ODA Architects have been on a roll across the city over the past couple years, marking their territory with their cantilevering cube-itecture. The other design element they're becoming known for is the use of inner courtyards, seen most prominently at their massive Rheingold Brewery project and Bushwick hotel. They're now incorporating both signature features at a new condo project in Long Island City at 22-12 Jackson Avenue, directly adjacent to their rental at 22-22 Jackson and across from the giant 5Pointz redevelopment site and MoMA PS1. My 4000sqft: Inside artist Chad Lewine’s ‘minimal-vibrant’ Brooklyn Navy Yard loft

The artists lofts romanticized by Andy Warhol and Jackson Pollock are long gone in neighborhoods like the East Village and Soho, but if you turn your gaze across the East River to Brooklyn, you'll find that these spaces are far less elusive; Just have a look at the home of multi-disciplinary artist Chad Lewine. One year ago, Chad, a serial loft-liver, went house hunting deep within the Brooklyn Navy Yard and came across a building filled with working artists. At first he took up a room on the top floor of the four-story structure, but shortly after migrated to the second floor where he now shares an incredible 4,000 square feet with a fellow creative. In addition to providing Chad with a place to rest his head at night, the vast full-floor apartment also serves as an office, production studio, painter's workshop, photo studio, party pad and a place to experiment with what he calls his "minimal-vibrant" style. As Chad says, "I've been on the hunt for this kind of space all my New York City life."

Interactive map reveals NYC buildings where affordable housing is being threatened

New York City currently maintains about 178,000 affordable housing units, a number that is getting a boost with Mayor de Blasio's plans to preserve or build 200,000 more units over ten years. However, while de Blasio has put the preservation of affordable housing at the heart of his administration's work, there's still a lot of headway to be made, and the threat for displacement remains high for a considerable number of New Yorkers. But who is at most risk? A new map (h/t DNA Info) created by the Association for Neighborhood and Housing Development (ANHD) seeks to shed some light on what areas, and even more specifically, which buildings, will likely see rent hikes in the near future.

With $2.5 billion in Brooklyn real estate, Hasidic investors are a formidable gentrification driver

We hear so frequently about the players behind Manhattan’s billion-dollar real estate projects and how foreign investors are pouring a global vault's worth of currency into New York City property, often shielded by LLCs. It's illuminating to get a closer look at the city’s larger real estate landscape–one that has changed so much in recent decades–and learn who's behind the soaring property values, skyrocketing rents, frenzied flipping and veritable horse-trading that has driven the unprecedented and transformative gentrification beyond Manhattan’s rarified development scene. A recent story by The Real Deal titled “Learning and earning: Hasidic Brooklyn’s real estate machers” reveals that a huge slice of the borough’s real estate pie is owned by the Hasidic community. The ultra-orthodox sect reportedly includes some of Brooklyn’s wealthiest property owners, to the tune of $2.5 billion.

Housing lotto kicks off today for 27 Bed-Stuy/Ocean Hill apartments, from $834/month

As a subsection of Bed-Stuy—and with a location adjacent to rapidly gentrifying Bushwick—Ocean Hill has seen renewed interest from developers in the last few years. The approved rezoning of East New York in February has also given the neighborhood a big boost and brokers have started calling the area Brooklyn's "last frontier." As such, although the area median income remains very low ($35,000), home prices are quickly moving skyward and flipping is already in full effect. But not all is lost for those with lesser means. Starting today, qualifying NYC residents can apply for 27 newly constructed apartments at 1676 Broadway and 8 Rockaway Avenue. Apartments ranging from one- to three-bedrooms have been priced between $834 and $1,163 a month and are being offered to households earning between $30,000 and $63,000.

My sqft: A British Expat and Aspiring Food Vlogger Makes a Home in Hamilton Heights

Hamilton Heights isn’t quite the neighborhood you’d expect to find a London girl who’s new to the city, but expat Vanessa Lee revels in the distance of her out of the way ‘hood. “I'm one of the outliers that don't mind traveling over an hour across town to discover a cute little bar or coffee shop," she says, "I try somewhere new every opportunity I can.” Like most New York newbies, Vanessa was looking for an affordable place to live when she arrived. This meant that living alone was out of the question, and living in a neighborhood like Soho or Tribeca would mean squeezing into an expensive sardine can with several others. So rather than settling into any downtown address she could find, she turned her budgetary constraints into an opportunity for observation and discovery. Ahead she talks to 6sqft about her transition from London to NYC; why she chose out of the way Hamilton Heights; and how she's now using food and video as a way to explore and share her adventures around the city with others.

New Photos of NYC’s First Residential Urban Farm at Urby Staten Island

Urban farms are nothing new to NYC, but the first one at a residential building is taking shape at Staten Island's Urby. The $250 million, 900-unit rental development is located on the borough's North Shore waterfront, just minutes from the ferry, and is a collaboration between Ironstate Development and Dutch architecture and design firm Concrete. There will be 35,000 square feet of retail space, and though the units are quite nice and modern, it's the health-centric amenities that really set this LEED-certified project apart. Urby will offer an outdoor pool, a two-story fitness center, filtered communal well, landscaped courtyards with fire pits, a rooftop apiary with beehives, a 300-car garage with electric car chargers, and access to a waterfront esplanade. In the food department, there's one of the city's largest urban farms, which is employing New York's first farmer-in-residence, as well as an on-site bodega, cafe, and communal test kitchen.

POLL: Is Sunset Park One of the 15 Coolest Neighborhoods in America?

Move over Bushwick and Williamsburg, Sunset Park is the new cool kid in the borough. Curbed shared a report from Cushman & Wakefield that names the 100 coolest streets in the country, and coming in among the top 15 neighborhoods is Sunset Park, "where boxes and independents co-exist." The report points to a bohemian exodus from Williamsburg, which has become more mainstream and pricey. And though hipsters are moving to 'hoods like Bed Stuy and Crown Heights, Sunset Park outdoes them with a unique type of retail growth and creative sector thanks to the Bush Terminal Park and Industry City. The millennial population is about 27 percent and the average household income is $81,529.

New Law Aims to Protect Small Businesses From Landlord Harassment

It seems that every day we're hearing of small businesses being forced to move or shut down altogether due to rising rents in just about every corner of the city. Even icons like St. Mark's Bookshop and Other Music have packed it in after years at their well-loved locations. And new businesses have an even tougher road ahead, trying to gain a foothold in changing neighborhoods where landlords hope change brings high-paying tenants. There are a number of grassroots efforts in the works to help businesses gain and maintain a foothold when faced with skyrocketing rents and challenging regulatory hurdles–and more help may be on the way. DNAInfo reports that Mayor Bill de Blasio is expected to sign legislation Tuesday that prevents harassment of commercial tenants by greedy landlords. Advocates hope the new law will make it less difficult for small businesses to thrive and grow.

New Renderings Show Rooftop and Courtyards at ODA’s Massive Rheingold Brewery Project

In March of 2015, the cube-happy architects at ODA revealed their design for 10 Montieth Street, part of Bushwick's 10-block Bushwick's Rheingold Brewery site. The 400,000-square-foot, 400-unit rental building from the Rabsky Group has a bow-tie shape with a sloping zig-zagging green roof and amenity-laden courtyard. Last week, renderings were released for a second project from ODA at the Rheingold site, this one with developer All Year Management. Inspired by a "European Village" and dubbed Bushwick II, this rental one ups 10 Montieth; it will encompass one million square feet over two city blocks and have 800-900 units, as well as an entire system of interconnecting courtyards and common spaces that break from the street grid, an 18,000-square-foot central park, and a 60,000-square-foot rooftop with an urban farm and recreational spaces including a pool. Dezeen has uncovered additional renderings of Bushwick II that showcase these outdoor spaces, and they do not disappoint.

Nine L Train-Adjacent Affordable Apartments Up for Grabs in Williamsburg, From $882

Starting tomorrow, qualifying New Yorkers can begin applying for nine brand new below-market pads in hipster Williamsburg, right off the G/L Metropolitan/Lorimer stop and in proximity to neighborhood standbys like Union Pool, Mccarren Park, and that bagel shop that birthed the cragel and rainbow bagel. Located at 11 Jackson Street (also known as 15 Jackson Street), affordable units are being priced at $882 for a studio, $945 for a one-bedroom, and $1134 for a two-bedroom. Currently, there aren't any market-rate units available (the last rented out just days ago) and it's worth noting that no-fee two-bedrooms have been going for upwards of $3,250 a month—meaning these are some very nice apartments.

Design Teams Propose Inflatable Tunnel, New Train Lines As Solutions to L Train Shutdown

Among the proposals gaining steam to mitigate the imminent L train shutdown are the East River Skyway, an aerial gondola system that would run along the Brooklyn waterfront and into Manhattan, and a car-free 14th Street. But the Van Alen Institute wanted to open the brainstorming to the wider public. As part of their "L Train Shutdown Charrette," this past Sunday, six interdisciplinary design teams who were selected as finalists presented their creative and fanciful proposals, including everything from a floating inflatable tunnel to an all-access transportation pass called Lemonade Line. The winning design "Transient Transit – Revitalizing Industrial Infrastructure" comes from Kohn Pedersen Fox and Happold Engineering, who propose utilizing Newtown Creek for a water shuttle and the LIRR freight tracks for passenger service.
