The 50 most expensive neighborhoods in New York City

Taking the top spot from Tribeca for the first time in a long time, the Flatiron District now ranks as the most expensive neighborhood in New York City, according to data compiled by Property Shark. In its latest report looking at the residential market during the third quarter of 2017, the group lists the 50 priciest neighborhoods in the city, with the usual upscale 'hoods like TriBeCa, Central Park South and Hudson Square rounding out the top tier (h/t Time Out NY). In another plot twist, Red Hook has become Brooklyn’s most expensive neighborhood this quarter--overthrowing DUMBO--with a median sale price of $1.92 million in Q3.

Renderings revealed for Nomad’s previously stalled 756-foot tower

Last summer, the Department of Buildings halted progress on developers J.D. Carlisle and Fosun Group's planned condo tower at 15 East 30th Street over the fact that a planned second-floor outdoor space didn't meet minimum space requirements. Presumably having ironed that out, (though we're not sure the same can be said for the neighbors angry about losing their views) designers Handel Architects have released a slew of new renderings of the 756-foot-tall tower, which will have 180 units spread over 51 floors. Uncovered by Yimby, the views show a narrow, glassy structure with a jagged pinnacle and undulating base.

Moscow-based Meganom reveals designs for 1,001-foot skinny supertall in Nomad

Joining the ranks of supertall, super-skinny skyscrapers like 432 Park, 111 West 57th Street, and 125 Greenwich Street comes 262 Fifth Avenue in Nomad (h/t Dezeen). The first U.S. project by Moscow-based firm Meganom, the residential tower will soar to 1,001 feet, which will make it the tallest structure between the Empire State Building and One WTC, stealing the title by a longshot from the 777-foot 45 East 22nd Street. The architects say the project "will include several 'firsts' in terms of its design and environmental sustainability features," and that it will boast "a striking arched observation deck" at its top.

Rem Koolhaas’ Gramercy condo reveals interior renderings, launches sales

Right before the new year, the highly anticipated condo from Toll Brothers City Living at 121 East 22nd Street in Gramercy reached its full height, providing the first real views of its glassy facade and chiseled corner that resembles a giant crystal. And what makes the structure even more special is the fact that it's the first NYC project from Pritzker Prize-winning Dutch architect Rem Koolhaas's firm the Office for Metropolitan Architecture (OMA).CityRealty now tells us that sales have officially begun, currently ranging from $1.5 million, 761-square-foot one-bedrooms to $4.7 million,2,402-square-foot three-bedrooms, and along with the launch comes the first set of interior renderings and some fresh looks at the exterior and amenity spaces.

Before & After: 10 NYC blocks and enclaves transformed by pedestrian-friendly design

New York clocks in more steps on average than any other state in the country, and that number is most definitely skewed by New York City where more residents hit the pavement than the gas pedal. But in a town that's seemingly dominated by pedestrians, car culture maintains the right of way. According to Vision Zero, NYC's program to reduce traffic-related fatalities, being struck by a vehicle is the leading cause of injury-related death for children under 14, and the second leading cause for seniors. Providing more public space for pedestrians has become an increasing concern for the city over the last decade, and as such, a multitude of plans have been put forward to create sanctuaries from traffic or to reconfigure streets to keep people safe. But beyond preventing traffic accidents, by planting more trees, expanding sidewalks and bike paths, and installing seating, these urban renewal projects have also been key in promoting walking, biking, health and ultimately a more desirable and habitable New York City.

Rupert Murdoch’s Multi-Terraced West Village Townhouse Sells for $27.5M in Just Five Months

Last August 6sqft reported that News Corp. head and Fox News founder Rupert Murdoch had put his West Village townhouse–the one he'd bought just five months prior for $25 million–on the market. Now, just five months after listing the 25-foot-wide, four-story brick home for $28.9M, the house has found a buyer, the New York Observer reports. Whomever is behind the entity known as West 11th Street, LLC has purchased the 6,500-square-foot Greek Revival manse for $27.5 million. The deal represents a $2.5M profit for Murdoch (and we all know how much he needs a few more million).

Archilier Architects Design Empire State Building-Sized Tower for Former Subway Inn Site

Earlier this year, 6sqft showed you new renderings of Archilier Architects' "Hudson Rise" mixed-use skyscraper planned for Manhattan's west side. Now the design firm has published their vision for a soaring, super-thin supertall at the former site of beloved dive bar Subway Inn at 151 East 60th Street. Kuafu Properties owns the 28,619-square-foot, six-building assemblage at 143-161 East 60th Street between Lexington and Third Avenues, which they acquired from the World Wide Group last year for $300 million, according to The Real Deal. Kuafu is one of the developers behind the Archilier-designed Hudson Rise development, thus these released renderings may indeed be working images of the planned project. The slender tower shown would encompass 411,700 gross square feet of area and rise 1,240 feet high, just 10 feet shy of the Empire State Building's height of 1,250 feet, despite containing just one-fifth of the floor space. The tower would technically be the tallest building on the Upper East Side (by far), but would be 158 feet shorter than nearby 432 Park Avenue in Midtown.

Interview: Engineer Joseph Gulden Discusses Wooden Skyscrapers Surpassing 1,000 Feet

Could wood one day again be the material of choice for buildings? In response to rising construction costs and climate change, there's been a resurgence of interest in wood construction, with some even saying that we're in the beginnings of a "timber age." Many architects, engineers and builders have started to embrace the material, having erected, or making plans to construct, high-rises that reach several hundred feet in the air. In fact, in April, one architecture firm proposed bringing a 1,000-foot timber tower to London's Barbican. But is wood really a reliable alternative to concrete and steel? What about fire safety? And how tall can we really go at this point in time without compromising a building's structural integrity? To answer these questions and many more, 6sqft decided to pick the brain of DeSimone Project Manager Joseph Gulden. DeSimone is one of the world's leading engineering firms with a roster of top NYC projects that include Zaha Hadid's High Line project, 220 Central Park South and 45 East 22nd Street; Joseph himself is a licensed Professional Engineer (PE) as well as a licensed Structural Engineer (SE) with extensive experience constructing in regions with high seismic risk. He's also worked on numerous high-rises and tall wood structures both in the U.S. and abroad. Infographic: How NYC’s Supertalls Compare in Height and Girth to Global Towers

As the Skyscraper Museum so aptly writes, "Tall and BIG are not the same thing." Echoing 6sqft's recent post on global supertalls, the infographic above illustrates how when the height of New York's tallest towers are stacked up against the sky-high constructions abroad (and 1 WTC), our city's skyscrapers truly are "runts on the world's stage." The image also reveals that not only do these towers lack significantly in height, but also in girth. This means what really makes the design of all of New York's new skyscrapers so unique is not how tall they are, but rather, how slender they are.

Madison Equities Files Permit for 1,115-Foot Supertall Condo in the Financial District

Madison Equities and Pizzarotti Group filed a new building application yesterday to construct a 1,115-foot supertall skyscraper at 45 Broad Street in the heart of the Financial District. When finished, reportedly in 2018  (good luck with that), the tower will be the second tallest building in lower Manhattan after 1 WTC, and the sixth tallest in the city. As detailed by the application, the tower will comprise 371,634 gross square-feet of floor area spread across 66 floors. Listed are 150 units, a bit less than the 245 condo-residences Pizzarotti CEO, Rance MacFarland said there would be earlier this year. Supposedly, the building will cater to "entry- and mid-level buyers" with relatively conservative prices of  below $2,000 per square foot on average. To afford the maximum amount of residences with coveted views of the harbor and the skyline, apartments will begin on the 15th floor where they are configured at four-units per floor up to the 33rd level. Floors 35-51, 53,55 and 57 will have three units per floor and floors 52, 54, and 58 just two units. Floors 61 and 62 will host two duplex aeries and the uppermost residential floor, 62, will house a single full floor penthouse that will be the highest residence in hemisphere outside of Billionaires' Row. Amenities on the lower, view-deprived floors will include  a 60-foot indoor lap pool, a gym, a garden, a pet spa, a game room, bike room and other entertainment areas.

Not Tall Enough! On the World’s Stage, New York’s Supertalls Are Ungraceful Runts

Carter Uncut brings New York City’s latest development news under the critical eye of resident architecture critic Carter B. Horsley. Ahead, Carter brings us his ninth and final installment of “Skyline Wars,” a series that examines the explosive and unprecedented supertall phenomenon that is transforming the city’s silhouette. In this post Carter takes at aim the quality of design of those towers rising around the city right now, and how they fail to inspire when compared to those found internationally. The explosive transformation of the New York City skyline now underway is occurring without any plan in a very haphazard fashion. Some of the new towers are not ugly but compared to many new ones elsewhere, especially those that are free-standing, they’re not going to win many top honors. Many are very thin, mid-block incursions. Others arrogantly abut and loom over landmarks with nary a thought to context. Some clearly are aimed at one-percenters and offer lavish amenities and layouts. But many others are squeezing potential residents like sardines into very small apartments in attempts to set new “density” records.

As Rem Koolhaas Finally Designs First NYC Building, A Look Back at His Unbuilt Proposals

Thirty-eight years after the publication of his acclaimed book "Delirious New York," Dutch architect Rem Koolhaas and his global architecture firm the Office for Metropolitan Architecture (OMA) seem to have finally landed their first ground-up New York City commission. Excavation is already underway at the 22,000-square-foot project site located at 122 East 23rd Street and will soon host a pair of block-through residential towers articulated by faceted elevations and chiseled corners. While there has been no official announcement that Koolhaas is on board, several consultant websites and Linkedin profiles indicate that the Pritzker Prize-winner has been tapped, while New York-based SLCE will serve as the architects of record. To mark the occasion, and as we eagerly await the design unveiling, 6sqft has rounded up Koolhaas' prior unlucky attempts to build in the city. The proposals befell to the usual suspects that typically stymie bold architecture in the city—community opposition, economic downturns, and the conservative nature of the city's developers and public sector. *Update 4/21: OMA has confirmed their involvement in the project and share that Shohei Shigematsu, partner and director of the firm's New York office, is leading the design effort.

Teaser Site Launched for Restored Harlem Gem on Morningside Park, Leasing Begins This Spring

Built in 1901 as a seven-story residential building, the distinctive Beaux Arts-style apartment house at 92 Morningside Avenue in Harlem has shed its scaffolding after a two-year renovation/restoration by ND Architecture & Design. It's also officially launched its teaser website that announces leasing of its 45 rental units will begin this spring. The site reveals unit interiors will have "prewar-inspired floor plans, contemporary design, and masterfully crafted finishes." The living experience is branded as "prewar parkside perfection" with “luxurious parkside living in a re-imagined Beaux-Arts masterpiece." Layouts will range from one- to four-bedroom residences with some duplex apartments. Amenities will include bike parking, a recreation room, a rooftop terrace and professional concierge services.

New and Improved Design for Shalimar Management’s 543 Second Avenue

In a well-wishing New Year note, Charles Fridman, president of Shalimar Management, announced that their planned ten-story residential project at 543 Second Avenue will break ground this year, and he's now unveiled a revised set of renderings depicting a substantially different design. Evolving from banal to brutal, the previously thin-skinned, glass-and-metal design has been beefed up into an energetic, cast-in-place concrete structure of undulating floor slabs and tilting exterior columns. Fridman's page states: "We’re planning a 10 Story rental building with 1-2 bedroom apartments. Each apartment will have its own balcony, and part of the building will cantilever over our other property at 249 East 30th Street." Outdated building applications from early 2014 detail a 12-story building housing 18 units spread across 19,000 square feet of floor area. New permits have yet to be filed and according to Fridman, the team came close to building the previous design, but "thankfully" held off.

Flatiron’s 21W20 Finally Unshrouded – Take a Virtual Walk Through the Penthouses

Two penthouse units (yes, two) remain at Gale International's boutique condominium development 21W20. The 15-story mid-rise is Gale's first foray into the Manhattan market and has already placed 11 of the building's 13 full-floor homes into contract at an average price of $2,528 per square foot. Slated for occupancy by year's end, the project's construction netting has finally come down and the finishing touches are now being applied to the lobby. The 35,000-square-foot building is seamlessly nestled into the heart of downtown's Flatiron neighborhood within its timeless Ladies' Mile Historic District and presents a contextual exterior of blackened stainless steel, brick, and glass crafted by New York-based architects Beyer Blinder Belle. From street level, the building climbs unassumingly from a 25-foot-wide footprint. However, its upper four stories cleverly spill over onto the adjacent garage building, ultimately creating four breathtaking, 100-foot-wide penthouses.

NYC Dominates the Country in $10 Million-Plus Sales, See Them All on 6sqft’s Interactive Map

In October, Coldwell Banker Previews International released their semi-annual report tracking the real estate trends and market activity in U.S. cities that attract the largest share of high-net-worth individuals (HNWIs). Unsurprisingly, New York City leads the lists of most closings recorded and listings on the market priced above $1 million, $5 million, and $10 million between the one-year period of July 1, 2014 and June 30, 2015. More astounding, however, is that the number of closings recorded in the city above the $10 million price point is more than the sum of all deals in the next 19 cities on the list combined. According to the study, NYC raked in 217 residential closings of $10 million or more, followed by Beverly Hills and Los Angeles with 34 each. New York again leads the way with 367 listings priced at $10 million or more, followed by Miami Beach, Aspen, and Los Angeles. Regarding New York City, historical data from CityRealty tallies up a slightly higher number of $10 million+ closings over the same time period, totaling 241 such deals. The recently crowned most expensive building in the city, One57, garnered the greatest number of $10M-plus sales for a single building with a remarkable 30 deals -- which by itself is more than all cities in the country aside from the top three. The supertall tower was then followed by a three-way tie between 15 Central Park West, One Madison, and the Walker Tower.
