Earlier this week, 6sqft reported that 15 Hudson Yards was voted 2020 Building of the Year with a whopping 50 percent of the votes. However, after we discovered a glitch in our vote-counting system (how 2020!), the results are too close to call and it’s a virtual tie with One South First. If it were another year, we would extend the voting to call a single winner, but it is 2020, and we don’t want to think about voting anymore!
The fact that our readers put these two buildings on par is fitting, as they are both prominent projects that have changed the trajectories of their respective neighborhoods–15 Hudson Yards at the Hudson Yards mega-development and One South First at the Domino Sugar development on the south Williamsburg waterfront. It goes without saying that 2020 has been an unpredictable, challenging year. This March, COVID-19 brought New York City to a standstill, from the city’s bustling street life to the plethora of construction projects that defined the prior year. The pandemic quickly changed the way we live and build, but ultimately didn’t stop New Yorkers from doing either.
The city is still a place with bold new construction projects, glittering towers and mega-developments, unique and creative amenities — especially to respond to a year sticking close to home. 2020 brought the introduction of a new public park inside an Upper West Side mega-development, multi-million dollar condo sales along Billionaire’s Row, the restoration of a classic NYC landmark, and impressive new architecture that promises to shape our ever-changing skyline.

If you had to boil it down, 2019 has been an important year for advancing the city’s most noteworthy residential projects. Perhaps no news was more important than the official opening of Hudson Yards, which introduced a collection of sleek towers to the Manhattan skyline. (Two Hudson Yards buildings, 15 and 35 Hudson Yards, have made this list.) But that still didn’t overshadow other glittering towers now transforming the skyline: the world’s tallest residential tower at Central Park Tower, the most expensive residential sale in the country at 220 Central Park South, and the highest infinity pool in the Western Hemisphere at Brooklyn Point. It’s been a year of construction progress, eye-popping sales prices, and exceptionally luxurious apartments and amenities behind unique facades.

The first commercial building at the Domino Sugar Factory site in Williamsburg officially launched leasing this week. Ten Grand Street sits within the 45-story mixed-use tower One South First, which opened in September with 330 rental units. Designed by COOKFOX Architects and developed by Two Trees Management, the towers interlock, a sustainable component that allows extra heat from the office building to be preserved and reused at the residential property. Offering tenants between 5,000 and 6,000-square-foot floor plates and floor-to-ceiling windows, Ten Grand boasts sweeping views of Manhattan, faces the six-acre Domino Park, and will be home to several Brooklyn-based retailers, including Roberta’s and Other Half Brewing.

Two Trees Management announced yesterday the opening of the second building to rise at Williamsburg‘s Domino Sugar Factory site at the corner of Grand Street and Kent Avenue. Designed by COOKFOX Architects, One South First is a mixed-use 45-story building within the newly-created six-acre Domino Park that includes 330 rental apartments, office space, and retail. Unique features include a distinct facade inspired by the structure of sugar crystals in honor of the site’s history as a sugar manufacturing plant. The building is now the neighborhood’s tallest tower at 435 feet, and it makes use of every inch of that height with dazzling amenities that include an outdoor granite pool overlooking the East River and City skyline.
