Atlantic Yards’ B2 Tower Employing Anti-Nausea Technology From NASA

"A new technology, designed to tame forces that could separate an astronaut’s eyeball from her retina, may also keep the one percent from throwing up," says The Real Deal. They're talking about a fluid harmonic disruptor, a device used during space takeoffs to protect astronauts from violent vibrations, which will be employed by structural engineering firm Thornton Tomasetti at Forest City Ratner’s B2 BKLYN, the 32-story modular tower at Pacific Park that could definitely succumb to queasy-making swaying and vibrations. The firm will put six water-filled pipes on the roof of the building, making up 0.5 percent of its total mass; then the disruptor will alter how the fluid, and therefore the building, reacts to wind and other vibrations.

Leaks and Alignment Issues Plaguing Atlantic Yards’ B2 Tower Were More Severe Than Reported

When it was announced that Brooklyn would be host to the world's tallest prefab tower, many believed that a new era of construction was upon us. Called the B2 Tower, the building would rise as stacked 32-story structure, affording all the perks of a conventional edifice, but be quick and inexpensive to build. But as it has been well-documented, the project, announced way back in 2012, has been a major flop. Stricken with delays and countless lawsuits flying left and right, the building today has only reached about half of its height. So where did things go so wrong? Greenland Forest City Partners Selects COOKFOX and Thomas Balsley for Pacific Park Brooklyn (Formerly Atlantic Yards)

Forest City Ratner Companies and Greenland USA, a subsidiary of Shanghai-based Greenland Group, announced today that their new joint venture, Greenland Forest City Partners, has selected COOKFOX Architects to design two residential buildings at their Pacific Park Brooklyn project. They've also chosen Thomas Balsley Associates to design the site's eight-acre public park, which will be called Pacific Park. Formerly known as Atlantic Yards, Pacific Park Brooklyn will be a 22-acre site anchored by the Barclays Center and containing 8 million square feet of mixed-use development. The public park will be revealed in phases, with permanent and temporary installations. COOKFOX has begun the design for its two residential buildings-- 550 Vanderbilt Avenue, set to feature 275 condominiums, and 535 Carlton Avenue, which will have approximately 300 affordable rentals. Construction is expected to begin on the latter this December, with 550 Vanderbilt not far behind. A third residential building will be designed by SHoP Architects, who were the minds behind the Barclays Center, at 30 Sixth Avenue with another 300 affordable rentals.

5 Architecture Firms Envision an Ideal Atlantic Yards

The creative mind is so spectacular. There’s nothing more fun for designers than to be given a project where they can allow their imaginations to run rampant. Never was this more evident than with The Warehouse Gallery’s new exhibit opening next month. Five architecture firms were asked to design an idealistic plan of Atlantic Yards, conforming to the same dimensions as the actual project headed up by developer Forest City Ratner. These proportions include 4,278,000 square feet of housing and 156,00 square feet of retail space.

After 20 years, Pacific Park faces foreclosure and an uncertain future

As the massive Brooklyn megadevelopment once known as Atlantic Yards reaches its 20th anniversary, news of the project's progress has been scarce. But recent changes affecting the development anchored by Barclays Center may put the 22-acre site–now known as Pacific Park–back in the spotlight. As The Real Deal reported in a wrap-up of its progress over the past two decades, current developer Greenland USA has defaulted on nearly $350 million in loans attached to the project's second phase. With foreclosure imminent, an auction, scheduled for next month, may mean a new developer will be responsible for fulfilling crucial affordable housing agreements and inherit penalties for unbuilt units.

Brooklyn locals call for Barclays Center to be renamed for Jackie Robinson

The Barclays Center has made many headlines recently, as it's served as a hub for the city's Black Lives Matter protests. And some locals hope to keep this momentum going and are pushing for the arena to be renamed for Brooklyn Dodgers player Jackie Robinson, the first African American Major League Baseball player. Arthur Piccolo of Park Slope actually began the effort back in 2006, but recently revived it, telling the Brooklyn Paper, "You’re seeing certain individuals being criticized and their statutes rightly removed, and here’s the opportunity to do something symbolic."

Waitlist opens for ‘affordable’ units at Pacific Park’s modular tower, from $2,025/month

A rental tower in Brooklyn's long-plagued Pacific Park development is currently accepting applications for its affordable housing waitlist. The 363-unit building at 461 Dean Street opened in 2016, with its affordable housing lottery launching that same year. Three years later, the building's lottery waitlist has opened, inviting New Yorkers earning 160 percent of the area median income to apply for the not-so-affordable $2,025/month studios and $2,541/month one-bedrooms.

Six things you didn’t know about the Prospect Heights Apartment House District

This post is part of a series by the Historic Districts Council, exploring the groups selected for their Six to Celebrate program, New York’s only targeted citywide list of preservation priorities. Constructed on a lost fragment of the original footprint of Prospect Park, the Prospect Heights Apartment House District is a concentration of 82 apartment buildings dating from 1909-1929. This development was promoted by the Prospect Park Commissioners to attract high-quality construction to complement the nearby Park, Brooklyn Museum, Brooklyn Botanic Garden and Brooklyn Public Library. The buildings, representative of a period in Brooklyn history when building patterns shifted to accommodate a rising middle class, remain exemplary for their architectural integrity and as housing stock for a diverse population. As one of this year's Six to Celebrate recipients, the Prospect Heights Neighborhood Development Council and the Cultural Row Block Association on Eastern Parkway are working to garner local support and submit a proposal for historic district status from the LPC.

New rendering shows how Pacific Park is changing Brooklyn’s skyline; tallest tower on the way

Though Brooklyn's Pacific Park mega-development hasn't been in the news much lately, the site of headline-stealing Barclays Center and the world's tallest modular tower hasn't slowed its advancing impact on the borough's skyline. A new rendering courtesy of New York Yimby shows the full build-out of the project, including the addition of what could be one of Brooklyn's tallest towers. According to the rendering, the site's crowning skyscraper would be borough's tallest tower–if only on paper, and temporarily.

Nearly 100 middle-income units sit vacant at Brooklyn’s Pacific Park development

In July 2016, the lottery opened for 298 mixed-income rentals at 535 Carlton Avenue, part of the sprawling Pacific Park complex, in Brooklyn. But now, more than a year later, about 95 units remain vacant at the Prospect Heights site, as City Limits reported. Despite over 93,000 New Yorkers applying for the nearly 300 units within just eight weeks, the applicants were rejected because they did not make enough money to qualify for those specific units. The 95 vacancies, the most expensive apartments at Pacific Park, are reserved for households that earn between 135 and 165 percent of the area median income, which translates to $74,606 and $173,415 annually. Unable to secure tenants for this income bracket, developer Greenland Forest City Partners (GFCP) placed advertisements for the units on market-rate real estate websites.

INTERVIEW: Architect Rick Cook on the legacy of COOKFOX’s sustainable design in NYC

Since its founding in 1990, COOKFOX Architects has become one of the most recognized names in New York City real estate. In the firm's early days, founding partner Rick Cook found a niche in historically-sensitive building design, looking for opportunities to "[fill] in the missing voids of the streetscape," as he put it. After teaming up with Bob Fox in 2003, the pair worked to establish COOKFOX as an expert in both contextual and sustainable development. They designed the first LEED Platinum skyscraper in New York City with the Durst family, the Bank of America Tower, then took on a number of projects with the goal of designing healthier workplaces. The firm also got attention for its work in landmarks districts, winning AIA-New York State awards for its mixed-use development at 401 West 14th Street (better known as the Apple store) and its revamp of the the Stephen Sondheim Theatre. (The firm also made it the first LEED-certified theater in the city.)

Developer of the world’s tallest prefab tower in Brooklyn is exiting the modular business

After boasting that it had “cracked the code” on modular construction, with plans for a Brooklyn factory, developer Forest City Ratner is exiting the prefab building business, reports the New York Times. The factory at the Brooklyn Navy Yard will be sold to Roger Krulak, a former Forest City executive, along with the technology used to construct the world's tallest prefabricated steel structure, the 32-story 461 Dean Street in the Pacific Park complex in Brooklyn. Construction on the building has just been completed and 461 Dean is weeks from getting its first residents.

Lottery Opens Tomorrow for 300 Affordable Rentals at Pacific Park Brooklyn

It's been almost two years since architects COOKFOX were selected by developer Greenland Forest City Partners to design two residential buildings at their Pacific Park Brooklyn project, the 22-acre site anchored by the Barclays Center and containing eight million square feet of mixed-use development. COOKFOX took the helm for 550 Vanderbilt Avenue, a 275-unit condo, and 535 Carlton Avenue, a 298-unit affordable rental. A housing lottery for the latter will open tomorrow, according to a press release, offering low, moderate and middle-income residents the chance to apply for apartments ranging from $548/month studios to $3,716/month three-bedrooms.

After suffering delays, lawsuits, leaks and alignment issues, Pacific Park's 461 Dean Street (aka the B2 Tower) is finally wrapping up construction and has just launched its affordable housing lottery. The 32-story structure from SHoP Architects will be the world's tallest prefab tower, and of its 363 units, 181 will be available to low- and middle-income households. This will range from $559/month studios to $3,012 two-bedrooms and from individuals earning $20,675 annually to families of four earning $144,960.

Skyline Wars: Brooklyn Enters the Supertall Race

Carter Uncut brings New York City’s latest development news under the critical eye of resident architecture critic Carter B. Horsley. Here, Carter brings us his fifth installment of “Skyline Wars,” a series that examines the explosive and unprecedented supertall phenomenon that is transforming the city’s silhouette. In this post Carter looks at Brooklyn's once demure skyline, soon to be Manhattan's rival. Downtown Brooklyn has had a modest but pleasant skyline highlighted by the 350-foot-high Court & Remsen Building and the 343-foot-high great ornate terraces of 75 Livingston Street, both erected in 1926, and the 462-foot-high flat top of the 1927 Montague Court Building. The borough’s tallest building, however, was the great 514-foot-high dome of the 1929 Williamsburg Savings Bank Tower, now known as One Hanson Place, a bit removed to the east from Downtown Brooklyn. It remained as the borough’s tallest for a very long time, from 1929 until 2009. A flurry of new towers in recent years has significantly enlarged Brooklyn’s skyline. Since 2008, nine new towers higher than 359 feet have sprouted there, in large part as a result of a rezoning by the city in 2007. A few other towers have also given its riverfront an impressive frontage. Whereas in the past the vast majority of towers were clustered about Borough Hall downtown, now there are several clusters with some around the Brooklyn Academy of Music and the former Williamsburg Savings Bank Tower and some around the Williamsburg riverfront.

22,000 New Apartments Coming to Northern Brooklyn by 2019

We recently reported that New York City was entering its biggest building boom since 1963. Building permits rose 156 percent over the last year, accounting for 52,618 new residential units. If that number seems large to you, keep in mind it's spread over the five boroughs, including the supertall towers of Manhattan. But a new report from CityRealty shows that northern Brooklyn alone with get 22,000 new apartments over the next four years. According to the report, which only looked at buildings with 20 or more units, "around 2,700 new units are expected to be delivered in 2015. That number will nearly double in 2016, when approximately 5,000 apartments will be ready for occupancy." The majority of these units, 29 percent or 6,412 apartments, will come to Downtown Brooklyn, followed by Williamsburg with 20 percent or 4,341 units.

Renderings Revealed for Pacific Park Mega-Development’s Eight-Acre Green Space

Formerly known as Atlantic Yards, Pacific Park Brooklyn will be a 22-acre site anchored by the Barclays Center in Prospect Heights and containing eight million square feet of mixed-use development that includes 16 condo towers and 2,250 units of affordable housing, as well as an eight-acre park. Almost a year ago, developers Forest City Ratner Companies and Greenland USA (now merged as Greenland Forest City Partners) announced that they'd chosen Thomas Balsley Associates to design the green space. And now, we're finally seeing the first set of renderings for the public space, in addition to a master plan. The Daily News first shared the renderings, showing "the long, meandering park, which will follow the footprint of the new towers." The outdoor space will boast a public plaza and promenade, toddler and children's play areas, a bocce ball court, basketball court, dog run, glowing lanterns, sloping lawns, and a water garden.

City’s First Micro-Apartment Project ‘MY Micro NY’ Ready for Stacking

Just in time for Earth Day, New York's first micro-unit apartment building, dubbed My Micro NY, is entering its final construction phase. When finished later this year, urbanites will have a chance to live within the center of the city in a brand new building flush with amenities, all for under $3,000. Developed by Monadnock Development and the NYC Department of Housing Preservation and Development, the soon-to-be-nine-story structure wrapped up foundation work this past winter, and a one-story steel platform is ready to receive 55 modular units. The units are currently being built off-site at the Brooklyn Navy Yard by a team of 50 workers. In late May, the units will be shipped to the Gramercy Park lot at 335 East 27th Street where they will be stacked and bolted together along with stairs, an elevator, and other shared spaces.

Going Green and Curbing Gentrification: How the Bronx Is Doing It Differently

“Ladies and gentlemen, the Bronx is burning." The infamous phrase, uttered in a 1977 broadcast of a Bronx fire, has stuck in the mind of many New Yorkers even today. Indeed, the Bronx saw a sharp decline in population and quality of life in the late 1960s and 1970s, which culminated in a wave of arson. By the early 1980s, the South Bronx was considered one of the most blighted neighborhoods in the country, with a 60 percent decline in population and 40 percent decline of housing units. Although revitalization picked up by the '90s, the Bronx never quite took off like its outer-borough counterparts Brooklyn and Queens. While media hype, quickly rising prices and a rush of development has come to characterize those two boroughs, the Bronx has flourished more quietly. The borough, nevertheless, has become home to growth and development distinct from the rest of New York City. Innovative affordable housing, adaptive reuse projects, green development and strong community involvement are redefining the area. As Bronx Borough President Ruben Diaz Jr. said during this Municipal Arts Society discussion in 2014, this is "The New Bronx."
