this past Saturday, you probably saw this hilarious sketch featuring Kevin Hart, Kenan Thompson and Jay Pharoah spoofing life in hipster-laden Bushwick. The trio are huddled on a street corner talking about all the "crazy things" they've been doing over the last week. SNL uses the opportunity to poke fun at everything that's gone granola in the 'hood, from handmade dog sweaters to the $8 artisanal mayonnaises that now dominate the area's once crime-ridden streets. "That last party was off the chain, bro!" Pharoah says. "There was drinking wine. It was painting landscapes, barriers, fruit. You know what I'm saying?" Hart: "Did you have any cheeses tho?" "You acting like somebody put gluten in your muffin."

If you've been looking to buy a home in Brooklyn, you'd better do it now–because townhouses under $1 million are going fast as investors and house hunters turn to the likes of Bushwick, Bed-Stuy, Prospect-Lefferts Gardens and Crown Heights for cheap buys after being priced out of other areas in the borough. The news, which comes via DNA Info, isn't all that surprising, as we reported just yesterday that $3 million-plus townhouses are becoming the norm in already-gentrified neighborhoods like Boerum Hill, Brooklyn Heights and Park Slope. But those mulling over whether or not to close on a home in an up-and-coming neighborhood had better make the move, because affordable townhouse listings are increasingly becoming few and far between.
