In 2013, the Hudson Square area was rezoned to allow residential development for the first time, and the first building to welcome tenants into the neighborhood was Extell Development's 70 Charlton Street. Though Beyer Blinder Belle are responsible for the industrial-style facade, it's actually Extell's team of in-house architects who got the ball rolling, as they do with all projects, from Billionaires' Row blockbusters like One57 and the Central Park Tower to downtown game changers like 555Ten and One Manhattan Square. For the past three years, Brooks McDaniel has worked as Extell's Vice President of Architecture. After experiencing first-hand their "level of design, quality of construction, and attention to detail," he decided to live in an Extell building. Wanting to move back to Manhattan from Brooklyn, he chose 70 Charlton for its clean, modern aesthetic and easy access to so many great areas. He recently gave us a tour of his custom-designed pad and filled us in on what it's like working for one of NYC's biggest developers.

REVEALED: Central Park Tower’s ‘Village Green’ lawn and pool deck

Central Park Tower, New York City's future tallest residential skyscraper, is getting a more down-to-earth design. As CityRealty learned, the supertall at 225 West 57th Street on Billionaires' Row will feature a sprawling landscaped space designed by HMWhite. The firm's terrace design includes both passive and active recreational areas, like a central open lawn and a sequence of complimentary garden rooms. Renderings of the projected 1,550-foot tall tower reveal a lap pool overlooking West 57th Street and a sun deck among pergolas and trellises.

Extell reveals deluxe upper-floor ‘Skyscape Collection’ at One Manhattan Square

Living in any of One Manhattan Square's 815 units is a pretty extravagant opportunity; the 800-foot Two Bridges tower will boast more than 100,000 square feet of over-the-top indoor and outdoor amenities, ranging from a tree house with fire pits and stargazing observatory to a 70-seat movie theater and bowling alley. But those 25 condos on the upper floors will be afforded an even more luxurious lifestyle, with "limitless bird's eyes vistas" of the skyline, Brooklyn, New York harbor, and the East and Hudson Rivers. According to a press release from developer Extell announcing this Skyscape Collection, the deluxe residences are mainly three-bedroom homes, along with the building's five five-bedroom penthouses, two of which are duplexes (one of these already sold for $13 million).

90 apartments up for grabs at Extell’s 555Ten in Hudson Yards from $613/month

Applications are currently being accepted for the second phase of affordable apartments at 555 Tenth Avenue and 41st Street in booming Hudson Yards on Manhttan's West Side. Extell Development’s luxurious 610-foot-tall, the mixed-use tower includes 56 stories and spans 725,000 square feet. The amenities seem endless, with residential access to the building’s 24-hour fitness center with a yoga studio, indoor pool, outdoor rooftop pool, outdoor landscaped space, a bowling alley and a putting green. New Yorkers earning 40 and 120 percent of the area median income can apply for units ranging from $613 per month studios to $2,875 three-bedrooms.

We expected that Central Park Tower, the city's tallest-tower-to-be swiftly rising at 225 West 57th Street, would be giving Midtown record-smashers like 432 Park Avenue a run for their trophy-tower money. And now newly-revealed details uncovered from the building's EB-5 brochure offer a first glimpse of what the upcoming supertall's rivals could be up against. The preliminary overseas marketing images spotted by CityRealty show off the 1,550-foot-tall building's apartment layouts and the ultra-luxe amenity spaces that will sit high above the hotel and Nordstrom, the building's flagship retail tenant. Developer Gary Barnett's new condo development is the most expensive ever attempted in the city and is projecting a $4 billion sellout including retail and hotel tenants.

Extell’s Central Park Tower will have a $95M penthouse and 100th-floor ballroom

With massive condominiums, private elevators and a 100th-floor ballroom that overlooks Central Park, Gary Barnett and Extell Development won’t have much trouble luring the world’s richest to their ambitious $4 billion Central Park Tower. Although the building at 217 West 57th Street, slated to be the tallest residential tower on Earth and most expensive in NYC, won’t be completed until 2019, the Real Deal discovered the building’s floorplans and the price breakdown for each unit. According to filed documents, 20 of the 179 condominiums in the building have a price tag of $60 million and above. The most expensive unit listed? A $95 million penthouse that contains four bedrooms, a 2,000-square-foot terrace and an outdoor pool.

VIDEO: West 8’s proposal for NYC’s largest private garden at One Manhattan Square

Adding to its unique character, Extell's One Manhattan Square will soon be home to NYC's largest outdoor private garden, detailed in a new video released today by the developer. The proposal, designed by urban planning and landscape architecture firm West 8, includes more than an acre of garden space for residents to both work and socialize, boasting indoor and outdoor grilling spaces, ping-pong tables, a putting green, children's playground, adult tree house, tea pavilion, and an observatory made for stargazing.

Extell reveals renderings of new Central Park West condo tower

Though Extell is best known for sky-high mega-developments like One57, the Central Park Tower, and One Manhattan Square, they've also been taking on some slightly smaller residential projects, gobbling up swaths of real estate in the upper Midtown area. Their latest venture is a partnership with Megalith Capital Management to build a new condo tower near Central Park West. Located at 36 West 66th Street, the 292-foot, mid-block building will replace three small office buildings and the synagogue of Congregation Habonim. The latter will be incorporated into the new design, for which CityRealty has uncovered the first rendering and updated details.

Extell buying former Carnegie Deli site

Yesterday, workers removed the iconic neon sign outside Carnegie Deli, but the final nail in the coffin comes from the news that mega-developer Extell is buying the pastrami mecca's former home on a block where they already own two other sites. The Post got word that Gary Barnett's firm will close on a deal as soon as today for the six-story building at 854 Seventh Avenue. The 79-year-old deli closed on December 31st, but in 2015, Extell paid $9.1 million to owner Marian Harper Levine for their air rights.

Extell’s One Manhattan Square reaches halfway point and gets its glassy skin

Despite the rapid influx of new development that's popping up in the controversial Two Bridges area, the Chinatown-meets-Lower East Side neighborhood's first project, One Manhattan Square, still reigns as the tallest. In fact, when it reaches its full 823-foot height, Extell's 80-story condo at 252 South Street will have the highest rooftop between downtown and Midtown Manhattan. Now that sales have commenced, CityRealty paid the construction site a visit, noticing that the double-slab tower is already more than 30 stories tall and has begun to receive its reflective glass skin.

City says under-construction 421-a buildings must include housing for the homeless

As 6sqft reported last week, Governor Cuomo, developers, and unions have been engaging in closed-door talks to bring forth his revision of the city's 421-a program that includes wage subsidies and an extension of the previous 25-year tax break up to 45 years. Glaringly (but not surprisingly) absent from the negotiations is Mayor de Blasio, but he's now taking matters into his own hands, at least when it comes to those under-construction buildings that got in to the program before it expired in January. According to the Times, the de Blasio administration introduced a new policy that says these projects must include housing for some of the 60,000 New Yorkers currently living in homeless shelters, but developers, particularly Extell's Gary Barnett, are not happy about the changes.

Sales launch for Extell’s Lower East Side tower One Manhattan Square

Despite community opposition against the surge of new development in the Two Bridges neighborhood, things are moving full steam ahead in the Chinatown-meets-Lower East Side area. Curbed reports that the project that started it all, One Manhattan Square, has officially launched sales for the first batch of its 815 condos, and they range from a $1.18 million one-bedroom to a $4.4 million three-bedroom. It's prices like these, as well as the 823-foot height, that have angered residents of the mostly low-rise and low-income neighborhood, but nevertheless, the huge luxury building at with an insane amenity package is well on its way to opening its doors.

Listings go live for Extell’s amenity-filled Hudson Yards Skyscraper 555Ten

After launching its affordable housing lottery for 120 below-market rate units back in May, 555Ten has revealed pricing for its 478 market-rate rentals, ranging from $3,150/month studios to $6,250/month two-bedrooms. Designed by SLCE Architects and developed by Extell, the 610-foot, 53-story glassy skyscraper will offer an over-the-top amenity package (including a dog run, two salt water pools, and a bowling alley) and custom-designed interiors from McGinley Design. The model units are open for business, and we're told that the amenity spaces will start to reveal themselves later this week in anticipation of November occupancies.

Why Are the Supertall Gurus at Extell Planning a Stubby 18-Story Condo on Billionaires’ Row?

Gary Barnett's Extell Development has become synonymous with sky-high towers, especially those along Billionaires' Row -- the 1,005-foot-tall One57 and the 1,550-foot-tall Central Park Tower -- where it appeared that they were readying to construct a third behemoth that would rise more than 700 feet. However, Crain's reports that Extell has filed plans for the site at 134 West 58th Street (the same block as One57), and they call for a stubby, 18-story, 41-unit condo building that's less than 200 feet tall.

Take in the Views From Extell’s 823-Foot-Tall One Manhattan Square

Two Bridges, the area on the border of the Lower East Side and Chinatown, is seeing a wave of new, sky-high development, including a 900-foot tower from supertall team JDS and SHoP Architects and perhaps two 50-story buildings from L+M Partners. But the controversial surge in construction started with One Manhattan Square, an 823-foot tower from Extell. In anticipation of the 80-story condo building hitting the market this September, the developer has released a flashy new video that shows the sparkling Adamson Associates Architects-designed exterior, as well as the sweeping views from the upper floors. But as Curbed, who first spotted the video, notes, it ignores its potential supertall neighbors to make a point of just how much much it towers over its surroundings.

Live in Extell’s Hudson Yards Skyscraper 555Ten for $910/Month

Last September, 6sqft reported the topping out of Extell Development's 610-foot-tall, mixed-use tower quietly rising at 555 Tenth Avenue and 41st Street. Now fully sheathed in glass, the development team kicked off its housing lottery for the building's 120 below-market rate units, priced from $910 per month for studios up to to $1,315 for three-bedrooms. Designed by SLCE Architects, the 53-story, 725,000-square-foot structure rises one block west of the Port Authority Bus Terminal and two avenues west of the 42nd Street A/C/E train station with its connection to Times Square. The building is within the emerging Hudson Yards area, which over the next decade will usher in thousands of residential units and millions of square feet of new office space. Across from the tower, an additional 7-train subway station may be constructed to meet the increasing number of residents in the area.

Extell Files to Demolish Two More Fifth Avenue Buildings For Its Mega-Midtown Assemblage

Back in January, 6sqft reported that the busybodies at Extell Development filed permits to demolish a string of six tumble-turned walk-up buildings between 3 and 13 West 46th Street in Midtown. Now, as expected, the Gary Barnett-led firm has filed permits to demolish the Warren & Wetmore-designed corner building at 562 Fifth Avenue and a somewhat incongruous Tudor-style building at 564 Fifth Avenue. While none of the condemned buildings are extraordinary in design, 562 Fifth Avenue is perhaps a more tasteful affair than much of the schlock going up these days. Designed by the same architects as Grand Central Terminal, the slivery 13-story commercial building was once known as the I. Miller Building and features intricately ornamented spandrel areas, a pedimented roofline, and an unoriginal albeit charming Fifth Avenue storefront.

The Upper West Side Readies For Two Synagogue-Replacing Condo Skyscrapers

The Upper West Side has proven to be one of the most difficult areas to build, with a growing amount of land area contained in historic districts and much of the remainder constrained by tight zoning regulations. Over the years, its protective residents have been involved in the city's most memorable development battles: fighting tooth and nail to reduce the scale of the Riverside South master plan; lessen shadows caused by the redevelopment of the New York Coliseum site (Time Warner Center); and more recently spearheading the downzoning of a 51-block swath of Broadway due to grievances caused by Extell's Ariel East and West towers. For the most part, the defensive strategy has allowed the neighborhood to retain much of its pre-war charms and human-scaled side streets. However, along its southern edge, where the buildings around Lincoln Center scale upwards to Midtown, zoning allowances are more generous. Two as-of-right towers are sure to ruffle some preservationists' feathers and are poised to be the neighborhood's biggest yet.

Revealed: Central Park Tower Shows Off Its Retail Base

Now dubbed the Central Park Tower, Extell's 1,550-foot-tall supertall on Billionaires' Row was originally known as the Nordstrom Tower, so named because of its ground-floor tenant who will be opening their first Manhattan flagship store. But despite the fact that we architecture nerds were saying "Nordstrom" for years, we had no idea how the store would actually factor into the 95-story building's overall design (which was recently knocked down from a whopping 1,775 feet with the loss of its spire). But now, the Seattle Times (the department store is based out of the Washington city) has revealed renderings of the retail base, reports NY Yimby.

Construction Begins on 40-Story Marriott Hotel Replacing Antiques Garage in Chelsea

After an 11-year run, the popular Antiques Garage flea market, where bargain hunters haggled over an eclectic assortment of used goods, shuttered its weekend fairs in the summer of 2014. Like many soft sites around the Flower District, the parking garage used by the market at 112 West 25th Street was purchased by development interests, namely Extell, who later sold to Lam Generation for $68 million. Since the purchase, the three-story garage has been razed and groundwork has finally begun for a 330-room, four-star Marriott Renaissance Hotel. With the help of some unused neighboring development rights, Lam's tower will grow to 140,000 square feet of floor area and stand roughly 450 feet high over its mid-rise Chelsea locale. The neighborhood's current tallest building, Chelsea Stratus, is just one lot away and rises 25 feet higher than Lam's upcoming tower.

Still in disbelief that a 68-story building (though it's being marketed as 80 stories) could rise at the edge of Chinatown? Well behold One Manhattan Square's construction site, buzzing with activity and flagged by a stalwart kangaroo crane foreshadowing the 850-foot-tall tower to come. Unlike the Chinese investment market, Extell's skyscraper is heading in one direction -- up.
