Apply for 56 luxury apartments in Rego Park, from $2,250/month

A housing lottery has opened for 56 middle-income apartments at a new luxury rental building in Queens. Located at 98-08 Queens Boulevard in Rego Park, Vista65 is a 22-story building with over 180 modern apartments and luxurious amenities like an outdoor terrace, fitness center, and a complimentary espresso bar in the lobby. New Yorkers earning 130 percent of the area median income, or between $77,143 for a single person and $198,250 for a household of five, can apply for the units. Apartments are priced at $2,250/month for studios, $2,695/month for one-bedrooms, and $3,295/month for two-bedrooms.

Developed by RB Realty Corp and designed by SLCE Architects, Vista65 measures roughly 330,000 square feet, making it one of the largest buildings in the neighborhood.

Amenities include a resident’s lounge with WiFi, a landscaped terrace with outdoor kitchens and BBQ stations, a fitness center with a yoga room, a children’s playroom, and a soaring lobby with a full-time doorman and complimentary coffee.

The apartments feature soundproofed windows, spacious bedrooms, kitchens with stainless steel appliances and quartz countertops and backsplashes, and custom oak cabinets. Bathrooms include deep Kohler soaking tubs.

RB Realty purchased the site from Bahar Corporation, the previous developer, for $12 million in 2018, according to Yimby. Previous plans for the property, filed in 2014, called for a scaled-down development featuring a seven-story, 59-unit apartment building.

The plot sat vacant until December 2021 when RB Realty secured a $125 million loan from Madison Realty Capital to build the massive luxury building, as reported by The Real Deal. Work on the building’s exterior was nearing completion in March, according to Yimby.

Market rate rentals at Vista65 are currently starting at $2,970 for a studio, according to CityRealty.

Vista65 isn’t RB Realty’s first venture in Queens. The development firm, headed by Avi Matatov, is behind another luxury condominium building located at 107-02 Queens Boulevard in Forest Hills.

Rego Park has attracted several luxury developments in recent years. In October 2021, Vornado Realty Trust filed plans for a new, 32-story tower at 61-10 Junction Boulevard, which includes 573 residential units and 61,000 square feet of commercial space, according to The Real Deal.

The tower is located close to the Alexander, another one of Vornado’s developments, which measures 27 stories tall and is located above the Rego Center shopping mall, according to The Real Deal.

Nearby public transit options include the M and R subway lines and the Q38 and Q60 buses.
