Forest Hills rental with new Trader Joe’s opens lottery for 50 middle-income apartments, from $2,750/month

A housing lottery opened this week for 50 middle-income luxury apartments at a new residential development under construction in Forest Hills. Located at 73-65 Yellowstone Boulevard, The Yellowstone offers residents spacious units, indoor and outdoor amenities, and easy access to a new Trader Joe’s opening on the building’s ground floor. New Yorkers earning 130 percent of the area median income, or between $96,000 for a single person and $198,250 for a household of five, can apply for the apartments, priced between $2,750/month for one-bedrooms and $3,599/month for two-bedrooms.

Developed by Slate Property Group and designed by Aufgang Architects, the 11-story mixed-use building contains a total of 166 contemporary apartments with oversized windows, nutmeg wooden plank-style flooring, efficient heating and cooling systems, and in-unit washer and dryers.

The kitchens are equipped with stainless steel appliances, marble gray porcelain countertops and backsplashes, warm gray lacquer and wood cabinets, and soft-closing hardware, according to a press release.

Leasing for the market rate units, handled by MNS Real Estate, launched in July. Current availabilities with an incentive of 2.5 months free on a 12-month lease start at $2,514/month for a one-bedroom, according to CityRealty.

“We are very excited to announce the launch of The Yellowstone,” Martin Nussbaum, principal of Slate said. “Perfectly located near Austin Street and easily accessible to anywhere in New York City, Yellowstone is a continuation of the luxury real estate that continues to rise in Queens.”

Amenities include a gym, doorman, package lockers, concierge, community center, bike storage, on-site covered parking, and a rooftop terrace. The building is also pet-friendly. For residents who prefer a different gym, there is a Planet Fitness and New York Sports Club located within a few blocks.

The development received some backlash from the community when it was first announced, as it was replacing one of the neighborhood’s long-time grocery stores, a Key Food supermarket. In May, Trader Joe’s announced it would open a new store at the base of the building, according to the Queens Chronicle.

Residents will have the opportunity to explore the vibrant Forest Hills neighborhood, highly regarded for its diverse dining and shopping choices. Additionally, the neighborhood is home to the tranquil Forest Hills Gardens, an enchanting residential area featuring charming Tudor homes, and the West Side Tennis Club’s Forest Hills Stadium, once the venue for the U.S. Open and now a prominent entertainment venue.

Nearby public transit options include the E, F, M, and R subway lines which are accessible at the Forest Hills – 71st Avenue subway station, the Q23, Q60, and Q64 buses, and the Long Island Rail Road.
