Apartment in Miles Davis’ Old Upper West Side Townhouse Sells for $500K

Just a couple months ago, an apartment in Miles Davis' old Upper West Side townhouse hit the market for $495,000, and the Post now reports that the charming one-bedroom has sold for $500,000 to "a woman who 'loves' the building’s jazz-music history." The jazz legend lived in the Renaissance Revival brownstone at 312 West 77th Street from roughly 1960 until he moved to LA in the mid '80s, often hanging out on the stoop with his neighbors and hosting other jazz greats like Herbie Hancock, Ron Carter, and Dizzy Gillespie. And it was here that he wrote the music for his albums "Kind of Blue" and "Bitches Brew." After he headed west, the home was divided into six apartments.

79 Affordable Units Up For Grabs in New Luxury Hell’s Kitchen Project, Starting at $913/Month

Last June, Mitsui Fudosan, one of the largest real estate companies in Japan, bought a majority stake in Taconic Investment Partners' 525 West 52nd Street, a $330 million rental development between 10th and 11th Avenues. As the Journal reported at the time, the two-towered Hell's Kitchen project (one is 22 stories, the other 14) will offer 392 apartments with 80 set aside for low-income residents, as it was developed through the city's 421-a program. Now, those affordable units have come online through the city's housing lottery, and they range from $913/month studios to $1,183/month two-bedrooms.

Brooklyn’s Tallest Tower Finishes Construction and Commences Leasing

Back in 2007, a run-of-the-mill row of three- to four-story walk-up buildings bounded by Willoughby, Bridge and Duffield Streets was ordered to vacate to make way for a soaring mixed-use skyscraper developed by AvalonBay Communities. Without warning, shopkeepers were given between 30 and 120 days to clear out or face court eviction, evidence of the impact of gentrification on Downtown Brooklyn. The district's 2004 rezoning sparked the development of thousands of new apartments (6,400 in the pipeline according to our latest count) and is finally getting a dusting of office space too. Now, after an arduous, decade-long journey of assembling an 11-parcel site, clearing and excavating it, and throwing up nearly one million square feet into the air, Avalon has finally finished construction and has kicked off leasing of the building's upper collection of homes called Avalon Willoughby Square.

Could This Glass-Enclosed Farm/Condo Grow on Rem Koolhaas’ High Line Site?

From multidisciplinary architectural firm Weston Baker Creative comes this vision of glass, grass and sass in the form of a mixed-use high-rise springing from the Rem Koolhaas parcel along Tenth Avenue and West 18th Street on banks of the High Line. As CityRealty reported, the mixed-use concept would include residences, an art gallery and ten levels of indoor farming terraces. The 12-story structure would rise from a grassy plaza, with the tower's concrete base meeting the High Line walkway in a full-floor, glass-enclosed gallery that would sit at eye level with the park.

Trump Opponents Plan to Build a 200-Foot Wall Outside the Donald’s Midtown Buildings

All anti-Trumpers, mark your calendars for August 30th, as this is the day that a determined group of opponents plans to build a quarter-million pound, 200-foot-long sandbag wall across from Trump Tower. Designers David Haggerty and James Cazzoli have already received permits from the Central Park Conservancy (the wall will go up at West 59th Street and Avenue of the Americas, four blocks from Trump Tower and three blocks from the Trump International Hotel) and they've now launched an Indiegogo crowdfunding campaign called "Wall in Trump" to raise the $60,000 it'll take to make this vision a reality.

Oscar-Winning Actress Lupita Nyong’o Checking Out Apartments in Pacific Park Brooklyn

Things are heating up over at Pacific Park Brooklyn, the 22-acre Prospect Heights site anchored by the Barclays Center and containing eight million square feet of mixed-use development. Last month, an affordable housing lottery kicked off for 300 units at the COOKFOX-designed 535 Carlton Avenue, and now the architects' other residential building at 550 Vanderbilt Avenue is making celebrity headlines. The Post reports that Oscar-winning actress Lupita Nyong’o was looking at apartments in the 17-story luxury condo, specifically a $2.89 million three-bedroom, corner unit.

Own the Chelsea House Where ‘The Night Before Christmas’ Was Written for $8.7M

Around the holidays, 6sqft recounted the local history of Clement Clarke Moore’s quintessential Christmas tale, “The Night Before Christmas," which was written right here in Chelsea in 1822. The author was a major landowner in the neighborhood and lived with his family on a huge estate at 23rd Street and 9th Avenue, then considered the backwoods of the city. Their home was at 348 West 22nd Street, but Moore sold it in 1835. Six years later, it was rebuilt as the Greek Revival townhouse that stands today, and according to the Post, it's now for sale for $8.65 million.

Lottery Opens for 57 New Units Near Yankee Stadium, Starting at $494/Month

Just three blocks from Yankee Stadium and a 20-minute walk from the newly opened High Bridge is Summit Ridge, a six-story, brick affordable housing building designed by Aufgang Architects. Its 57 units, now up for grabs through the city's lottery, are reserved for New Yorkers earning 60 percent of the area median income, or $18,275 for individuals up to $63,060 for families of six. The apartments range from $494/month studios to $1,182/month three bedrooms and have access to the building's amenities that include bike storage, an outdoor terrace, laundry room, and community room.

Lottery Opens for 50 Middle-Income Units at High-End Rental West End Towers

Most of the affordable housing lotteries that have been coming online through the city's portal have served low-income New Yorkers. The latest, though, has a higher income range, catering to middle-income tenants who earn 130 percent of the area median income, or $70,732 for an individual up to $117,700 for a family of four. The 50 available units are located at West End Towers, a luxury 1,000-unit rental at West End Avenue and 63rd Street, less than a block away from Riverside Park and just two blocks from Lincoln Center. The apartments range from $2,024/month studios to $2,611/month two-bedrooms.

POLL: Will Whole Foods Drive Up Real Estate Values in Harlem?

6sqft has previously written about the Whole Foods Effect--the pattern of real estate values increasing when a new grocery store opens nearby. In fact, national data from Yahoo! Finance showed that "homes with a Whole Foods in the ZIP code appreciated by nearly 34 percent." And here in New York, the Effect seems to be taking hold in Harlem, where a Whole Foods will open next year at 125th Street and Lenox Avenue in a six-story commercial building spanning over 200,000 square feet (other tenants will include Burlington Coat Factory, Nordstrom Rack, Olive Garden and TD Bank). Citi Habitats agent Chyann Sapp told the Post that "there’s a one-bedroom two blocks away for $1,800. And the owner said that once Whole Foods opens he thinks he could easily get $2,000, $2,100 for it." The store was first announced in 2012, at which time the area's price per square foot was $594, according to appraisal firm Miller Samuel. As of 2015, it had risen to $839. Similarly, townhouse prices have doubled from $2 million to $4 million in this time.

Rupert Murdoch’s Multi-Terraced West Village Townhouse Sells for $27.5M in Just Five Months

Last August 6sqft reported that News Corp. head and Fox News founder Rupert Murdoch had put his West Village townhouse–the one he'd bought just five months prior for $25 million–on the market. Now, just five months after listing the 25-foot-wide, four-story brick home for $28.9M, the house has found a buyer, the New York Observer reports. Whomever is behind the entity known as West 11th Street, LLC has purchased the 6,500-square-foot Greek Revival manse for $27.5 million. The deal represents a $2.5M profit for Murdoch (and we all know how much he needs a few more million).

MTA Announces Details on L Train Shutdown To Begin in 2019

The MTA plans to announce today that the long-dreaded L train shutdown for repairs needed on the Canarsie tunnel that runs beneath the East River will commence in 2019 and take the line out of service from Manhattan to the Bedford Avenue station in Brooklyn for 18 months, as reported by the New York Times. The 18-month option was the expected choice, the alternative being a partial three-year shutdown that would give about one in five passengers service to Manhattan (20 percent of current service). The agency needs to do major repairs on damage done by the 2012 superstorm Sandy, and while the tunnel is “not in grave danger of collapse,” according to the MTA, it can’t go untreated. As 6sqft previously reported, night and weekend service is off the table because of the amount of work that needs to be done, and building a third tube would be time- and cost-prohibitive.

The Location is Good and the Price Is Right for This Cozy $440K Prospect Heights Co-op

This one-bedroom co-op at 786 Washington Avenue may have its limits–space and windows, for example–but the Prospect Heights neighborhood is a winner, a slice of old-meets-new-Brooklyn with a collection of grocery stores, cafes, restaurants and bars that grows daily, and just a few blocks from Prospect Park, Crown Heights and Park Slope for even more options. Earlier today, 6sqft brought you flashy new renderings of the amenity spaces at 432 Park Avenue. The reveal came with a link to the official building website, which has a section offering jaw-dropping photos that showcase the views from the 1,396-foot tower, the tallest residential building in the Western Hemisphere. As the site notes, they span from the Hudson River to the East River, from Westchester to Brooklyn, and from Central Park to the Atlantic Ocean.

432 Park Reveals Renderings of Rafael Viñoly-Designed Amenity Spaces

To date, 46 of the 106 residences at 432 Park Avenue, the tallest residential building in the Western Hemisphere, have sold. And perhaps in an attempt to sweaten the deal for those remaining, which now includes rentals, the sales team has released renderings of the swanky amenity spaces, also designed by the building's starchitect Rafael Viñoly. In addition to views of the indoor swimming pool, billiards room and library, fitness center, massage treatment room, and movie theater, the press release brings fresh details on the restaurant, which will be open only to residents and their guests.

Trendy, ‘Affordable’ Food Hall and Beer Garden Headed to the South Bronx

Controversial South Bronx Developer Keith Rubenstein of Somerset Partners has purchased a 16,000-square-foot warehouse (expandable to 30,000 square feet) at 9 Bruckner Boulevard for $7.5 million and intends to create a Gansevoort Market-style food hall called Bruckner Market, reports The Real Deal. According to the developer, who purchased two other South Bronx waterfront sites last year, the space will offer a fresh food market, kiosks and restaurants and may have a beer garden, though he made a point of addressing how the new addition will affect the community: “It will provide great food and beverage options at affordable prices for the existing community and new community.”

Landmarks Tells BKSK Architects to Cut Height of Proposed Eight-Story UWS Resi Building

It's back to the drawing board for BKSK Architects, reports CityRealty.com. At yesterday's LPC meeting, architects Harry Kendall and Todd Poisson presented BKSK's proposal for a new seven-unit residential building at 466-468 Columbus in the Central Park West Historic District being developed by the Roe Corporation. The project would require the demo of an innocuous three-story brick building dating back to 1894 (the existing building facade was updated in 2006), replacing it with an even taller masonry building with a facade punctuated by terra cotta louvers and topped with a modern cornice. The building would also host two retail units on its ground floor and an eighth-floor setback that would give the penthouse a private terrace. While the LPC had no issue with knocking down the existing building, they were less keen on some of the other items.
